Surrounded by a 2000 sqm beautiful Mediterranean garden and nature in a conservation area, the villa with private pool offers total privacy and quietness. It is only 10 minutes walk from Local Old Village with shops and restaurants, 7 minutes from Vence and St Paul by car and a convenient 15 minutes from Nice International Airport and the beaches.

Monthly lets are available from November to April; .Contact the owner for special rate excluding electricity and heating (will be charges according actual consumption).

For weekly rentals from October to 1 May there is a weekly electricity & heating surcharge of euros 130- Cleaning charge of the villa is eur 190/rental-Add eur 50 for longterm rentals.

The security deposit of eur 300 for weekly rentals. Cleaning charge and security deposit is due on arrival. For long term rent ask owner.

Changeover day
The Change over day is Saturday. Departure before 10am and arrival between 4pm - 8pm.

Kitchen: A fully modern American style kitchen (26 sq.m.) with a dining area for up to 7 persons, with cooker, hob, fridge, freezer, microwave, oven and dishwasher.
A washing machine & dryer are also available. 1 highchair for children.
Utility Room: A separate wardrobe & dressing room is available on the mid level.
Living Rooms: The large (50 sqm) combined lounge & formal dining room for up to 8-10 persons, offers a sophisticated up market decoration and presentation, with radio/CD /DVD and satellite television, 2 large sofas seating up to 8-10 pers.

The villa offers on the main level an outside dining & breakfast area (Patio) with a breathtaking view over the valley & the sea. Seating for up to 6 persons. BBQ available. The garden (2000sqm) is a Mediterranean garden in 3 levels with flowers and fruit trees. The swimming pool (4.5m x 9m) with a large sun deck & is situated below the villa and offers total privacy, Sun chairs, a dining area for up to 13 persons, open fire place and an authentic Sauna, as well as the view over the surrounding nature, valley, the Alps and the Sea.

The distance to the sea side with several beaches is 15 - 25 minutes by Car, depending where you want to go,

Golf
You have 6 Golf Courses within 30 minutes by car.

Skiing
You have 3 major ski resorts within 35 - 90 minutes by car.

Special interest holidays
The cultural center of Vence (7 min by car) offers various language and painting courses. The surroundings of St Jeannet, offers a variation of well marked walking & biking tracks to suit everyone's pleasure.

Travel
The nearest International Airport is Nice. Car hire or use of car is essential. Local transport is available, however they may not suit your needs.

Distance to the local Old Village of St Jeannet (4000 inhabitants) is 10 mins walking. Distance to local shops and supermarkets is 2-3 mins by car. Distance to next nearby village of Vence is 6km or 7 mins by car. St Paul is a further 4 mins away.

Further details
The area of St Jeannet, Vence,St Paul, offers a large selection of restaurants and Shops, as well as several cultural sites and museums to visit (Matise, Chagall, Miro, Picasso etc). The surrounding villages offer all fares of food, and there is a brick oven pizzeria in St. Jeannet that's the best I have ever had. The Villa is pet and child friendly as well as the neighbors. This is an absolute dream vacation for the romantically inclined or a family. The owner is immediately responsive and you never feel that you are stranded in France. The Villagers are warm and eager to help you out (of anything!!), the villa is completely secured. I would recommend staying here to anyone. The views of the Alps and the Sea must be experienced . You can drive along the coast to Italy, Cannes and of course Nice, see Roman Ruins or enjoy a Five Star Spa all within a comfortable drive or take the train. The area is rich in art and the musse's are all around the area. Adventuring into the surrounding medieval towns is entertaining as well as educational. Some of the Castles nearby are adorned with beautiful gardens and along the coast are some of the most exquisite villa's with extremely elaborate gardens (Cap Ferratt and Cap Antibes) are an easy drive. This is truly a vacation you will return to.

Booking notes
On reservation a non refundable deposit of 20% A further 30% is required 60 days prior to arrival, and the balance 50% is due 30 days prior to arrival. Cancellation fee 60 days prior to arrival is 30%, 30 days prior is 100%. A cleaning changeover fee of eur 190 (its a large place) is due on arrival, as well as a security deposit of eur 300 and Will be returned on departure provided no damage has been done. A electricity & heating surcharge is applicable during Mid October to end April.

Thanks to the house's magnificent location, a guest there will feel himself in the unique position of being far away from all the noise of the world, and yet almost a stone's throw from so many of the famous places on the French Riviera, At night you can see the magical lights on the hills leading down to the coast, and at the same time hear the songs of nightingales and even the call of an owl. The house itself fits just right for a party of 6 people, Tastefully furnished and equipped with everything a guest needs to have an enjoyable stay. The only real problem is making up your mind to go away on excursions: especially when the sun is shining and the pool, with its incredibly clean and refreshing water, keeps on calling you to spend another day just being lazy! But whenever you finally do decide to go, you won't really have to drive more than an hour to be in any number of interesting places.
