The bottom floor of a large villa situated 5km from Tourrettes sur Loup, 35 mins from Nice Airport and 40 mins from Cannes. Comprises one bedroom, living room, shower room with separate toilet and fitted kitchen. Recently completely redecorated in typical Provencal style, it has its own entrance and a large private terrace. You will have use of the owner's pool, who live in the rest of the house with their 2 cats. Private parking. The views from the terrace are spectacular as the Southern Alps start a bare 2 miles from the property where one can find the entrance to the Gorge of the river Loup. From here one can visit Grasse (20 mins), the perfume capital of France, the medieval towns of Tourrettes sur Loup (7 mins), Vence (20 mins) and St Paul (20 mins) as well as sights such as Gourdon (40 mins), Cannes (40 mins) and Nice (40 mins). There are 6 golf courses nearby.

Changeover day
Changeover day is Saturday. The flat must be vacated by 10.30am. Please arrive after 4.30pm.

Kitchen: Fully fitted kitchen built into the rock is equipped with electric cooker, fridge, halogen hob, washing machine, fridge and microwave. In addition there is a coffee machine for espresso or cappuccino.
Living Rooms: The living room has a chimney and contains a sofa with dining table and chairs. The television receives the UK Freesat programs. There is a DVD/CD player. Electric radiator.
Other: Free Internet connection is available.

Notes on accommodation
The flat is non-smoking and is only available between May - September inclusive.

Accessibility
One of the reasons we have such great views is that we live on a hill. There are 15 steps between the drive and the flat. It is therefore unsuitable for wheelchair users and those with restricted mobility.

Outside
The house is situated 30 metres above the road and the drive rises through a sloping garden planted with mainly native shrubs (oleander, rosemary and lavender) together with agaves, aloes, palms and cycas. The garden behind the house contains 25 ancient olive trees on terraces. The swimming pool is 11 x 5m and 2m 10 at the deep end. You will have the sole use of a large terrace outside the flat for sunbathing. It is equipped with sun loungers, parasol, barbecue, table and chairs.

Coast/Beach
About 40 minutes drive to all the beaches between Nice and Cannes. 1hr 40 to St Tropez.

Golf
Within 30 minutes there are 4 very good 18-hole golf courses and 2 of 9 holes. The owners are golfers and are members at one of the 18 hole courses.

Skiing
The nearest ski resort is Gréolières les Neiges which is 40 minutes from the property. This is a small (13 run) resort running from 1400 to 1800m and is active from January to mid-March. Isola 2000 and Auron are 1 hour 20 minutes away.

Travel
35 minutes drive from Nice Airport. The use of a car is vital if you want to get the most out of your stay.

Nice 40 minutes, Cannes 40 minutes, Antibes 40 minutes.
Marineland 40 minutes. The wolves in the Mercantour National Park. 1 hour 15 mins. St Paul (old town) 20 minutes. Vence (old town + Chapel of Matisse) 20 minutes. Grasse (Centre of the perfume industry) 20 minutes. Gourdon (old village with fabulous views) 30 minutes. Gorge du Verdon (France's Grand Canyon) and Moustier (ceramics). 2 hours.

Further details
Very close to many superb restaurants ranging from Michelin 1 and 2 stars to typical French auberges and everything in between. Tourrettes (5km) has butcher, baker, greengrocers, chemist, estate agents and an ATM, whilst Vence (12km) boasts several supermarkets and many other assorted shops and banks. Italy is just an hour away, and there are weekly markets in many of the villages round about.
The area is of great natural beauty and is great for walking (not in July & August it's too hot), photography and painting (so many great artists came here because of the light), golf, visiting lovely mediaeval towns, bathing & sunbathing, and generally having a great holiday. Tourrettes sur Loup itself is a beautiful mediaeval "perched" village well known for the cultivation of violets for the perfume industry in Grasse, and as a meeting place for artists, who congregate once a year. There are many workshops for artists, potters, jewellers and weavers throughout the village.

Booking notes
Generally, two week minimum booking although there may be times where one week is available (see availablility chart). Book direct with the owners, preferably by email. 30% deposit with booking, and the balance 4 weeks before the start of the letting period. Amounts to be paid directly into the owners UK bank account. Please note that a security deposit of £200 (preferably a cheque) is required at the start which will be returned if there are no breakages etc.
