Beautiful modern 3 bedroom house with integral garage. The surrounding vineyards and fruit orchards of the Roussillon plain lead to the Mediterranean beaches 5 miles away. Modern, American, fully fitted kitchen and breakfast bar, stairgate, private and secure rear garden has brick built barbecue on tiled terrace, spacious balcony offering views of mount Canigou. The interesting historical city of Perpignan is within half an hour’s drive away. Excellent family beaches are within 10/15 mins drive with resorts all along Mediterranean coast line at Argeles sur Plage, including Plage Nord, Plage des Pins, Plage Sud totalling 7 km of fine golden sand. Seven fine beaches at nearby Canet Plage, offering sailing schools. Further excellent sand beaches extend over 3km at Saint Cyprien, including water sports activities, marinas and Aqualand. Several excellent Skiing resorts in the Pyrenees are within 60-90 mins drive.

Changeover day
Changeover day is Saturday but we may be able to accommodate a different day, especially if it is out of peak season.

Notes on accommodation
House is light and bright and built with best quality materials. Structure incorporates a high level of insulation to ensure maximum comfort all the year. All windows are double glazed and fitted with roller shutters. Floors are tiled with best grade, hard wearing tiles and bathroom ceramics are by Villeroy & Bosch. High chair and cot are provided. Stairgate for children's safety.
Accessibility
Stairs unsuitable for wheelchair users, however access to a bedroom with ensuite and separate WC on the ground floor makes this a feasible option.
Outside
Westerly facing private and enclosed rear garden. Large terrace with full range of garden furniture, mostly paved garden with well established plants. Brick built barbecue on terrace with chimney that discharges at roof level. Victorian water pump feature and automatic irrigation system. Wide patio doors are shaded by a retractable awning. Balcony from both first floor bedrooms with bistro table and chairs. Enjoy the beautiful view of Mount Canigou, which is usually snow topped until June. Front garden is walled and has a small gate set in a decorative arch for pedestrian access to the front door. Double gates lead to the garage via a pergola which is shaded by wisteria and jasmine. Both gardens are hedged by pyrocanthus.
Coast/Beach
10km (6 miles) to beaches at Argeles sur plage, roughly 10/15 mins in car or 25 mins by bicycle. Other excellent family friendly beaches and resorts along coastline include Collioure, Port Vendres, Canet Plage, St. Cyprient Plage and Aqualand - all within 20/25 mins drive.
Golf
The much reputed St. Cyprien Golf Club is just 15 mins drive away and enjoys a great setting. There is a choice of two courses; the Canigou course (18 hole Par 73, 6480m) and the Saint-Cyprien Course (9 holes, Par 35, 2724m).
As the first genuine golf resort in France the 18 hole Par 73 course is one of the most reputed golf destinations in the country.
Water obstacles present a challenge, but players of all levels will enjoy getting around them.
Golf de St Cyprien is also home to the Patrick Lacroix Golf School. It is the first to be established in France, and has now become a very respected institution.
The Golf Resort also has great facilities including two pools, four tennis courts, a lake, a hotel, a top class restaurant and comfortable apartments.
In addition, there are several PGA standard fine courses in Spain, around 30 mins drive.
Skiing
Good ski resorts with extensive facilities (including ski schools for all the family) are within 60-90 mins drive at Font Romeau, Pyrenees 2000 and Les Angles.
Special interest holidays
Near Museuem of Modern Art at Ceret, and Impressionist Painting centres at Figueres and Collioure.
Wine taste at the 6th generation vine producer in the village, who has won several gold medals for their fine but reasonably priced wines.

Flights to Perpignan (25 mins drive), Gerona (50 mins drive), Beziers (60 mins drive) or Carcasonne (75 mins drive) - all with Ryan Air from airports throughout UK.

Further details
St Genis de Fontaines offers a playground for children, a boulodrome, an assault course, two tennis courts, river fishing, cycling and rambling paths, horse riding. There is a market on Mondays and Fridays selling local produce. The village is famous for its 10th century Romanesque Abbey, the Saint-Michel.
The village has a full range of shops, banks, tabacs, post office, chemists, doctors, dentists, supermarkets, cafes, boulangaries, patisseries, restaurants and bars. A larger Champion Supermarket is 1km away from the accomodation.
Visit the nearby harbour port of Collioure, one of the pearls of the Mediterranean, made famous by artists such as Matisse, Dali and Picasso, the summer castle of the Kings of Mallorca, anchovies and the sweet Banyuls wine.

On confirmation of your booking we will require a deposit of 30% of the total cost. Full payment to be made 6 weeks prior to departure. A £250 security deposit will be returned at the end of your stay.
