This is an elegant house with large proportioned rooms. In a hamlet with just a few houses and a church - sadly not used - set in truly beautiful countryside. Yet a medieval village with amenities is just 2km away. The house has all modern conveniences, secure parking if you feel the need and the garden is entirely fenced so no problems for children or pets. The area attracts nature lovers, walkers or cyclists or just lovers of the French way of life as it always has been.

Bedrooms: Master bedroom has a double bed with room for a cot and windows at either end for lovely views and lots of light as with the children's room, which has two singles and a bunk bed. The third room has twin beds and a large window to the garden.
Bathrooms: A large double bathroom, with bath and bidet is available on the first floor, with a separate WC. A shower room and toilet is on the ground floor and another on the terrace level - ideal for the pool.
Kitchen: The large eat-in kitchen combines old world features such as a stone sink (evier) and a wooden dresser (vaisselier), with a modern electric oven and hob, dishwasher, microwave. Fridge and freezer in the adjoining pantry (sellier)
Utility Room: The very large cellars have a washing machine and drying facilities, accessible from the garden terrace. And lots of storage for bikes and bags.
Living Rooms: The impressive sitting room is 10m x 5m, with a wonderful stone fireplace. With comfortable seating for all to relax with UK or French TV, DVD, CD player and books. At one end is a family dining table for the more formal meals indoors.
Other: A broad band connection is available if you must bring your computer on holiday.

linen/maid service:
Linen and towels are provided, though we do advise you to bring extra pool towels. The property is cleaned on change-over day.

 

Notes on accommodation
The house has oil fired central heating, so is suitable for low season letting. Although there are stairs to the various levels, they are not steep and present no difficulty to most children. The garden is enclosed and with little or no road traffic the area is very safe.

Accessibility
The owner is disabled, but reasonably active and would not encourage anyone with trouble climbing stairs. Wheelchairs would find it hard going.

Outside
The garden is secure and compact, and surrounded by superb open country. There are terraces with tables for outdoor eating, a table tennis table, charcoal barbecue and sunbeds for lounging. The pool is 10m x 5m and fine for a good morning swim - not just a cooling dip. It has heating which can be switched on by arrangement at a nominal daily fee. The pool is normally covered by an abri, which opens up to provide full access, yet protection from the UV rays, and can be closed to meet the strict French pool security laws.

Golf
There is a decent 18 hole golf course at Albi about 40 minutes away.

Travel
Travel by air to Rodez from Stansted (about 80km away), Toulouse (125km) or Carcassonne (225 m) from various UK airports, with Ryanair, Easyjet, Jet2, BA etc. Car hire, recommended, is available at the airports, but reservation highly desirable.
By car the channel ports are about 950km, less from St Malo. Access is very good via the A10/20, with autoroutes for almost all the journey.
Rail to local station at Varen Lexos (4km) offers an easy and pleasant trip down.

Distances
Varen is a medieval village, just 2km away with shops, bar, chemist and doctor and a lovely riverside walk. Najac is even older and a typical bastide village perched on a hilltop. Just 10km away it is a fascinating place. Equally picturesque are St Antonin-Noble-Val, Bruniquel, Cordes-sur-Ciel all within 20km. For bigger towns try Albi, home of the Toulouse Lautrec museum and wonderful cathedral, about 45km away.
Markets at Villefranche on Thursday, St Antonin on Sunday are a must.

Further details
Varen is set on the banks of the river Aveyron, which is noted for water sports. Le Presbytere has 2 family friendly canoes moored by the river, but you can hire more exciting craft from the many villages along the Aveyron Gorge. There are also 2 bikes at the house, ideal for riding to the boulangerie in Varen. But again, there are many hire centres in the larger villages.
Walking and climbing are available locally, and the area is a delight for nature lovers, with many varieties of wild orchid, birds, deer and red squirrels.
There are many local restaurants, ranging from the amazing value transport cafes (no greasy spoon these) to gourmet French cuisine, via pizzerias and just good honest home cooking.
There are banks at Laguepie (7km) and St Antonin, with ATMs in other villages. A car is pretty well essential, as there are no buses and few taxis. But there is a railway line from Varen offering the chance of many excursions, including a day in Toulouse, a chic city with a Mediterranean feel.
In summer the area abounds with festivals and fetes in every village or town, so pack a camera along with your binoculars, bird and flower books - or just relax by the pool in the sun, the choice is yours.

A deposit of 25% of the fee is required with the booking, the balance 28 days before arrival. Deposits not refundable after this date. A breakages deposit of £150 payable with the balance will be refunded within seven days where appropriate.
Bookings are for periods of one week or more, unless by prior arrangement.
