The villa boasts three sided garden with sun and shade throughout the day. Covered patio area with garden furniture and built in BBQ leads to alfresco dining throughout the year. Sky TV with DVD, dishwasher, microwave all lend itself to a home away from home. Sitting room with convertible sofa, table and chairs and fully fitted kitchen. Downstairs shower and toilet with double bedroom with double doors leading to the patio. Upstairs has two bedrooms, each with a double and single bed. The large upstairs bathroom has a bath with shower, toilet and sink, full bath and shower. Views from upstairs windows look over the nature reserve.

The property is gated and safe for children from traffic. There is a small pathway leading to the beach and for cycling on the Canal du Midi.

Accessibility
Although the property does not have specific access for disabled people there is a downstairs bedroom and bathroom. Access into the property from the parking spot is relatively easy.

Outside
Sun beds, dining tables and chairs, front west facing patio for evening sun. Back east facing patio for morning sun. BBQ is a built in one with a table for preparing the goods. There is an outside shower and an outside sink for preparing fish etc. Side patio is north facing patio for shade. Pool is a shared pool on the development. Private gated garden front and back with shrubs and hedging for privacy.

Coast/Beach
Beach walking <5 minutes away. Beautiful Sandy beach with gently shelving cove suitable for family bathing. Blue flag beach at Portiragnes Plage for past 10 years with toilets and showers. Supervised by lifeguards during the high season. Small beach bars/ restaurants for having lunch or dinner by the sea or a beer as a sun downer on the way home from the beach. Hiring of boats etc available on the beach itself.

Golf
Golf St. Thomas in Beziers is one of the finest courses we have ever played on. The clubhouse serves a great lunch daily and has an outdoor pool for meeting up with the family.
Cap D'Agde is even better from what we have been told.

New! Ryanair flights from Bristol, Stansted and Luton direct to Beziers only 2-3km away.

Car hire available at all airports and is advisable. Train or bus from airports to Beziers with transfer to Portiragnes Plage (approx 15km) by local bus or taxi.

Further details
Lots of beautiful restaurants within 5-10 mins walking distance of the property. There are also lots of local shops, markets, supermarkets and cash machines.
The village of Portiragnes itself is located 2km inland from the villa/beach and is a typical French village with great boulangeries (bakers) for fresh baguettes, butchers, a post office, a cash point machine, a sports hall (organised activities in the summer), a church and 2 or 3 restaurants.
There is a tourist office next to the town hall and a little supermarket (Coccinelle) just beyond the church, on a side road.
We must mention the wine co-operative (La Campestre) located beyond the village sports hall where you can support the local wine growers and producers and purchase some very palatable wines (the Sauvignon and Vigneron are especially good).
You can also buy some vino for less than E1.50 per litre here!The old Mediterranean town of Bezier is the nearest major town. It has a magnificent cathedral, the old bull ring (still staging bullfights if that’s your thing), a beautiful flower market on Fridays and the very popular Annual Ferria in August. The ‘Nine Locks at Fonseranne’ (Neuf Ecluse a Fonseranne) on the Canal du Midi, is on the west side of Bezier and is an engineering marvel. It consists of a series of locks over a relatively short distance taking the Canal and its boats up a steep hill - it is world-renowned and well worth a visit.
Pezenas is another picturesque town with cobbled streets and ancient buildings just outside Bezier and to the North-East. A relaxing stroll through its narrow cobbled streets, which are filled with traditional arts and crafts, painting and sculptures, is recommended. Roquebrun too!
Agde/Cap d’Agde/Sete: These towns are a short (30-45 min drive) away and are well worth a visit. Cap d’Agde has Aqualand (a water theme park with several hair raising rides) and can easily occupy a whole day.
Toonsland is a great little amusement park for the under 9s.
