The villa is situated on the corner of a small development of similar properties and comprises 3 bedrooms, 2 separate WCs, shower and bathroom. The lounge/diner is American style 'open plan' with a fully equipped kitchen. Exterior roller shutters keep the property cool against the summer heat and also keep the property secure. Patio doors lead down steps to the south facing garden, which has a barbeque and a large table with seating for 6 provides for al fresco dining. There is parking space in front of the villa for 2 cars.

Changeover day
For the period July and August changeover days will be Saturday. Clients can take possession of the property at 2.00pm and must leave by 10.00am on departure day. Changeover days can be flexible on request.

Living Rooms: American style open plan kitchen with breakfast bar and 3 stools. Dining room table and 4 chairs. The lounge area has 2 double sofas, coffee table, CD player and radio. There are two fold up beds situated in lower bedroom cupboard.
Other: The open plan lounge/kitchen area benefits from an air conditioning unit, and there are electric fans in all bedrooms. All rooms have elecric heating if required. There is a safe available for guests'.
Cleaning/towels/
linen/maid service:
Linen and towels are provided free of charge (not beach towels) and will be changed once a week. The villa will be cleaned for arriving guests.

Accessibility
There are steps to the front and rear of the property which make it unsuitable for wheelchair users, and the infirm.

Outside
There is a hard landscaped rear garden with some planting and a barbeque, tables and chairs plus an awning for protection from the sun. To the front of the villa there is car port with space for one car, and space for another car alongside.

Coast/Beach
The sandy beaches of Marseillan Plage are within a 15 minute drive. The lively resort of Cap d'Agde with its large marina numerous waterside restaurants and cafes and watersport activities, and Aqualand for family fun is a 25 minute drive.

Travel
The villa is 40 min by car from Montpellier airport which is serviced by Ryan Air from Stansted & Gatwick. There is an airport at Beziers with flights from the UK and is approximately 20 minutes by car. Carcassone is the next nearest airport at around 1 hour by car to the villa. The closest railway station is Agde, which is serviced by TGV. To enjoy the area to its fullest a car would be recommended.
There is a bus service from the village to Marseillan, Agde and Sete.

Distances
Within 3-5 minutes walk you will find 2 bakeries, a butchers; bar/cafe & newsagents. A Cave is close by at the edge of the village.
10 minutes by car, in nearby Florsensac you will find a Spar, garage, banks, restaurants, pizzeria, and bars.
The Medieaval historic town of Pezenas with its ancient buildings, antique shops many restaurants and bars, and Saturday street market is 10 minutes by car. There is also a public swimming pool.

Further details
Further afield at Agde (15 minutes) you can access the Canal du Midi, which was recognized by UNESCO as a world heritage site in 1996. Here you will find many water based activities, as well as scope for other outdoor pursuits.
The city of Beziers (20 minutes) and is a cultural thriving city, and from here you can take a pleasant drive into the Regional Park.
A trip to Carcasonne is a must. This beautiful walled medieval city is a major tourist attraction. It is the 3rd most visited place in France and the largest walled city of its type in Europe. Visit early to avoid the crowds. Carcasonne is around 45 minutes from the villa.
Just 35 minutes along the A9 lies the historic town of Narbonne founded by the Romans in 118 BC. In the town centre alongside the canal is a covered market ‘Les Halles’ it is open every morning throughout the year with the exception of Christmas day and sells locally produced fresh produce, meat and fish.
Sete – approximately 30 minutes is a thriving fishing and commercial port with plenty of cafes, bars and restaurants, and famous for its summer festival where the main event is jousting, but, instead of using horses, they use boats – well worth a visit.
General: Pinet is an ideal location for touring this picturesque area, and all forms of outdoor pursuits can be found within a short distance, including swimming, sailing, surfing, fishing, riding, cyling, walking. There is 18 hole golf course near Beziers.

Booking notes
Enquiries by email. A 25% deposit is required with every firm booking. Balance is required 1 month prior to arrival date (or immediately if less than this). A security deposit of £200 is required with the final balance, which will be refunded in total if there is no damage/loss or excessive cleaning required after hire. Information on keys will be provided by telephone one week prior to departure.
