Nestling within St. Astier De Duras, a sleepy and picturesque hamlet surrounded by shady orchards full of plum trees, La Petite Vigne provides a perfect opportunity to experience life in rural south west France. The barn has been renovated carefully and selectively, to provide a cool shelter from the heat of the summer sun and a cosy retreat in the colder days of winter. Amidst the stone walls and oak beams there lies the essential backdrop of a modern bathroom and a well equipped kitchen. The main mature garden, lined with bamboo and a multitude of fruit trees, is stunning. The large trees and bushes offer a little gentle shade in the heat of the summer, but perhaps, more importantly, they also offer the chance to picnic on the way to the pool. Cherries, figs, plums, apples, pears, grapes and walnuts can all be foraged en route, at varying times from April right through until October.

Changeover day
Changeover day is Saturday. Guests should arrive on the first day of the rental after 5pm and vacate the property on departure date no later than 11am.

Kitchen: The kitchen is fully equipped with all mod cons including: dishwasher, washing machine, gas cooker, microwave, fridge and freezer. A blender is available for those with young babies. A dining table allows seating for up to 6 people.
Living Rooms: With wooden floors throughout and a wood burning stove, the barn allows plenty of room to relax indoors. English TV is available (all free channels) as well as a video player. There is a selection of, games, jigsaws, books and videos.
Other: Internet access is available via a connection.

Notes on accommodation
All rooms are located on the ground floor, however there is a step down from the living area to the kitchen. There will be an extra charge during the colder months, if heating is required ie wood for the wood burning stove. A welcome pack is provided for you on arrival including; wine (your choice of colour), water, milk, bread, butter, cheese and jam. Tea, coffee and sugar is also provided.

Accessibility
There is a gravel drive and a step up onto the terrace. As already described, there is a step down from the living area to the kitchen.

Outside
The barn is situated in its own private garden with a terrace. Dining outside is facilitated by a table with an umbrella on the terrace and a barbecue. The 8m x 4m pool is set at the back of the main garden and is securely, yet sympathetically fenced. Access to the pool is through the owners’ garden with the owners also having use of the pool. Sun loungers are provided for use around the pool or in the garden. Outdoor games are also provided including, boules, badminton, tennis and table tennis.

Coast/Beach
The location is approximately 2.5 hrs from the beach.

Golf
There are several golf courses in the surrounding area. Details can be provided upon request.

Travel
Bergerac airport - 30 mins drive. Bordeaux airport - 1hr 15 mins. The use of a car is essential - car hire is available at the above airports.

Distances
Duras is 10 mins away with all required amenities including a supermarket. Market on Monday morning. Boulangerie is 5 mins by car - Villeneuve de Duras. Bar/tabac, tennis courts - 5 mins by car - St. Sernin. Markets in Eymet, Miramont - 20 mins. Vineyards scattered all around the area with free wine tasting. There is a large selection of leaflets available proving information on all of the local attractions.

Further details
With a thriving market culture, south-west France is a gastronomic delight and this area is no exception. There are rivers and lakes where you can swim, fish and canoe, golf courses, tennis courts and riding stables - all available locally. And, with hundreds of chateaux and vineyards to explore, there is, of course the delightful opportunity to sample the great wines of this area. Summer months offer a huge amount of fetes in the local area as well as Brocantes and Vide Greniers.

Booking notes
Non refundable deposit of 25% taken upon booking. Balance must be paid at least 8 weeks prior to holiday. If booking within 8 weeks of the holiday date the full balance is required upon booking. A security deposit of £100 or 200 Euros is required to cover any damage or loss during the rental period.

We've all had a delightful time here at Petite Vigne. Rob & Mandy have been excellent hosts and Georgie and Holly were great company for our 2 girls. Beautiul and peaceful location with loads to keep all interested. The villages are exquisite and the markets a joy. Weather has been great too. We're sad to leave. All in all a brilliant holiday. Could not have asked for more. 4.9.08

What a wonderful week we have had here. It has been our perfect holiday, everything we love; wine, cheese, sunshine and some really good books. The weather has been on and off but we have still managed a lovely tan and a few lengths of the pool! Belle has really enjoyed playing with the girls and it certainly gave us a bit of peace and quiet. Thanks for that! We would love to visit again, it really has been fantastic. 23.08.08

About the owner
Myself and my partner moved to the South West of France in 2001 to escape the rat-race and start a family. We now have 2 daughters aged 8 and 4 who are growing up bilingual. We have been running a gite in St Astier since 2002 and we are now looking after this property in the same hamlet for a family member.

Why the owner chose a home in this location
We love the rolling countryside which we find to be very similar to that in the UK. The area is very relaxing with a slower pace of life to what we were used to in Leeds in the UK.
