An exclusive and exceptionally well located property. There is a footpath up to the famous village of St. Paul and flat walking along the valley. In addition there are various footpaths in the area, including one to Vence. By car, Nice is 20 mins away, Antibes about 30 mins, Cannes and Monte Carlo about 40 mins and Menton and the Italian border under an hour. Apart from the coast the beautiful and interesting hill town of Vence is some 10 mins away - the best and easiest location for shopping. All gardens are fully maintained and south facing. There are electric security gates and private parking. With shared swimming pool and tennis court it is a place to relax and enjoy the sunshine, yet accessible to many places of interest. Available high season only - July, August and early September.

Notes on accommodation
Underfloor central heating. Air conditioning to lounge, kitchen and 2 bedrooms, generally not required as cooling sea breezes in the valley. Safe environment for children, security fence around pool.
Cots can be booked from local agent.
Accessibility
Although there is wheelchair access at the pool, the house would not be suitable because of stairs to first floor.
Outside
Extensive gardens, both private to the house and shared, with lavender beds, oleanders, vines and olive trees. Beautiful view up to St. Paul. Large south facing terrace with stylish table and chairs. Umbrella and BBQ. Pool is heated, but not needed in July and August.
Coast/Beach
The nearest beach is Cagnes sur Mer, 15 minutes. Promenade des Anglais in Nice, 20 mins away. Sandy beaches at Juan-les-Pins (40 mins), Antibes (30 mins) and Cannes (40 mins).
Golf
There are a variety of golf courses in the area. The nearest is in Villeneuve Loubet.
Skiing
Mountain resorts, very pleasant in summer, one and a half hours away.
Travel
Nice International airport, 15 mins by car. A car is essential.
Distances
10 minute walk up path to centre of St. Paul - 5 minutes by car. 10 minutes drive to Vence.
For art lovers there are many art galleries to visit in St. Paul, Nice and Antibes.
Further details
Main centre with easy parking is Vence for all requirements. Supermarket, open market, banks, restaurants. There is a musical festival in Vence in the main square throughout the summer months of July and August.
St Paul has cash machines, occasional market for fresh produce and, of course, restaurants - the most famous of which is the Colombe D'Or. If guests wish to reserve a table on their lovely outdoor terrace, booking well ahead of your holiday is recommended. The big festival of St. Claire, the patron saint of St Paul, is in early August, with fireworks and a big party with live music and dancing.

For bookings made within 8 weeks of arrival, full payment required at time of booking. Payments can be made in either pounds or euros by bank transfer.
Refundable security deposit of £750. 00 or 800 euros payable locally on arrival and returned on departure, providing there has been no damage.
