L'Orangerie was built in 1703. It has been restored to offer a hugely spacious and comfortable house for large groups of family and/or friends. Main sitting room is 80+sqm. 2nd annexe reading room. Large kitchen with separate big dining room. Upstairs bright bedrooms all have exposed original beams (very rustic). Its size allows plenty of space for private time too! Stunning views from the house up the valley across the lush hillside forest. Lots of local wildlife and birds (hares, red squirrels, occasional wild boar). Close by the Grand Randonnee 36 footpaths and many other walking/cycling paths. Easy access to Normandy's lovely beaches (1 hr); and close to other historical locations (Falaise, Bayeux, landing beaches, Camembert, Livarot). House has all quality amenities you will need for great holiday - summer sunshine in the big gardens or warm winter break snug with the log fire and central heating. Good supply of books, games, guide books. No smoking or pets in property.

Changeover day
Changeover/cleaning day is Saturday. Arrival is not before 4pm and departure preferably by 10.00 am and not later than 10.30 am please (unless specifically agreed in writing otherwise). We ask you to leave the house in a clean and tidy condition.

Notes on accommodation
Please note the upstairs, as this is a converted old building, there are 2 areas where the access has a beam situated at 5ft 7 inches so anyone taller accessing these areas will need to duck once in a while (there is a protector should you choose to use it). Child gates are available and can easily be fitted to the top and bottom of stairs on request. There are two quality fire escape ladders located in the upstairs bedrooms at each end of the house, easily fitted to the specially created window railing. Downstairs heated in Winter months by huge (school type) old cast iron radiators from the oil central heating system. Sitting room has large top quality 'Douvre' wood burning stove with glass doors - perfect for cold days, as if used properly (as advised on arrival) it will generate up to 16 kilowatts of heat. Upstairs heated with electric radiators in all bedrooms and all bathrooms have electric towel rails for snug showers, and these also heat the bathrooms if needed.
Accessibility
It is a double staircase as ceilings downstairs are tall (5 metres high in main room) in this huge property. Downstairs bedrooms/bathrooms are ideal for those who cannot manage the stairs. We have wheelchair ramps to enable chair access to the house and to the end downstairs bedrooms. The downstairs shower is fitted with grab rails to assist entry and exit (but please note there is a small step up into the shower). The downstairs bath is easily accessible and is luxuriously sized.
Outside
Plenty of secure parking for several cars. Ample garden tables and chairs provided. 4 x sun loungers. 2 x BBQs (needed for larger parties). There is a bistro patio set at the bottom of the garden by a feature archway - ideal for a quiet G&T with a great view. Boule and 5 bikes for adults; smaller bikes, scooters and trikes for children - cycle helmets provided and we request they are worn for safety on gravel. These are all available on a complimentary basis. Wood can be purchased at cost price for extending Summer BBQ evenings around the burner. Next to house is a large fenced in field with goal posts (part of property) and this is available for use with ball games.
Coast/Beach
Beach is about 50 kilometres away - the landing beaches. They offer miles of golden sands and plenty of family entertainment with excellent restaurants. They can be reached within an hour, as the main links are fast roads. These are the famous normandy landing beaches, Arromanches, Juno, Gold, Sword, Omaha. At Arromanches, the DD 'Mulberry' floating harbour is there to see, and can be explored at low tide. It is a truly special experience to visit this area. Honfleur is also a great visit.
Golf
Nearest good golf course is at Clecy (about 10 miles). Golf de Caen about 40 minutes away. Guests and friends who have played on these courses say they are okay, with no complaints from keen golfers.
Travel
Use of car is essential to access property. Brittany Ferries port (Ouistream) is about 50 kilometres (less than one hour). 350 kilometres to Channel Tunnel;Calais/Boulogne (all motorways). Le Havre and Dieppe much closer alternative ferry ports.

At Roches d'Oetre, there can be found several features of interest, it is a geological masterpiece, with noted 'human profiles' in the rock faces - looking over the edge is not for the faint hearted. The visitor centre has masses of local information for botanists and walkers/cyclists. There is also a 'parcourse sante' which is a fitness circuit of activities local to it. The region has invested millions of Euros in restoring the Chateau at Falaise, birthplace of William the Conqueror. It is definitely worth a visit. L' Orangerie is an historic location in itself. Built from stones taken from the adjacent 8th century priory - a registered site classe in France. There was originally a chateau, rebuilt in 1703, when L'Orangery was built to over winter exotic plants. It has been a nunnery, and even housed livestock (not for many years though). Upstairs, the west bedroom windowsill contains the original gothic carvings from the priory. L'Orangery has been set up to give you all the comforts of home, with quality and interesting and comfortable furniture.

We are a group of friends that are coming together once a year to meet each other and to get to know of the news in our lives. Therefore, for us it is important to find a house where we can talk, eat, drink and celebrate comfortably in the evenings, and during the day do some sightseeing and enjoy the nature.
All of the above has been perfectly met by L'Orangerie Property in Normandy. We had an excellent time, all our expectations have been exceeded.
The property is located in beautiful countryside next to an old chateau.
The house itself was very clean, excellently equipped and furnished. The bedrooms, bathrooms and also communal rooms are very comfortable, plenty of storage space. The house is fronted by a large, gated garden, also well equipped with enough deckchairs, chairs, tables, sun-umbrellas. Even bikes would have been available, though we didn't have time

About the owner
We are a retired couple, in our (very) late 40s and (very) early 50s. Two years ago, we decided to escape from 14 hour working days in the office, and follow our dream to see the world whilst we are still young enough - we particularly like to scuba dive in warm exotic locations.
We realised that we needed some projects aside from holidays, so we converted L'Orangerie into a gite, to let for the part of the year when we are not enjoying it ourselves with family and friends, or travelling with Carrott and Enkidu our two huge Maine Coon cats (who are never allowed in the pet free Orangerie, but stay with us in L'Owlerie next door - which is also where we live when we have guests).
We also are learning about plants, and are starting to write books about our adventures - so life is full.

Why the owner chose a home in this location
More than 25 years ago, we purchased our first house in the Suisse Normande, as an antidote to our hectic City lives (IT and banking), and ever since we have been under the spell of this lovely area and the local people.
This region has it all - stunning scenery; peace and calm; wildlife galore; masses of historical connections with the UK (the Normandy Landings and William The Conqueror for a start); a huge variety of restaurants; chateaux and museums. The towns are all pretty and well maintained. All year round there is something to do (often for free) organised by the welcoming community.
Unique benefits of the property
We like to walk, and have more than 100 guided routes to follow - many of which leave direct from L'Orangerie or close by. When we are in tourist mode, we have plenty of places to visit, always with something new on display. We also like the beach, so frequently drive to the coastline - making the most of the rugged winter days with a flask of hot soup!
We purchased L'Orangerie because the views from the house are spectacular (all year round) We also like a sense of space and freedom, and (don't think we are too whacky) but the house has 'happy bricks' - what do we mean by this? It welcomes you as soon as you walk in. Even when we are just the two of us staying there, it does not feel like we rattle around - every room has a lovely feel, and when we leave, we can't wait to return.
