This exceptionally private property has the most outstanding panoramic views in the entire region. There is a substantial swimming pool with diving board and a brand new hard tennis court. Set in 11 hectares of its own land, walking in the area is wonderful. The drive to the house is 200 metres long and there is total privacy with a gorgeous view of the local village from the gate. The countryside has vines with wild thyme and lavender growing in abundance and we can see unhampered 60 miles to the Pyrenees. Our trusted caretaker cleans the pool daily and is always ready to help in any way. Preixan is the nearest village with a bakery and Carcassonne is only 15 mins away with its airport. Limoux with its famous sparkling white wine is 20 mins and Spain about 2½ hours away. Carcassonne's medieval city along with the Cathar chateaux in the area are a must to see. This house has delighted our guests and was originally constructed with house parties in mind.

Changeover day
Changeover days are on a Saturday. Arrival no earlier than 4pm and departure no later than 10am. Should arrival be late (after pm) arrangements should be made with caretaker.

Kitchen: The large open plan Kitchen has cooker, microwave, hob, fridge, freezer, Miele washing machine and dishwasher. Well equiped with everything you would need. There is a substantial covered summer kitchen with BBQ and pizza oven, also fridge and cooker.
Utility Room: Utility has ironing board with iron and a hoover and various cleaning materials. Here you will find the heating and hot water controls and it is also used as a larder.
Living Rooms: Spacious and high ceilinged living room has 3 sofas and 3 armchairs. There is a TV with sky free channels and a music centre with radio and CD player plus a DVD player with various DVDs and a grand piano. In winter there is a large fire place.
Other: The views from the master bedroom and bedroom 3 are stunning. The summer kitchen is fantastic for outdoor eating with BBQ and pizza oven and also fantastic views. The whole property is very spacious.
Cleaning/towels/
linen/maid service:
Towels and linen are 12 euros per person and are changed between lets. It is advisable to bring swimming towels. Cleaning is also done between lets and included in the rental. Extra cleaning can be arranged privately with the caretaker at tenants expense.

 

Notes on accommodation
There is one air-conditioning unit and electric fan but on the whole the property is very airy. In winter there is central heating and a large ornate open fire in the living room.The house is built on a slope there are quite a few steps which might need considering for small children. Care must also be taken with children when using the pool as it has a limited shallow end. There is a pool alarm as is required by French law. The main house has central heating whereas the annexe has electric fires. The main living area is to be found in the main house which will seat 12 people easily. The BBQ area is brilliant for summer eating with a large open BBQ, pizza oven, gas cooker and fridge. With all these facilities it is possible to have all meals in the summer in this area.

Accessibility
There is access to the ground level by car, so the property is accessible for a handicapped person. There are 2 ground floor bedrooms in the annex and the living area on the ground floor in the main house makes easy access possible. This downstairs access is also useful for off-loading shopping.

Outside
There is a wooden table with 12 chairs on the patio, a large table in the summer kitchen and sun loungers with cushions. Pool is private and measures 15.6m x 6.3m. There is a hard tennis court. The garden is terraced around the house but the rest of the 11 hectares is quite wild with grass and trees and an orchard which is being converted into an olive grove. Wild flowers, thyme, lavender and spanish gorse grow in abundance.There are lots of lovely walks in the area and shorter ones around the property itself (some of which can be quite steep).You can walk to the village across vignards and forests. Most of the surrounding area is hilly but with fantastic views. The local wine area is called the Malpere.

Coast/Beach
Narbonne on the Mediterranean is a 45 minute drive. There is a nice beach at Gruissan with its salt marshes. Port Leucate with its pretty port is an hour’s drive and that also has a nice beach.

Golf
There is a golf course at Carcassonne which has been beautifully landscaped.

Skiing
There are ski resorts within an hour away. The better resorts are about 2 hours away in Andorra.

Travel
Carcassonne airport is 15 mins, Toulouse and Perpignan airports are an hour's drive. Calais and other such ports are a 12 hour drive.

Distances
8 min drive to Preixan, 15 mins to Carcassonne town and 20 mins to Carcassonne city. 20 min to Limoux. Cathar chateaux are all around and at various distances. Rennes le chateau which is very interesting is about 45 mins away. St Hilaire (a monastry where the local white fizzy wine la Blanquette was discovered) is 15 mins away across country.

Local bakery is in Preixan with fantastic croissants plus small supermarket. Various small shops in La Valette (butcher, tabac and grocers).Major supermarkets (Geant and Leclerc) and banks in Carcassonne and Limoux. Restaurants in Preixan, St. Hilaire (Le Clos de St. Hilaire) and Carcassonne city (Comte Roger). Various Cathare Chateaux nearby and kayaking on the Aude at Alet les Bains. Riding at the nearby campsite.Wine caves in Arzens and Rouffiac.

Booking notes
A deposit of 20% ir required to secure booking. Also a deposit of 500 euros needed on the house contents which will be refunded on departure if there are no breakages. Rest of rental should be paid a month before tenancy.
