Jami is a 2 bedroom gîte uniquely built inside a tobacco barn is located just a 5 minute drive from the delightful and tiny village of Montpezat which is situated between Agen and Villeneuve sur Lot. Nonnie is also 2 bedroomed but is a more modern style, both are equipped to a very high standard. Both gites have large private terraces. In Montpezat village itself, you will find a PO, general store and good pizza restaurant. A 10m x 5m swimming pool is a very welcome addition to the gites. This is a place to come either to just relax and enjoy the stunning scenery and awesome sunsets, or if you are feeling more adventurous you can travel to the local vineyards and sample the wine. There are walking and cycling routes in the area together with shops and more eateries, all within a 15 minute drive. An evening meal can be provided on request. During the winter months, you will find a wood burning stove to keep you cosy! Secure parking is available.

Changeover day
Changeover day is Saturday. All accommodation should be vacated by 11 am. The rooms will be available after 15:00 on the day of arrival. The gîte must be left clean and tidy otherwise a 40 Euro charge will be deducted from the deposit.

Gite 1 Jami (2 Bedrooms, Sleeps 4/6 )

The main bedroom has fitted wardrobes and a double bed. The second bedroom has twin beds and wardrobe with a chest of drawers. There is a bed settee in the sitting room for additional guests. A shower, basin and wc with ample lighting for applying makeup etc. A washing machine is provided in the bathroom for your convenience. The kitchen has a large family sized fridge/freezer, dishwasher, gas hob, microwave, toaster and separate electric oven. There are ample cupboards for storing food and all plates and cutlery are provided. An iron and ironing board are provided. A gas barbecue is provided for cooking outside. Spacious sitting/dining room equipped with dining table with 6 chairs, two armchairs, coffee table, settee, comfort lighting and occasional tables. An outside rotary line is provided for drying off swimming costumes and drying/airing clothes.

Gite 2 Nonnie (2 Bedrooms, Sleeps 4/6 )

The main bedroom has a double wardrobe, with drawers and bedside tables and a double bed. The second bedroom has twin beds and large wardrobe with drawers. There is a bed settee in the sitting room for additional guests. A bath with shower, basin, bathroom cabinet with lighted mirror, additional cabinet for storing towels and wc there is ample lighting for applying makeup drying hair etc. The kitchen has a large family sized fridge/freezer, dishwasher, gas cooker, microwave, electric kettle, front loading washing machine and toaster. There are ample cupboards for storing food and all plates, pots and pans and cutlery are provided. An iron and ironing board are also available. Spacious sitting/dining room equipped with dining table with 6 chairs, two armchairs, coffee table, comfort lighting and occasional tables. A gas barbecue is provided for cooking outside. We have fitted a log burning stove which keeps the gite very warm for Winter lets.

Notes on accommodation
In the gites there are wood burning stoves, electric radiators and portable gas heaters for winter letting. The gites are suitable for children with a large selection of both board games and outdoor games available. A television with separate video/DVD player is installed and a selection of films are available for your use. There is also satellite TV showing the freeview English channels. Access to the internet is available via a WiFi link.
All bedding is provided including towels for the gîte and the swimming pool. An evening meal on arrival can be booked in advance for 15 Euros a head, please state any special requirements when booking the accommodation.
We kindly ask our guests not to smoke in the gite. We do not accept any animals.

Accessibility
The gîte Jami is suitable for disabled people as it is located on one level. The ground outside is flat and level. There is a step down into Nonnie and is therefore not suitable for wheelchair users. Vehicles can park outside the entrances to facilitate easy access to the accommodation.
Vehicles can be parked in the tobacco barn for security and to keep out of the blazing sunshine.

Outside
There is a 10m x 5m swimming pool with very large terrace and furniture including umbrellas, tables and loungers for those really long hot summer days. There are also lilo's and various swimming aids and toys including a net for volleyball etc. Towels are provided for the pool. The swimming pool is fenced all round and has a childproof lock on the gate, with banking and scented flower borders on two sides and the tobacco barn enclosing the pool. It is also equipped with a pool alarm system. The pool is monitored to ensure water quality and clarity. The pool is cleaned daily and is covered at night.
You can dine outside under the covered pergola and enjoy your breakfast/meals al fresco. Outside the gite is a very large garden for our guests use which is surrounded by various trees, shrubs and flowers.

Coast/Beach
If you want a great day out then we can recommend a trip to Arcachon near Bordeaux, there you will find the largest sand dunes in Europe, many cafes and bars and activities for the children. It is about 2 hours drive from the gite to the coast.

Golf
There are a number of golf courses within a short driving distance of the gite, please enquire for details to the e-mail address provided on the enquiry form.

Skiing
For those that are more adventurous, a trip to the principality of Andorra is 3 hours away and offers snow boarding in Winter and tax free shopping all year round.

Special interest holidays
The Base ULM is very close by and you can book flights over the local countryside from a 10 minute circuit to a full hour. The aircraft include microlights, small planes and a gyro for those who want a more adventurous experience.

Travel
Bergerac airport is one hours drive (53km) from the gîte at Montpezat and is the closest. Bordeaux airport is 1.5 hours (137km) and Toulouse is also 1.5 hours (138km). Le Havre is approximately 8 hours drive.

Distances
The village of Montpezat is 1km from your accommodation. Granges sur Lot is also 1km in the opposite direction. The major town of Villeneuve sur Lot is 23km away. Many of the Bastide towns are a short drive away and we are right in the heart of the wine growing region with many caves and chateau to visit.

Further details
We can provide maps and details of local attractions to visit while you are staying in the area. There are lots of good quality restaurants in the area and range from local cafes to Michelin starred quality eating. There are local banks where you can get cash from the machines provided. Supermarkets are also near by so you can stock up on local produce during your stay.

Booking notes
A deposit of 50% is required to book the accommodation with a 100 euro fully refundable warranty payable on arrival and will be cash only. The remaining charges must be paid 6 weeks prior to your holiday. A booking form will be sent out with a reply email for you to return with your deposit. Details of payment methods will also be sent. We accept all major credit and debit cards. A copy of our terms and conditions will also be supplied with the booking form.

My wife Jan and I celebrating our 25th wedding

About the owner
My wife and I moved to this part of France because it is largely unspoilt countryside. This part of France, Lot et Garonne is the food basket of France providing fruit, vegetables and of course plums and prunes. We have 2 medium sized dogs which we got from the local rescue centre when they were puppies. All our guests have enjoyed the dogs company and many children have written that they really miss the dogs when they get home. We enjoy the peace and quiet and space that we have, our garden is over 1 hectare. The challenge for us is to tame and control the garden, not easy with weeds that seem to grow overnight! The local French population are very friendly to us and our visitors welcoming you to their country.

Why the owner chose a home in this location
This part of France is only just being discovered by tourists. The largely unspoilt countryside coupled with unbelievably delicious wine and great restaurants attracted us to this part of France. This area has distinct seasons, in the spring everything seems covered in blossom, Summer is very hot and dry, Autumn sees the countryside changing colour to gold, yellow red and brown, Winters can be very cold but the log fires keep our spirits up and toes warm. For visitors it is very easy to get to our house and gite, fly into Bergerac, Bordeaux or Toulouse then an hours drive to our front door. We have found our French neighbours very welcoming to us and we have spent many a long day in their company.

Unique benefits of the property
Our gite is set in the countryside but there is a local supermarket only 5 minutes away by car. The larger supermarkets can be found 20 minutes away in Villeneuve or Agen. There are restaurants and bars within walking distance with 5 or 6 within 10 minutes drive. All the restaurants are reasonably priced and serve good quality local produce. In the Summer you can go down to the river Lot for a swim at the man made beach, or hire a canoe or motor boat to explore the river more. The night markets are very popular with our guests and one can be found every night in the area. In the local village they have special moules and frites dinners supported by some very drinkable local wines. The 10 by 5 metre pool is cleaned and maintained daily to ensure you time in the pool is enjoyable.
