Dating back to 1805, this charming barn is decorated and furnished to a high standard. Situated in the most picturesque Limousin countryside with quiet country lanes and quaint rural villages, it is a paradise for nature lovers/anglers with an abundance of wildlife and lakes close by. If you are seeking a tranquil environment (where children can play in safety) with luxury accommodation, Mournetas is the most perfect holiday retreat. Your hosts occupy a watermill on one of the lower terraces and whilst respecting your privacy, are on hand to ensure you have a comfortable and enjoyable stay and provide lots of local knowledge as required. Changeover day
In high season changeover takes place on Saturday only. However we are flexible in other seasons, with long/short stays available, so please do not hesitate to ask. Arrivals welcome from 4pm and departures 10am.

Bedrooms: Bedroom 1 (lower floor) has double bed.
Bedroom 2 (upper floor) has king size bed and en-suite facilities.
Bedroom 3, adjacent to bedroom 2, has twin beds.
All rooms are nicely furnished and complimented with lovely soft furnishings.
Bathrooms: Bathroom servicing the lower floor has large walk-in shower, hand-basin and wc.
En-suite bathroom to bedroom 1 has a large shower, wash basin, wc.
Kitchen: The kitchen/dining area is light and spacious with traditional French furnishings. It is well equipped and there is a gas/electric hob, oven, toaster, fridge/freezer, slow-cooker, kettle, hoover, iron/ironing board.
Utility Room: A washing machine/tumble dryer is located in the cellar of the mill, and is available for your use.
Living Rooms: The lounge has a lovely stone fireplace with wood burning stove for cosy nights in. There is a TV/DVD/video/CD player with a wide selection of music, books, magazines and games available for your enjoyment.
Other: Dedicated home cinema with 50” Plasma screen and latest 5:1 surround sound. Blue Ray format. Large selection of DVDs available or please bring along your favourite movies. Indoor games room with table tennis, quarter size pool table, darts.

Bedlinen, towels (incl. pool towels) and tea towels are included within the prices stated and are changed on a weekly basis. Additional quilts/blankets/pillows etc are available. The property is thoroughly cleaned prior to each new arrival.

Notes on accommodation
In the interest of all clients we have a strict no smoking policy within the barn.
As the property has high terraced areas we do not feel it is suitable for children under 6 years of age and all children will need to be properly supervised.
Fuel for the woodburning stove is included within the prices stated. Electricity is charged at cost via a meter. Electric blankets are also provided for chillier months.

Accessibility
The property has a bedroom and bathroom located on the lower floor which may be of service for those with reduced mobility. However, the drive is rather steep, but it is possible to park directly outside the barn. Access is either through the dining area, (2 steps) or through the lounge (1 step). Access to the pool is also rather steep, with graduated steps, but there is an alternative route which is much flatter. Unfortunately, we do not feel this property is suitable for wheelchair users.

Outside
The barn has a very pretty elevated terrace overlooking streams that meander to the forest and the beautiful Limousin countryside. It has a large table, chairs, parasol and Gas BBQ. What could be more perfect than watching the most wonderful French sunsets, with the relaxing sound of the water, whilst enjoying some fine wine!
The private swimming pool measures 8m x 4m, is south facing, and gets lots of sun. It is maintained on a daily basis. There is a pergola, table and chairs, loungers, provision for a CD player and lighting for evening swims. If you prefer the shade, there is a further seating/eating area with a lovely view.
There is a lawned area for you to enjoy badminton, boules, football etc. Although no formal paths have been established yet, it is possible to access the forest area, which is perfect for picnicking in very hot weather, with lots of streams and a waterfall where children can fish for crayfish.

Coast/Beach
La Rochelle is approx 3 hours away by car. There is a small beach and 35 hectare lake approx. 5 minutes away by car with supervised bathing during July/August, with pedalos/canoes for hire.
There is a further 60 hectare lake approx 10 minutes away.
Lac Vassiviere is over 1000 hectares, approx 50 minutes away, and caters for all water sports with lots of beach cafes, and boat trips in summer.

NB: Works are being carried out on some of these lakes, so swimming/fishing may not be possible.

Golf
There are 6 assorted golf courses within an hours drive. The nearest being a 9 hole golf course 15 minutes away at Bourganeuf (the clubhouse has a good restaurant). Specific details of each course are available on request.

Special interest holidays
Within the Moulin a lovely therapy room has been created for aromatherapy and reflexology treatments. For the ultimate holiday indulgence, why not enjoy an aromatherapy massage, using the finest quality essential oils, or a session of reflexology. Both are guaranteed to invoke relaxation and a sense of well-being. Ursula's qualifications as an aromatherapist/reflexologist were gained through the International Institute of Health and Holistic Therapies.

Travel
Limoges airport is approx 45 minutes away. We are 7 hours from the Port of Calais, 6 hours from Bologne. Car hire is available at Limoges airport and is recommended. However if you do not wish to drive, we are able to collect you from the airport/take you to the local supermarket for a nominal charge.

Distances
By car - Chatelus le Marcheix 5 minutes away. Bourganeuf 15 minutes away. Gueret 35 minutes away. Limoges 45 minutes away.
Within one hours drive these are just some of the places of interest - aquarium, wolf park, ice-skating, wildlife park, in/outdoor karting, adventure tree park, parks and gardens, martyr village of Oradour, maze, theme park, numerous museums, including contemporary art and sculpture, rural crafts.

Further details
Chatelus-Le-Marcheix has a lovely 35 hectare lake surrounded by pine trees giving it a 'Swiss' feel, with picnic tables in the forest overlooking the lake. It has a small beach, small shop, auberge (serving food) pharmacy, post office, hairdressers, tourist office (with internet access), tennis courts. There is a brocante and wonderful firework display overlooking the lake around mid August.
Bourganeuf is 15 minutes away and has all facilities, including 2 supermarkets, bars/restaurants, tourist office, post office, churches, various banks, a 9 hole golf course and tennis courts. There is a weekly market selling a wide range of fresh produce, breads, cheeses, delicious seafood and delicacies made from the chestnuts and mushrooms this area is known for.
The beautiful city of Limoges is approximately 45 minutes away, famous for its wonderful architecture (the 'Butchers Quarter' dating back to Medieval Times) and exquisite porcelain. There are lots of terrace cafes/restaurants and a marvelous indoor food market with a huge selection of cheeses, seafood, meats, preserves etc. You will find lots of boutiques and some interesting shops selling goods made by local artisans.
This area is perfect for walkers/cyclists of all levels and disciplines with many well marked footpaths close by. Your host has prepared a series of walks/cycling tours commencing from the barn (tried and tested!) and there are detailed maps available for walks further afield. We have a range of bicycles available for your use, foc. If you fancy a spot of fishing along the way, we can offer simple tackle, again foc.
We are also able to offer a days boating with a local English speaking boatman (a real character and very good sport!) with a choice of locations and boats, prices starting from 70 euros per person per trip. Prices include a lovely picnic with an assortment of locally produced food.

Booking notes
A 25% deposit is required at time of booking. The remainder is due 8 weeks before the commencement date, and transferred into the owners' French bank account. This is calculated using the rate of exchange at time of booking.
A waiver of £100 is required in case of damage/breakages.
