The barn has been designed by a young architect, it is modern and bright with plenty of inside sitting areas, a fully equipped modern kitchen, sitting area and dining area on the ground floor with a further TV/sitting area on the mezzanine floor. Outside the covered barbeque barn together with outdoor tables and furniture give lots of space for eating and sitting out. The gite has a 10x4m swimming pool, maybe shared with renters in the house, which has its own deck and lovely views over the surrounding countryside. There is also a 2 acre field with a flat area at the bottom which is good for ball games. The property has lots of character and is quiet, peaceful and safe.

Change over day is Saturday, the property is available from 16.00 and should be vacated by 10.00
Accommodation
| Bedrooms: | Bedroom 1 has a double bed. Bedrooms 2,3 and 4 have twin beds. All bedrooms are small but adequate with attractive bed linen supplied. Two bedrooms are on the ground floor, two on the first floor. |
| Bathrooms: | There are two shower rooms, one on each floor, each serving two bedrooms. Each contains a WC, wash-hand basin and shower. There is another separate WC on the first floor. |
| Kitchen: | The kitchen is fully equipped with a cooker, 4 burner hob, fridge with small freezer compartment, microwave, toaster, mixer, liquidiser, everything for a keen cook. |
| Utility Room: | Washing machine and ceiling clothes airer are in the utility room accessed outside, there is room to store garden equipment etc. and the central heating boiler. |
| Living Rooms: | Two comfortable sofas, one sits 3 the other sits 2 plus another armchair, coffee table and rug plus two standard lamps are in the sitting area. A circular table plus dining chairs in the dining area. |
| Other: | There is another sitting area on the mezzanine floor with two sofas, two tables/stools, TV (terrestrial only) board games, books, CD and radio. There are also 2 further standard lamps. |
| Cleaning/towels/ linen/maid service: |
Towels (with the exception of pool towels) and linen are provided, changed weekly on Saturday. Cleaning at change over times. |
Notes on accommodation
The property is ideal for children though open tread stairs to the mezzanine floor need to be watched for young children. The property is also ideal for two families holidaying together as each floor is self contained.
Accessibility
Two bedrooms and a shower room on the ground floor make this property ideal for those with problems with stairs.
Outside
The barbeque barn has a large table with dining room chairs and lighting so is lovely for evening meals, it faces west over the land and the countryside beyond. The 10x4m swimming pool has its own relaxing deck with sun loungers and easy chairs. The pool may be shared with other occupants of the main house. The pool is alarmed.

Travel
The nearest airport is Rodez from which there are cheap flights by Ryan Air. The journey from Channel ports is a long one, about 12 hours but you are driving through beautiful areas in France. The use of a car is almost essential, no public transport, and you will want to explore this little known but fascinating region of southwest France.
Distances
The centre of the village is a 5 minute walk away, bakers/general store and a very good butcher's shop. Figeac and Villefranche, both lovely old towns are 20-25 minutes drive away. Many bastide towns are within 1 hours journey and the countryside is stunning, limestone plateau, rivers, cliffs, caves etc etc.
Further details
Good supermarkets can be found at Figeac or Villefranche, as are good restaurants with one of the best in the area at Bel Castel, 1 star in the Michelin, but deserves more! Banks and other good shops are also in Figeac or Villefranche. Riding, river swimming, hiking, biking, are all nearby. Village festivals, music concerts, jazz and pop and classical are all available. The summer programmes of most of the towns around are interesting and varied.

About the owner
I am a 70 year old active, fit, English lady who lives alone with my cat and hens.- I chose to live in France after my retirement and like to share my lovely home with people who enjoy holidaying in this beautiful area of France.
I was a primary school headteacher until I retired and love having children around. My property is a paradise for children, with the swimming pool, a grass maze, swings, hens to feed and a natural pond to enjoy looking at the wild life. This year I plan to convert an old ruined bread-oven into a play house for younger children who enjoy playing house.
I love my garden and grow all my own vegetables and soft fruit which can be purchased by holiday makers.
I run a cooking school on site, gourmet evening meals can be purchased at a cost of 30 euros per person.

Why the owner chose a home in this location
I love this area of south west France, the people are friendly, the food and wine are second to none. My village is deep in the heart of the Department of the Aveyron which is full of interesting places to visit. The summer weather is fantastic, hot and sunny with long periods of settled weather.
The Aveyron is a little known department which deserves closer attention, you will not be disappointed.
It is relatively free from over enthusiastic tourists, and it is still a pleasure to drive around the area.
Medieval villages and towns abound and there are lots of festivals in surrounding villages during the summer season, ranging from classical music, to jazz, to folk and pop. Something for everyone in fact.
Unique benefits of the property
The property has a lovely swimming pool and garden with lots of other sitting out areas in the grounds which measure just under 1 hectare (about 2 acres). The grass maze is something both children and adults enjoy and is a real puzzle!
The fact that I run a cooking school on site in low season means I can offer 1 day cooking classes and gourmet meals on request. Sitting on my private terrace overlooking the Lot Valley eating good food and drinking wonderful wine is an experience you will not easily forget.
As I live on site I am always available for advice if you need it. I keep a very low profile and you will not feel intimidated by the owner's presence. For instance I never use the swimming pool when I have guests!
