This beautifully restored 16th c. stone farmhouse has stunning views over 20km of French countryside at the edge of quiet hilltop hamlet of Montaillac. There is a lawned garden and fabulous pool. 3 outside shaded terraces for al fresco dining perfect for hot days! The mature garden is set in 2 acres with fig trees and roses. There is a gardener and housekeeper who can provide extra help on request. Each room has its own character with French quilts. This is very much a family house with great sports nearby. The nearest village is Loubes-Bernac, 1.5km away, which has a bar/restaurant, mini market and post office. Bergerac (international airport) on the Dordogne river is 20 mins away, has a go-carting circuit, canoeing/kayaking and wonderful shops and restaurants. The bastide towns of Duras and Eymet are each 15mins away with traditional markets, historic buildings and chateaux. Montaillac is on the wine route with delicious Bordeaux/St Emillion/Monbazillac wines close buy.

Changeover day
The changeover day will be Saturday. Departing at no later than 10am. Arriving no sooner than 5pm.

| Kitchen: | Two kitchens, both with dishwasher, washing machines, oven, microwave, hobs (one halogen - one gas), irons, fridges and freezers in both kitchens and hovers. |
| Living Rooms: | 3 x living rooms, one exceptionally large on 2 levels one level with a dining room table, dresser and chairs. 2 smaller sitting rooms with sofas and TVs (incl Sky Sports). Another sitting room with more relining seats. |
| Other: | There is a down stairs double bedroom with a wet room, ideal for after swimming. A French window leads from the bedroom to the garden. The house has a large wood burning stove and the whole house has central heating (only needed off-season). |
| Cleaning/towels/ linen/maid service: |
The property is thoroughly cleaned before each party of guest arrives. Linen and bath towels are included. Please provide your own pool towels. Extra change of bed linen/towels and cleaning is available by private arrangement with housekeeper. |
Notes on accommodation
The pool has an alarm and underwater lighting. The house is centrally heated (off season or as required) as well as having a wood burning stove. The dining room seats 8 adults comfortably inside (many more outside). This large stone house is very well insulated and cool inside in summer. Two bedrooms have Velux windows, all others have shutters. Children have always enjoyed their holidays at Montaillac.
Accessibility
The house is very old with some uneven floors and low doors. It is not suitable for wheel chairs but it does have a downstairs double bedroom with wet room which does make it idea for partially impaired mobility.
Outside
The garden is set on two levels upper and lower with stone wall dividing. The views are amazing. The pool is private and not overlooked; it has a walled terrace, perfect for lunch or dinner. The terrace and garden has outside lighting, ideal for evening dining. There are 2 other terraces, one in front of the house overlooking the view, ideal when the sun is too hot or a top terrace with a barbeque for kids dining! There are plenty of outside recliners, tables and chairs and a swing banquette.
Coast/Beach
The coast at Arcachon has the famous Dune de Pyla 2 hour drive away and ideal for picking up oysters. On the way, you will pass Aqua Land, and wonderful Fun Park. Also, boating and other water sporting activities. The Dunes are some of the highest and most spectacular in Europe, stretching many miles.
Golf
The internationally famous Chateau de Vigiers Golf and Country Club is a 16km drive from the property through stunning countryside. There is a municipal golf course at Marmande (22km) and a 9-hole course at Tombeboeuf (33km).
Special interest holidays
If you are looking for an active holiday then there is a wide choice of things to do: Bergerac has a very well run go-carting circuit for children from aged 7; canoeing on the Dordogne, horse riding; flying or gliding at Marmande, microlight flights; hot air balloon flights (mainly in August) from the next village; tennis, golf etc. For music lovers the Monsegur Jazz Festival takes place on the first weekend of July. Duras celebrates one of its major events La Fete de la Madeleine' around 14th July each year. Lac de Castelgaillard with watersports is 10km; the area is wonderful for cycling. There are too many markets to mention - one almost every day. Tennis can be played nearby and boules is played in the evenings in most villages. This part of the world is famous for its bastides, foie gras, gastronomic food and, of couse, wine. Montaillac lies on the wine route and is ideally situated for tastings from Bordeaux to Monbazillac. The local Cotes de Duras is excellent.
Travel
Bergerac airport is 20 mins away. Montaillac is approx 600 miles from the north coast of France. Portsmouth - Le Havre is one route. Channel ports 8-10 hour drive. A car is essential. Car hire is available at Bergerac and Bordeaux airports.
Distances
The house is in the village of Montaillac. Loubes-Bernac, the nearest village has a bar/restaurant, post office, small shop which provides daily fresh bread - you can book your pastries ahead and pick up fresh at 9am. Eymet is 12 mins away (has a Thursday market). Duras is 15 mins away (Monday market). Bergerac is 20 mins away (Saturday market). St Foy Le Grande is 20 mins away (ideal for the Saturday Market and train station).
Further details
For restaurants cafes and bars, there is a wide choice for all budgets. The nearest bar/restaurant-pizzaria is in the next village of Loubes-Bernac. Duras and Eymet offer good choices in price and food. There are excellent restaurants in Monsegur 15km, Sauvetat le Dropt 15km, Auriac 12km, Ste Foy la Grande 15km and Bergerac 30km. This is an area where eating out is an art form. Eymet and Duras have very good tourist information. The Dordogne valley, with its many chateaux and pretty villages such as La Roque-Gageac, Beynac and Domme, is a 40 min drive. Lunch in St Emillion is a must, less than an hour away.
The beautiful city of Bordeaux is a 90 min drive and makes a fantastic day out for shopping or culture or both!
Duras and Eymet, both lovely market towns with bars, shops, restaurants and banks are a 15 min drive.
Issigeac, a charming medieval village, is a 40 min drive and its Sunday market is a must. St Emilion is less than an hour and well worth a visit.
There are plenty of places of historical interest. The 100 years war began at nearby Puyguillem and ended along the Dordogne river at Castillion. There are a host of architectural gems from beautiful churches to Napoleonic tobacco barns dotted all around.
Booking notes
Please see calendar or check the availability with the owners by phone or email. A deposit of 25% will secure a booking, and a statement will be sent showing the balance outstanding. Remaining balance must be paid in full 8 weeks before arrival. If booked less than 8 weeks before arrival the full rate is payable before arrival by arrangement. A (refundable) security breakage deposit of £200 is required with final balance. Please liase with the housekeeper over any breakages etc.
