Andante is a recently renovated farm, dating back to 1850, set in 1,3 hectares (13,000sq.m) of land. The farm consists of 2 adjoining houses, a gîte that sleeps 4-8 and a second house that can be rented in combination with the gîte and sleeps 2. Both houses are fully furnished and self contained. Bed linen and towels are included. There is a private swimming pool on the property (5m x 10m) with great views of the surrounding countryside. Volleyball, badminton, jeu de boules and table tennis can be played on site. As guests of Andante you also have access to the local tennis court located next to the 'Mairie' in St. Vivien, which is just a couple of minutes away. If you enjoy a round of golf there is an excellent golf course (18 and 9 holes) in Castelnaud de Gratecombe, some 12kms from the property, and a 9-hole course in Tombeboeuf, 28kms from Andante.

Price for separate house that accommodates 2 – only available in combination with rental of gîte for 4 upwards: € 500 per week (23/6/12 - 1/9/12), € 350 (1/9/12 - 29/12/12).

Changeover day
Day/time of arrival: Saturday from 3 pm (outside peak season - any other day possible too).
Departure: Saturday before 10am.

Notes on accommodation
Two double bedrooms upstairs (one with single beds one with double bed). The extra room on ground floor to accommodate 4 extra people has its own bathroom (with shower, hand basin plus wc).

Separate (owners) house accommodates 2 (one large twin bedded bedroom, bathroom with shower/hand basin + wc, sitting room , separate wc, kitchen (with oven, hob + fridge)/dining room and 2 patio’s – front and back).

Accessibility
2 bedrooms upstairs. Banisters are child safe (with a gate before the stairs).

Lake beaches at distance of about 7km.

Golfers can choose from various courses, including: Castelnaud de Gratecombe (Golf and Country Club Villeneuve sur Lot) with 9 and 18 holes about 12kms and Golf de Barthe in Tombeboeuf (about 28 kms).

Skiing
Skiing is possible in The Pyrenees (about 3 hours drive)

Travel
Nearest airport is Bergerac (35 min drive). Airlines from UK: FlyBe (Birmingham, Edinburgh, Exeter, London Gatwick, Southampton) and Ryanair (Bristol, Liverpool, Luton, Nottingham, London Stansted) and from Brussels -Charleroi.
Jet2.com flies from Leeds Bradford to Bergerac. TwinJet.fr flies twice per day to and from Paris Orly-Ouest. New airport expected at Agen (60 mins). Other international airports are Limoges (approx 3 hours drive), Bordeaux and Toulouse (both about 2 hour drive).

Distances
Nearest villages are Villeréal (10km), Cancon and Monflanquin (both at 7km).

Further details
Lot et Garonne lies just south of the Dordogne in the Périgord. In this picturesque countryside of rolling hills are vineyards, orchards, walnut trees and fields full of sunflowers, rapeseed and corn. This is also the area of the plum trees that provide the Pruneaux d'Agen. The area is still fairly unknown and off the main tourist track and thus offers an oasis of peace, tranquility and space. The small towns and villages are full of character and the people are friendly. If not for the many Bastides (fortresses) to be found in almost every village around here, it would be hard to believe that in the 14th and 15th century this was the place the 100 years war between the English and the French was fought. Almost every day of the week there is a local market to be found in the surrounding towns and villages, such as Cancon, Monpazier, Monflanquin, Villeréal or Issigeac, all of which date back to the middle ages. Andante is 1km. from the village St. Vivien, which belongs to the community of St. Eutrope de Born. Tennis: as a guest of Andante you have free access to the local tennis court of St. Vivien. There are local maps for walking/cycling etc. There are many small lakes in the area in which you can swim and fish. On the camping site in Lougratte (15 mins. from Andante) there are excellent swimming facilities. Rugby: if you want to watch a rugby match, check what is on in Villeréal. The Villeréal Rugby Club is well known, plays league-level matches and is over 100 years old.

Payment: 50% on booking + 250 euro's,- deposit (to be refunded after departure subject to any deductions for incidental damages). Remaining 50% 1 month prior to date of arrival. Cancellation: 1 month prior to arrival 50%.

About the owner
Louise and René are the proud owners of Andante. The name of the property comes from a musical term meaning - relaxed treading slowly. This "mood" is exactly what drew us to this particular part of France. With busy careers in The Netherlands it is great to get away and enjoy the different pace of life this piece of France offers. On top of that we are true francophiles and enjoy sharing our property with like-minded guests.

Why the owner chose a home in this location
We actually never intended to own a second home in France, but when friends of ours decided to put their farm house - dating back to 1850 - on the market, we went down to have a closer look and never looked back. Now, little over 3 years on, we spend as much time as possible there and with the advantage that the property is actually made up of two separate houses we're able to rent out the gite throughout the main holiday periods without necessarily having to forego our own time there. The beauty of the surrounding countryside, the friendly locals, the splendour of the many picturesque medieval villages, the pace of life and the great weather have us hooked! The beauty of the area is that it is generally a few degrees warmer and less rain than you would find in the Dordogne.

Unique benefits of the property
The gite is very well equipped for a holiday home thus ensuring guests can relax and know all their basic needs are met. The size of the grounds and the pool make Andante the perfect place to bring children. The patio adjoining the gite is a favourite spot for long lazy lunches and evening barbecues. The house is only a 35 min. drive from Bergerac airport, 2 hours from Bordeaux or Toulouse while Limoges also offers easy access (1.5 - 2 hrs).
