Mas des Mimosas comprises an attractive two bedroom villa with an independent one bedroom house (“Le Petit Mas”) in annexe. Both dwellings are fully self-contained and can be let separately, except in peak summer when we only accept bookings for the entire accommodation. The villa and Petit Mas are newly fitted throughout and fully equipped with modern appliances, including satellite TV. There are over an acre of peaceful grounds, including an orchard with fruit and olive trees, a large pool (11m x 5m), pool terrace and beautiful, mature gardens. A number of shady dining areas with barbecues are provided for our guests. The villa and grounds are South facing and enjoy day long sunshine throughout the year. The property is situated next to a lovely ancient chapel and olive groves, just a 10-15 min walk from the medieval village of Seillans. A secluded location, yet just over half an hour drive from the coast at St. Raphael, 40 mins from Cannes and 45 mins from Nice airport.

Notes on prices
The price for the villa plus the Petit Mas for up to 4 people is the sum of the villa for 2 plus the Petit Mas. The prices are in £ per week, fully inclusive of gas, electricity, linen and cleaning. All arrivals and departures are on Saturday. Babies under 18 months are not counted in the occupancy figures. Discounts available for longer lets.
Changeover day
Changeover day is Saturday. Flexible out of season. Arrival after 3 pm. Departure at 10 am.

Dining table and chairs for 4. Kitchen: American open plan, fully fitted oak kitchen. Equipped with modern appliances including microwave, oven and grill, ceramic hob, dishwasher, fridge/freezer. Notes on accommodation
Bedlinen and towels are provided. Cleaning, garden and pool maintenance is included. There is electric heating for winter lets and cooling fans for the summer. Internet access is available on demand. A cot and highchair are provided.
Mas des Mimosas may be rented as two independent units or by one party wishing to occupy the whole property, with the exception of peak summer when we only the entire accommodation. If the villa and the Petit Mas are let separately, we limit occupancy to six. Both dwellings are fully self-contained and benefit from two private dining terraces each, a separate driveway entry and front door.
The large pool (11m x 5m), pool terrace and extensive private gardens are available for the enjoyment of all guests. The pool benefits from a thermal cover enabling swimming both early and late in the season and a pool alarm is provided for child security.
Domestic pets are accepted at both properties, within reason and with our prior approval.
Outside
There are over an acre of peaceful grounds, including a large orchard and a poolside lawn. Shady pines provide an ideal natural sunshade and the large poolside terrace is fully equipped with garden furniture and parasols. The large pool (11m x 5m) benefits from a thermal cover enabling swimming both early and late in the season and a pool alarm is provided for child security. There are a number of shady eating areas for both villa and Petit Mas guests with outdoor dining tables and barbecues (charcoal for the villa and gas for the Petit Mas). The villa and grounds are South facing and enjoy day long sunshine throughout the year.
Coast/Beach
The nearest coastal beaches are at St. Raphael / Frejus (30-40 minutes drive) with a choice of sheltered coves or glorious long sandy bays. La Napoule and Theoule near Cannes are about a 45 minute drive. The latter is a stunning location where high cliffs drop dramatically into the sea. There are a number of small sandy coves. The impressive coast road from La Napoule to St. Raphael is full of dramatic scenery backed by the red, craggy mountains of the Esterel National Park.
Golf
There are two golf courses at Tourrettes de Fayence (10 minutes drive), Terre Blanche and Le Riou. There are numerous other courses within a 30 minute drive including the very challenging Golf de St Endreol at La Motte.
Skiing
Several ski resorts are within a two hour drive including the well known resorts of Isola 2000 and La Foux d'Allos / Pra Loup. They provide a mix of beginner and challenging ski-ing. Isola 2000 is particularly good for beginners and La Foux d’Allos for off piste ski-ing.
Travel
A car is essential as local transport is infrequent.
Nice airport is approx. 65 kilometres (40 miles) or 45 minutes drive. Marseille airport is a 2 hour drive and Hyères/Toulon is just over an hour. The high speed TGV train service from London Waterloo takes seven hours to reach Marseille. You can then carry on to Nice if you wish.
By road it is approx 1100 kms from Calais. The best route is via the motorway to Aix-en-Provence, then towards Nice.
Distances
Mas des Mimosas is a 10-15 minute walk from the village of Seillans, to the north-west of Cannes and west of Grasse. The larger village of Fayence is a 10 minute drive and Bargemon about 15 minutes. The Cote d’Azur resorts can be quickly reached via the A8 motorway which is 20 minutes away. It is a 40 minute drive to Cannes, 45 minutes to Nice airport, 35 minutes to Fréjus and St. Raphael, 1 hour to St. Tropez and just over 1 hour to the Gorges du Verdon.
Further details
Seillans is in a beautiful hillside setting and has been voted one of the most attractive villages in France (“L’un des plus beaux villages de la France”). Max Ernst added to the village’s renown when he chose to settle there. It offers all the conveniences you may require including a fair sized supermarket (less than 10 minutes walk from the property) and several good restaurants. Le Castellaras restaurant (1 Star Michelin) is within a 15 minute walk from the villa.
The area where Seillans is located is known as the “Pays de Fayence”, Fayence being the largest local village, while the “département” is The Var, boasting some of the finest scenery Provence has to offer. The countryside is predominantly wooded hillsides dotted with picturesque, perched villages and interspersed with luxuriant valleys and deep gorges sparkling with fast flowing rivers and crystalline rock pools. The clear waters of nearby Lake St. Cassien are excellent for swimming. It is also famous for carp fishing and offers a range of watersports. Alternatively, you can take a trip into the Tanneron hills and enjoy marvellous views over the lake and the Esterel National Park, an area of outstanding natural beauty and spectacular peaks. There are numerous interesting nearby villages. Bargemon has also been voted “L’un des plus beaux villages de la France”, but in our view all the local villages are attractive and worth a visit in their own right. Amongst the nearest are Montauroux, unspoilt and very typical of the area; Callian, ancient and very pretty; Fayence, the largest and busiest with a lovely viewpoint and famous gliding club; St. Cezaire, perched on a cliff edge, and Mons, nestled in the hills, with superb views over the Gorges de la Siagne and the coast.
Most outdoor activities are available in the area from hiking to gliding and white water rafting as well as all the main watersports.
Booking notes
Pricing is fully inclusive of gas, electricity, linen and cleaning prior to and after your stay, plus a brief weekly clean for stays of two weeks or more. There is a 20% (non-refundable) deposit on the total accommodation cost. The balance is due 12 weeks before arrival with a refundable damage deposit of £200 for the villa, £300 for the entire property or £100 for Le Petit Mas.
