The Moulin lies in the tranquil Lizonne valley, surrounded by rolling hills covered in colourful sunflowers, maize and woodland. It is an excellent area to walk and cycle while enjoying the wildlife. Just 15 mins walk from the Moulin is the pretty village of Salles-Lavalette with a church, post office, excellent boulangerie and restaurant. Salles-Lavalette is 28 kms due south of Angouleme, the capital of the Charente, and 75kms north west of Perigueux the capital of the Dordogne. The medieval market town of Villebois-Lavalette is 11kms away, with a bank, post office, butcher, supermarket and an interesting Saturday morning market. Riberac with its popular Friday market is 23kms to the south in the Dordogne. It is an ideal area for cycling, with lots of quiet country roads and off road cycle tracks. Walking groups are very welcome. The beautiful village of Aubeterre with its monolithique church, winding narrow roads and river beach is only 15 mins drive from the moulin.

Prices for the accommodation are per week, in UK Sterling.
A security deposit of 200 Euros in cash is payable on arrival, and will be returned if there are no additional costs by Sterling cheque.
Changeover day
Changeover day: Saturday. Depart by 10am and arrival after 4pm.
| Bedrooms: | A good sized double bedroom with ensuite. Bedside cabinets and chest of drawers. The bedroom has two large windows which enjoy views over the garden, stream and woodland. It is a light and spacious room, very comfortable to sleep in when it's hot! |
| Bathrooms: | The en-suite bathroom has a wash hand basin, wc and a good sized shower. Wardrobe space for clothes. |
| Kitchen: | The modern kitchen is fully equipped with cooker, stove, extractor fan and fridge, toaster and microwave ( a freezer is in the utility). There is plenty of crockery, cutlery and cooking equipment provided. |
| Utility Room: | The utility room has a washing machine, freezer and cleaning equipment. |
| Living Rooms: | The traditional sitting room with oak beams has an orginal Charentaise fireplace and woodburner. There is a TV with freeview channels, a DVD player and a cd player. Comfortable settee and chairs. Plenty of books and games. |
| Cleaning/towels/ linen/maid service: |
Linen and towels are provided, beds are made up ready for use. Swimming towels are not provided. Clean bed linen and towels will be offered on Saturdays for longer stays. It is expected that cleaning during the stay will be maintained by the guests. |

Accessibility
The accommodation is not suitable for wheelchair access as it is on two levels. Not suitable for children under 7 years.
The driveway into the Moulin is for the exclusive use of guests, there is plenty of secure parking space.
Outside
The Moulin has 16 acres of lawned garden with flower borders, millstreams, wildlife ponds, fields surrounded by footpaths and a small woodland. The fields lead onto a two kilometre riverside track. The whole area is rich in flora and fauna, the birdlife is wonderful.
The patio provides ample space to sit in the sun or shade and eat outside. There is seating and a dining area under the shade of the trees by the canal. There is a terraced area next to the pool and an under cover area providing shade.
A barbecue is provided.
The pool is private and only for our guests use. The above ground pool is 6m in diameter and approx 1 metre deep, access is by steps.
Sun loungers and parasol are provided for relaxing by the pool.
There is ample space to play badminton and petanque(boules). Table tennis is provided.
There are two bikes available for your use but "AT YOUR OWN RISK", helmets are not provided.
Coast/Beach
Aubeterre river beach on the River Dronne is 20 minutes drive from the Moulin. Beachside Restaurant and facilites available.
Lake Jemaye near Riberac, and Brossac lake offer swimming and facilites for eating, they are about 40 minutes drive.
Superb Atlantic beaches at Royan are approximately 2 hours drive.
Golf
Le Manoir De Longeveau: Golf and Tennis. 10kms (15 minutes by car).

Riberac has a large variety of shops and a large colourful market on Friday mornings, with many restuarants, bars and places to have a coffee al fresco.

Prices are for the accommodation advertised per week.
A booking deposit of £150 for each week is required. The balance is due 8 weeks before the holiday date.
A security deposit of 200 Euros for will be payable on arrival. This security deposit will be returned by a Sterling cheque after the holiday if there are no additional costs.

About the owner
Geoff and I have always enjoyed the outside, sport and a busy lifestyle. Having changed career and become a landscape gardener specializing in water features a move to a water mill seemed the right move to make for us both. We left the beautiful Devon coast and moved to rural France. We have our links to the UK but only visit once or twice a year.

Why the owner chose a home in this location
Our decision to move to France was for a quieter and more active way of life in touch, with nature and the basics! Growing our produce and keeping a few chickens and ducks.
We love the beautiful area of South Charente/North Dordogne, rolling hills and so much colour.
We are never far away from friends and local village life and enjoy walking with the French equivalent of the Ramblers.
