This villa has been newly decorated and thoughtfully furnished and fitted to a high standard. There is a beautiful and well established Mediterranean garden located at the front and side of the villa catching the sun all day long. The villa is a 10 mins walk from the beautiful, medieval town of Pezenas and about 12 km from the coast.

Changeover day
Changeover day will normally be Saturday with guests arriving after 16.00 and leaving by 10.00 on departure day. However please contact us if not convenient as there may be some flexibility.

All linen and towels (including beach towels) will be provided. Arrangements can be made to have property cleaned at the end of 1st week at visitors own expense if required. |

Notes on accommodation
The 2 upstairs bedrooms have ceiling fans and there is also a safe in the master bedroom . We have tried to furnish this villa as a comfortable home-from-home with books, board games, picnic and beach kit. We appreciate that most visitors will use low cost airlines with limited weight allowance and have catered accordingly.
Accessibility
The property is not suitable for people with mobility problems. There are a few sets of stairs in the grounds on the way to property and also stairs at the property.
Outside
The property has a beautiful, well established, Mediterranean garden able to catch the sun all day. It is enclosed and private. There is a large terrace complete with BBQ, wooden furniture, parasol, sunbeds and outdoor shower. Solar lights are situated around garden to make it a beautiful and tranquil place to dine. The shared pool is extremely close to villa and in accordance with recent french laws very safe. The pool is open from the middle of May to the middle of September. There are 2 parking spaces allocated to this property.
Coast/Beach
The Mediterranean coast is located about 12 kilometres from the villa. Here the choice is yours, for the quieter traditional family beach try Valras or Serignan Plage, but for more excitement and activities choose Cap d'Agde for shopping, golf, water sports, boat trips and not forgetting a huge water park (Aqua Land) suitable for all the family.
Travel
Pezenas is spoilt with its choice of airports. Perpignan and Montpellier are less than an hours drive. Nimes and Carcassonne slightly further away and for those visitors living near Bristol and now Luton the new airport at Beziers is less than 30 minutes drive from Pezenas.
Distances
The centre of Pezenas is a 10-15 minute walk. Here there are many restaurants and cafe bars and a fantastic market each Saturday. Beziers is the next nearest large town, famous for its wonderful flower market held each Friday, unrivalled in the Mediterranean region. Montpellier is an hour's drive, a lively and sophisticated city. Carcassonne a little longer drive is a dreamy fortified medieval city. Then there is Barcelona a different country and culture but only 2 1/2 hours away.

Pezenas has every amenity required for a smooth running holiday with 4 supermarkets, all popular banks, a plethora of good restaurants and bars and even an English shop which sells Marmite.
Nearby there are many facilities including horse riding, white water rafting, golf, cycling along the Canal du Midi and many others.
Booking notes
Bookings shall be confirmed with a 25% deposit. The balance and security deposit of £200 will be payable 8 weeks prior to holiday. The security deposit will be repaid with 3 weeks of the completion of holiday after check on condition of the property.
