This 2 bedroom gîte uniquely built inside a tobacco barn is located just a 5 minute drive from the delightful and tiny village of Montpezat which is situated between Agen and Villeneuve sur Lot. In Montpezat village itself, you will find a bakery, PO, general store and good restaurant. The gite is situated in the glorious Lot and Garonne countryside and is equipped to a very high standard. A newly built 10m x 5m swimming pool is a very welcome addition to the gite. This is a place to come either to just relax and enjoy the stunning scenery and awesome sunsets, or if you are feeling more adventurous you can travel to the local vineyards and sample the wine. There are walking and cycling routes in the area together with shops and more eateries, all within a 15 minute drive. An evening meal can be provided on request. Double glazed units are fitted on all the doors and windows and during the winter months, you will find a wood burning stove to keep you cosy! Secure parking is available.

Changeover day
Changeover day is Saturday. All accommodation should be vacated by 11 am. The rooms will be available after 15:00 on the day of arrival. The gîte must be left clean and tidy otherwise a 35 Euro charge will be deducted from the deposit.
Accommodation
| Bedrooms: | The main bedroom has fitted wardrobes and a double bed. The second bedroom has twin beds and wardrobe with a chest of drawers. There is a bed settee in the sitting room for additional guests. |
| Bathrooms: | A shower, basin and wc with ample lighting for applying makeup etc. A washing machine is provided in the bathroom for your convenience. |
| Kitchen: | The kitchen has a large family sized fridge/freezer, dishwasher, gas hob, microwave, toaster and separate electric oven. There are ample cupboards for storing food and all plates and cutlery are provided. An iron and ironing board are provided. |
| Living Rooms: | Spacious sitting/dining room equipped with dining table with 6 chairs, two cane swivel chairs, coffee table, comfort lighting and occasional tables. There is a very comfortable bed settee in the sitting room for additional sleeping requirements. |
| Other: | An outside rotary line is provided for drying off swimming costumes and drying/airing clothes. There is also an airer for indoor use if the weather is damp. |
| Cleaning/towels/ linen/maid service: |
All bedding is provided including towels for the gîte and the swimming pool. An evening meal on arrival can be booked in advance for 15 Euros a head, please state any special requirements when booking the accommodation. |
Notes on accommodation
There is a wood burning stove, electric heater and portable gas heater for winter letting. The gite is suitable for children with a large selection of both board games and outdoor games available. A television with video/DVD player is installed and a large selection of films is available for your use. Access to the internet is available via a WiFi link. We kindly ask our guests not to smoke in the gite. We do not accept any animals.

Accessibility
The gîte is suitable for disabled people as it is located on one level. The ground outside is flat and level. Vehicles can park outside the entrance to facilitate easy access to the accommodation.
Vehicles can be parked in the tobacco barn for security and to keep out of the blazing sunshine.
Outside
There is a 10m x 5m heated swimming pool with very large terrace and furniture including umbrellas, tables and loungers for those really long hot summer days. Towels are provided for the pool. The swimming pool is fenced on one side and has a childproof lock on the gate, with banking and scented flower borders on two sides and the tobacco barn enclosing the pool. It is also equipped with a pool alarm system. The pool contains the latest chlorine based chemicals that are free of harmful skin and eye irritants. The pool is monitored to ensure water quality and clarity. The pool is cleaned daily and is covered at night. A gas barbecue is provided for your use.
You can dine outside under the covered pergola and enjoy your breakfast/meals al fresco. Outside the gite is a very large garden for our guests use which is surrounded by various trees, shrubs and flowers.
Golf
There are a number of golf courses within a short driving distance of the gite, please enquire for details to the e-mail address provided on the enquiry form.
Skiing
For those that are more adventurous, a trip to the principality of Andorra is 3 hours away and offers snow boarding in Winter and tax free shopping all year round.
Special interest holidays
The Base ULM is very close by and you can book flights over the local countryside from a 10 minute circuit to a full hour.
Travel
Bergerac airport is one hours drive (53km) from the gîte at Montpezat and is the closest. Bordeaux airport is 1.5 hours (137km) and Toulouse is also 1.5 hours (138km). Le Havre is approximately 8 hours drive.
Distances
The village of Montpezat is 1km from your accommodation. Granges sur Lot is also 1km in the opposite direction. The major town of Villeneuve sur Lot is 23km away. Many of the Bastide towns are a short drive away and we are right in the heart of the wine growing region with many caves and chateau to visit.
Further details
We can provide maps and details of local attractions to visit while you are staying in the area. There are lots of good quality restaurants in the area and range from local cafes to Michelin starred quality eating. There are local banks where you can get cash from the machines provided. Supermarkets are also near by so you can stock up on local produce during your stay.
Booking notes
A deposit of 50% is required to book the accommodation with a 100 euro fully refundable warranty payable on arrival. This can be in the form of a cheque or cash. The remaining charges must be paid 6 weeks prior to your holiday. A booking form will be sent out with a reply email for you to return with your deposit. Details of payment methods will also be sent. We accept all major credit and debit cards. A copy of our terms and conditions will also be supplied with the booking form.
