Local facilities are only a 2 minute drive away - village bar, shop and boulangerie for that all important daily freshly baked bread. The local bastide town (on the bank of the Dordogne river) is under 10 minutes away with an abundance of restaurants, shops and plenty of street cafes.

Kitchen: The main kitchen is well equipped and has a good-sized table in the centre. There is a large Smeg cooker and gas hob, full size fridge/freezer, dishwasher, toaster, kettle, microwave, coffee maker. Plenty of quality matching crockery and utensils.
Utility Room: Washing machine, tumble dryer, iron and ironing board.
Living Rooms: 2 living rooms. 1 with large wood-burning stove, polished wood floors, old school radiators, TV, video, DVD, satellite TV, plenty of books, DVDs, board games and toys available.
Other: Further large kitchen/dining room - fully equipped with large table/chairs, fridge/freezer, cooker, dishwasher and feature wood-burning stove.
Cleaning/towels/
linen/maid service:
Duvets, pillows, pure cotton percale bed linen, fluffy bath towels and towels for use at the pools are provided (changed weekly). Daily maid service available at an additional charge of £30 per day.

 

Notes on accommodation
The property is very spacious and is over 2 floors. To the ground floor there is a large kitchen/dining room, living room and tucked away bedroom 1 and 2 and a shower room and utility room. Upstairs are bedrooms 3 - 7 and the other bath/shower rooms. At this level there is a grand hallway, fabulous large kitchen/dining room and a living room with superb views over the gardens and vineyards beyond. French doors open out onto a dining terrace, with stone steps leading down to the gardens and pool. The property is very well laid out, meaning that all the first floor accommodation is only over storage areas below - so no worries about transference of noise. It also allows peace and quiet to be found - great to find a peaceful spot when holidaying in large groups!

Accessibility
The property is accessed via a gravelled drive and pathway, but there are no steps into the property via the kitchen. There is a step down to the internal hallway giving access to the bedrooms 1,2 and the ground floor shower room. Bedroom 1 does have level access French doors onto the gravelled pathway. Bedrooms 3 - 7, the main kitchen and other living room are all located to the first floor - accessed via a polished wood staircase inside, or stone steps from the garden.

Outside
There are large fenced private gardens with 2 shaded terraces, plus the large terrace accessed from the kitchen or via stone steps from the garden. There is a barbecue, plenty of outdoor furniture and a 10m x 5m swimming pool with Roman steps (making life easier for little ones). This swimming pool is fenced and has an alarm. We also have a paddling pool you can use - great for tots!
There is a large area for football, volleyball or for the less strenuous amongst us - petanque! We have ride-on/pedal tractors and cars, table tennis, sand pit and trampoline.

Coast/Beach
The beach at Arcachon is some 130km away where the world famous Dune du Pilat can be found.
There are several local sandy 'beaches' to be found nearby at the Lakes (within 30 mins). These have pedaloes, fishing, swimming, play areas, restaurants and horse riding.

Golf
A championship golf course is located only 20km away. Set amongst the grounds of a wine producing chateau, with restaurants, beauty salon and outdoor swimming pool - it's perfect for the whole family.

Travel
Bergerac airport is some 30km away, Bordeaux 60km and St Malo 540km. Use of car is recommended, although local facilities are only 2km away.
Limoges, Brive, Toulouse, Angouleme, La Rochelle, Poitiers, Pau all within approx 2 hours.

Distances
The Entre deux Mers region of the Gironde is famed for its wine making, with the historic town of St Emillion being some 20 mins distant. Numerous chateaux are to be found in the area - many open for wine tasting. The area abounds in gently rolling hills, vineyards, sleepy villages and bustling market towns. The nearest village with shop, bar and boulangerie (perfect for that fresh daily baguette) is 2kms away. The local market town Sainte Foy la Grande 7km. Bergerac 30km, Bordeaux is 60km.

Ste-Foy-La-Grande - beautiful 13th century bastide town 5 minutes away and with all amenities required for your stay (supermarkets, restaurants, cinema, tourist office, post office, and shopping). Has fantastic weekly market. Canoe Rental – Available at both Pessac-sur-Dordogne and Ste-Foy-la-Grande both with 5-10 minutes. Fishing - We can arrange a visitors licence for the duration of your stay for fishing on the Dordogne (we are only 1/2km from the banks of the river). Pitch and Putt - 9 hole course for all the family. Horse Riding - Hacks and riding lessons available within 10 minutes drive.1/2 day hacks with stop off for wine tasting en route can be arranged. There are water parks, go kart riding and paintballing available within 1/2 hour's drive.

Booking notes
25% of rental fee due immediately to secure booking. Full balance required 8 weeks prior to holiday. All prices include electricity costs, water, logs for wood-burner. Gites are available from 4pm on the day of arrival and must be vacated by 10am on the day of departure (to ensure we can meet our guests' high expectations!). Refundable good housekeeping deposit of Euros 450 required on arrival, to be refunded within 2 weeks of departure (subject to satisfactory property inspection).
