In the foothills of the Pyrenees, 20 km south of Perpignan, just 15 minutes drive from Mediterranean beaches and Spain. 5 minutes walk from the village. Large enclosed landscaped garden. A private pool (12.5m x 5.5m, depth 1m - 2m) with large sun terrace was added in 2006. The pool is available from the beginning of May to the end of October. Around the house terraces and verandahs offer a choice of shade or sun and magnificent panoramic views.

Large garden (3500 m2 - 3/4 acre) planted with a variety of palm, fruit, oak and pine trees. Four large terraces around the villa, two with a tiled roof which means you can sit out in most weather. Brick barbecue, table and benches.
One large terrace around the apartment with barbecue, glass table and 4 chairs. One large terrace around the pool with 6 sun loungers and 6 parasols.
All terraces are paved with natural stone and are lit.
Coast/Beach
15 minutes drive to the nearest beach
In the north the beaches are sandy with shallow water and windsurfing. In the south they are pebbly with fishing, sailing and snorkeling.
Golf
Golf courses at Saint Cyprien and Falgos in France, Peralada, Mas Pages and Camprodon in Spain.
Travel
Perpignan airport (30 minutes drive away).
Gerona (50 minutes easy drive on the motorway and good value car hire), Carcassonne (1 hour 15), Montpellier (1 hour 30), Barcelona (2 hours), Nimes (2 hours) and Toulouse (2 hours 15).
The house is only 6 km from the French motorway system (A9 Le Boulou intersection).
The nearest main railway station is Perpignan.
Use of car is recommended.

Further details
The village of Montesquieu is perched on a hilltop with a 12th century church and a ruined fort. Amenities include a Bistrot de Pays (comprises a small grocer's shop which also sells bread and a bar/restaurant), a post office, tennis court and riding stables. On Tuesday mornings there is a small market on the parking area in front of the Mairie.The house is about 5 minutes walk from the centre. Around the village there are several trails for walking, mountain biking and horse trekking. The variety of flora and fauna is exceptional. On the minor roads between the neighbouring villages there is wonderful cycling. Supermarkets are in Saint Genis and Le Boulou.

About the owner
Howard and Elizabeth live in eastern France near the Swiss border. Howard is a retired airline pilot and Elizabeth still has to work for her living teaching cookery in a secondary school.

Why the owner chose an apartment in this location
We bought the house in the Albères hills because it gave us easy access to the beaches, fishing villages and seaside resorts of Roussillon's beautiful and diverse coastline. At the time our children were little and we spent some very happy holidays playing on the beaches and exploring everything that the Pyrénées Orientales have to offer. At the same time Montesquieu's hilltop location ensured us peace and tranquility even during the summer months.
Unique benefits of the property
The 13-metre-long pool can accommodate even a houseful of guests comfortably. The wonderful panoramic views from the terraces and verandas around the house are very special.
