Changeover day
In high season changeover day is Saturday, otherwise by arrangement.

Bedrooms have built in mirrored double cupboards. Telephone set to incoming and local calls only. Sky installation but no subscription - bring your own Sky card.
Accessibility
The property is on the third floor, with access via lift and stairs, suitable for mobility difficulties but not specially constructed for wheelchair access - the bathrooms may be too narrow for wheelchairs.
Outside
Landscaped gardens with large shared pool and surrounding area for sunbathing, fully compliant with recent safety standard changes. Not heated, annual closure 15 October - 15th April. Tennis court - proper shoes/sensible dress required.
Coast/Beach
The seafront with sandy beaches is 5 minutes walk away - in the town most of the beaches are private with loungers available for hire. The public beaches are about 5 minutes drive away, and easily accessible on foot.
Travel
Nice airport 30 minutes drive away. Private transfer can be arranged, cost about 60 euros. The No 250 airport bus goes to Juan-les-Pins, nearest stop La Regence, or take a train to Juan-les-Pins station, which is about 10 minutes walk away. Car hire not essential - the coast is very well served by local train (station about 5 minutes walk away) and local bus (bus stop outside building). Rural exploration of mountains/villages would require car. Car hire available nearby.

There are two supermarkets and two boulangeries within a few minutes walk - Juan-les-Pins is teeming with many boutiques, restaurants, night clubs, banks, a casino. In nearby Antibes, there is a daily market, the pleasure port and the famous Picasso museum amongst other attractions. Juan-les-Pins is famous for its Jazz festival and buzzing atmosphere in the summer months.

"We have stayed in this apartment twice & both times we have had an excellent time. Descriptions of the property are very accurate. We have two kids (3 & 5 yr old) & the extra bathroom is a godsend. Both bathrooms have been refurbished to a very high quality on a par with any hotel. The apartment is very centrally located close to beach train station carry outs, supermarket & local restaurants. There is a local bakery which you can see from the patio & it takes 5 minutes in the morning to walk down and get steaming hot croissants & baguettes plus its does great pastries as well. The main living room is huge and has two bed settees in it plus if you bring your sky card there is a sky box as well as a video & DVD.The place was spotless when we arrived. The residents in the apartment are very friendly as well. Kitchen is adequate to cope with all your needs and has everything to make the self-catering experience excellent.

About the owner
I live in England with my two teenage girls, but love travelling and am enjoying life to the full.
Since I was a girl, I have adored France and many of my early holidays were spent in the Cote d'Azur where I never cease to be uplifted by the romance and easygoing way of life. The cuisine, the fun, the laughter, lazy swimming, sauterelles competing with Juan-les-Pins jazz, warm days and nights in lovely family or friends' company is an experience I'd like to share with all my guests....enjoy!

Why the owner chose an apartment in this location
I had romantic visions of buying a cottage in the mountains, but with two young girls my friends persuaded me that I should consider a town on the coast where I had no need to become a permanent taxi!
The residential building I chose in sought after fun Juan-les-Pins, has lovely gardens, pool and tennis court, is very quiet and private and yet is within easy walking distance from shops, restaurants, cycle and walking tracks, nightlife and of course the sea!
Nice airport is only 30 minutes away, train access to all over Europe is excellent, and local public transport to the well known towns and villages along the coast means I rarely use a car. When we tire of the beach, the southern Alpes are an easy drive away, and we often escape to the wilderness of the mountains with a picnic.
Unique benefits of the property
The modern, spacious apartment suits all ages and has been fully equipped to cater for short or long term stays. In the grounds the pool can be enjoyed in the summer and the tennis court all year round. The building itself is very central but because we are at the end of a no-through road, we don't suffer from late night noise or passing traffic that can be a problem at the height of the season in other buildings.
