This is a good sized 3 bedroom house on a 5600sq.m plot in a quiet countryside location. Within the grounds are 2 small lakes containing fish. The property is within a small hamlet of about 12 houses about 3kms east of Colpo and about 25kms north of Vannes. There are a number of nice restaurants within a short drive, including a couple in Colpo. Colpo also has its own Ciderie and we thoroughly recommend trying the product, whilst sitting in the garden, overlooking the Kingfishers as they dart over the lakes. Herons, Buzzards are frequent visitors and we have even had a Hoopoe. The medieval town of Vannes is just 20 mins drive away. Vannes has nice shops and plenty of places to eat. Vannes sits on the Golfe de Morbihan where virtually every water sport is available. Within a 40 minute drive, there is the Cote Sauvage, well known for its rugged beauty. Nearby is a wonderful beach that stretches for miles. The popular resort of Carnac, with its sands and Casino is also close by.

Changeover day
Although we would prefer the changeover day to be a Saturday, we are reasonably flexible.

Bedrooms: Bedroom 1 with double bed.
Bedroom 2 with double bed.
Bedroom 3 with twin bed.
Lounge has 2 'clic clac' sofa beds.
Bathrooms: Small bathroom with bath/shower over, bidet and wash basin.
Separate wc.
Shower room in garage.
Kitchen: Electric cooker, with gas hobs. Fridge with small freezer compartment. Microwave, coffee maker, toaster and kettle. Assorted pots and pans and cooking utensils. Crockery and cutlery.
Utility Room: There is no utility room, as such, but the large garage contains an old top-loading washing machine that works perfectly well.
Living Rooms: The main living area is one long room. It has a large dining table at one end and lounge area at the other. There is a television which only shows French programmes, but there is a DVD/video combi along with a small selection of English tapes/DVDs.
Other: Coming off the lounge area is a small tiled sun room which is a great place to have breakfast. Guests are asked to keep out of old log store and loft.
Cleaning/towels/
linen/maid service:
The property will be cleaned for your arrival, however, this excludes the garage area. Guests are to provide their own linen and towels, however, there is a limited supply available at the house. If used, these must be cleaned prior to departure.

 

Notes on accommodation
Pets are welcome on the understanding that all mess is cleaned up and they are not allowed on the furniture. Guests are requested not to smoke in the house and clear up any remnants from outside. Guests are requested to take extra care with the dining room furniture and use table mats at all times.

Accessibility
The property is a split level building with most of the living accommodation on the top level. Underneath is the garage and the third bedroom. The property would be mostly accessible for wheelchair users or those with restricted mobility. The garage is accessible from the rear, via stairs between bedrooms one and two or via the drive which sweeps down around the house from the entrance gate.

Outside
There is a small patio area along the front of the house and there is garden furniture in the sun room which can be taken outside. In front of the garage, there is a large parking area and a barbecue built into the garden wall. A barbecue grill hangs in the garage. Next to the parking area is a purpose built petanque pit. Boules are in the garage cupboard. Running alongside this are washing lines. There are four push bikes in the garage which guests are welcome to use, but they may need a little servicing before use (pump up tyres, etc). There is also a small amount of fishing gear which is also available for use, but please put fish back in the lakes. If you are not squeamish, we have no objections to guests swimming in the lakes. Please be aware though, that the bottom is rocky and muddy. Obviously, anyone doing so, does so at their own risk.

Coast/Beach
The best beach that we have found is on the Atlantic side of the spit that runs down to Quiberon. It is very long and there are various turn off points to get to it. You normally have to park in a car park and walk a couple of hundred metres. From the house, it takes about 30 minutes by car, but in the height of summer, it can take a good hour if you catch the traffic. If you plan to go to the beach, we recommend an early start to miss the traffic and get a decent parking space.

Golf
Although we haven't played any, we understand from previous guests, that there are a number of local courses and some offer good deals on weekly or short term membership.

Travel
The airports of St Brieuc and Rennes are both just over an hour away by car. St. Malo is just under 2 hours away, Caen is about 3 hours away, Boulogne 6 hours and Calais about 7.
The TGV is available to Rennes, Lorient and Vannes and car hire is available in all these main towns. There is a bus service that runs from Vannes to Colpo, but as the property is a further 3 kms out, we recommend that renters have their own transport available.

Distances
Nearest village is Colpo approx 3 kms. Nearest small town is Locmine approx 10 kms. Nearest main town is Vannes approx 25 kms.

Further details
Although Colpo has all the basic needs from its various stores, there are larger supermarkets further afield. There is a Champion at Locmine, an excellent Super U in St. Ave and a large Carrefour in Vannes. It's always difficult to recommend restaurants because peoples tastes and expectations differ. Our favourite is the Hotel Ty Lann in St. Ave, they have various set price menus according to your appetite and after many visits, we have yet to be disappointed with the food. Pinnochios in St. Jean de Brevelay is quite nice for a basic steak and their pizzas seem to do very well.

The Golfe de Morbihan offers just about every water sport. There is a tourist information office near to the square at the end of the marina in Vannes, which has many brochures for whatever takes your fancy. We have kayaked up the Auray and thoroughly enjoyed it. The Parc de Golfe at the far end of the marina has bowling, an aquarium and a butterfly centre. There is a zoo park called Branfere near Le Guerno, about 25 kms south east of Vannes. When the sweetcorn is high, during August, we recommend families try the 'corn maze' at Guidel-Plages, just to the north of Lorient. It's inexpensive and a fun day out. A good place to take a picnic.

Booking notes
On receipt of a 33% deposit, which is non-refundable, the dates will be booked. The remaining 67%, along with a security deposit of 200 euros, should be paid no later than 21 days prior to the start of the rental period. The security deposit will be refunded within 14 days, unless there is damage deemed significant enough for a deduction. We also reserve the right to levy a charge for any linen/towels that have been used and not cleaned. Either of these circumstances may delay any refund due.
