This Haussman style building was constructed in 1900. It is a very grand building with carved front doors, ornate wrought iron balconies, shuttered French windows and domed roofs. The apartment is on the third floor and is reached by a marble staircase or Edwardian lift. Opposite is the Jardin Alsace Lorraine, 3 blocks behind the world renowned Hotel Negresco and Musee d'Art et Histoire. Nice Ville station is a 10 mins walk with Nice Airport 15/20 mins by taxi or direct bus service. The overall feeling of the apartment is very spacious with high ceilings and full length French doors. There are 3 bedrooms, separate well equipped kitchen with eating area, dining room and living room. The master bedroom has an en-suite and there is another bathroom with a laundry room and a separate wc. During the last few years the apartment has been newly furnished and renovated both inside and outside. Within the immediate area there is ‘The Buffa’ indoor market, small shops and restaurants.

The prices quoted are up for 2-6 persons. Please note a further £125 is payable for each additional persons/bed up to a maximum of 8.

Please note that any bank charges payable as a result of receiving/returning payments/deposits will be the responsibility of the client.

For let of less than 7 days an additional cleaning charge of £150 is added

Changeover day
During peak season changeover day is Saturday. Access to the apartment will be from 4pm although luggage can be left beforehand by prior arrangement. At all other times the letting period is flexible including long weekends.

Towels (not for beach use) and linen are provided. For lets of 7 days or more cleaning is included at the end of the stay. Additional cleaning sessions can be arranged at extra charge.

Notes on accommodation

The apartment has many games, books for children and the park opposite provides a playground. Please note that this apartment is not suitable for young groups, hen/stag parties and any groups where noise levels cannot be kept to a reasonable level at all times.

Accessibility
Although there is a lift to the apartment there are 4 steps to the lift area.

Coast/Beach
The beach is 5 minutes walk. It has restaurants all year round and water sports facilities in season.

Skiing
There are many resorts within 1-1.5 hours of Nice and ski buses run from the bus station and airport direct to various resorts daily. There is also Le Train des Pignes and Train de Marveilles which leaves from Nice and stops in many mountain towns all year round.

Travel
Aeroport Nice Cote d'Azur is 15/20 minutes away with direct airport bus to Nice (4 euros)
Trains are Eurostar with TGV connections in Paris or Lille
Driving from Calais is 12/13 hours
Car hire is not necessary to enjoy Nice and its environs -there are bus and train connections to the rest of the Cote d'Azur.

Booking notes
A 25% non-returnable deposit is payable on booking. The balance must be paid 6 weeks before the start of the letting period. A returnable goodhousekeeping/damage deposit of £250 is required.

It is expected that there are no missing items from or damage to the apartment at the end of the letting period and that the apartment is left in good condition ready for cleaning.
