Théoule is an unspoilt coastal village with beautiful beaches but Cannes, Nice and Monaco are just a short drive or train ride away. The house sits on top of a hill between Théoule and Miramar with commanding views of the ocean and the Esterel mountains. In excellent decorative order, it offers comfortable accommodation and excellent facilities. Even the kitchen and bathrooms have stunning views, and the house is in the sun from dawn until it sets behind the mountains just across the bay of La Figueirette. You can walk to the beach and marina in less than 10 mins, and there are several good restaurants if you linger for lunch. The grounds of the domaine are beautifully landscaped and there is an infinity’ pool just a couple of minutes from the door (far enough not to be heard!). There is also a sociable 'boules' pitch. For the energetic the Esterel Mountains are popular with hikers, and there are many historic towns and villages (not to mention the markets) within a short drive.

Notes on prices
Prices are for the property per week in euros. We are happy to consider discounts for lets over two weeks.
Changeover day
Normal changeover is Saturday, arriving after 4pm and departing by 10am.
| Bedrooms: | The main bedroom has a double bed with individual mattresses that can be raised at the head or foot. It has a south-facing balcony and truly amazing sea views. The 2nd bedroom has a double bed, a terrace and sea view. There is also a z-bed. |
| Bathrooms: | The main bedroom has a large private bathroom with bath/shower, twin basins, WC and bidet. The 2nd bedroom has a 'wet' room with shower, WC and basin. |
| Kitchen: | The separate modern kitchen looks over the marina to the mountains. It has a fridge/freezer, microwave/oven/grill, ceramic hob, dishwasher, toaster, kettle, coffee percolator, and full sets of crockery, cutlery and saucepans. |
| Utility Room: | There is a large cellar with washing machine. |
| Living Rooms: | The lounge/dining room looks out to sea and has a terrace large enough for 8 to dine. There is a home cinema system with Bose sound, multi-region DVD, HD TV, Sky+ HD, and a Sony Playstation. Broadband wifi is available throughout the house. |

Notes on accommodation
The house is suitable for children and, as well as the nearby beach, there is a play area within the grounds. The major rooms have sliding glass patio doors that 'disappear' into the walls. In the summer there is always a breeze from the sea which can enter on the ground floor and cool the house as it leaves from upstairs. The patio doors have separate sliding mosquito doors so you can benefit from the breeze (and the sound of the sea) during the night.
Accessibility
The house is on top of a hill so is not suitable for people with mobility problems.
Outside
As well as the patios there is a small garden area that leads to the outside entrance to the cellar. There is a wooden patio table and chairs as well as sun loungers. There is also a gas BBQ. An ironing board with steam reservoir iron is provided.
Coast/Beach
The property is 'pieds dans l'eau', which means it is on the sea side of the coast road and does not suffer from constant road noise. The nearest beach is about 8 mins' walk, a protected bay called La Figueirette, which also has restaurants and a marina. There are many small sheltered inlets where you can swim an sunbathe peacefully if you're prepared to negotiate a few rocky steps. There are also several fine beaches in Théoule, just 8 mins' drive, or a beautiful 40 mins' walk over the hills
Golf
There are many golf course in the area, including the Riviera Club in Mandelieu/La Napoule (about 12 mins' drive), which is the oldest on the coast.
The famous Royal Mougins is only about 20 minutes away, and there are several new clubs in the hills around Frejus, Fayence and Grasse (about 35 mins) including the prestigious new Four Seasons' Terre Blanche course.
Travel
Nice is the nearest airport, about 35 mins drive away. British Airways, Air France, EasyJet and BMI have regular flights to and from Nice. All the major car rentals have stations at the airport. There is also a bus service to Cannes where you can change to a bus that stops on the coast road below the apartment. There is also a train that stops at Théoule. The fast national train, the TGV, also travels on this line from Marseilles to Nice. Time from northern France is about 7 hours.
Distances
Théoule is 5km, Mandelieu 8km, Cannes 17km, Nice 40km, St Raphael 16km, St Tropez 40km, Monaco 55km. Historic places of interest such as Mougins, Grasse, St Paul de Vence etc are between 20 and 40 minutes away. The gorge at Verdon is about 2 hours.
Further details
There are many, many restaurants within easy access. Some are next to the beaches, some along the coast road. All the towns (Théoule, Mandelieu, La Napoule and of course Cannes) have many fine places to eat as well as more casual dining. The nearest shops (including a small supermarket) are in Théoule, where there are also doctors, dentists and a cash dispenser at the post office (La Poste). There is a hypermarket (Géant/Casino) in Mandelieu and Cannes has all the upmarket brand names you could wish for. There are also markets in Théoule (Friday), Mandelieu (Wednesday), St Raphael (Sunday) and Cannes (the famous Forville every day).
Booking notes
We ask for 50% of the rent with booking with the balance payable not less than 60 days before arrival. We ask for a 500€ returnable damage deposit with the balance. The whole amount is due with booking for those made less than 60 days from arrival. Details of how to get to the apartment and where to collect/leave keys will be sent once the deposit is received.
