This superb cottage is part of a 19thC Perigord Farmhouse situated on a south facing hill with views overlooking the listed village and fields. It is well furnished and retains its original features with oak beams, stone walls and tiled throughout. There is a large private terrace with lighting, garden furniture etc and the house is surrounded by an acre of enclosed and gated mature garden. It provides an excellent holiday base for all ages with good facilities and plenty of room. Bergerac and Angouleme Airports are within 1 hour and Bordeaux and Limoge within 1.45 hours so with flexible arrival days this gite is ideal for a quick break away or a family holiday. Verteillac is within 1.5kms and has a large pool, bank, baker, butcher etc and several bars and restaurants. The village within walking distance has an excellent bar/restaurant and with many river beaches closeby there are lots of places to swim, fish and kayak. Flexible arrival days are available to suit your flights/ferry.

Notes on prices
Prices are for the property per week in UK Pounds.
Kitchen linen is included in price as is all water, electricity and gas in mid to high season. In low season (Jan-Apr & Nov-Dec) electricity is extra. Linen hire and towels are £8 per person if required. There is a 10% discount for 2nd week out of high season and with flexible arrival time this makes the house excellent value.

Notes on accommodation
The property is suitable for young children as the house has large gates which can be closed onto the quiet lane and hedges and fences around. For heating (out of season) there is a supply of wood for the wood burner and there is electric heating.
The cottage is under 2 hours to Bordeaux and Limoge and within 1 hour from Bergerac and Angouleme (RyanAir) and there is flexible arrival dates. We have found this has meant clients can obtain cheaper off peak ferry and air fares.

Outside
The cottage has its own separate south facing terrace which has electric lighting, garden table and chairs, BBQ and sun loungers. For those who enjoy wildlife the house garden has orchids, geckos (a sign of a friendly house!) and a wide range of butterflies attracted by the mature garden. The terrace overlooks the listed village of St Martial de Viveyrols with its Roman Church and bell tower as well as the surrounding countryside giving magnificent views.
Coast/Beach
1.45 hours drive to the beach at St George is the nearest large beach and within 15 minutes there are a number of river beaches along the Dronne River as well as a 'lake beach' at Lake Jemaye which is within 20 minutes drive.

How to get there
The nearest airport is Bergerac within 1 hours drive. Bordeaux is within 1.45 hours drive. Limoge is within 2 hours drive. Although the village and small town are within walking distance a car is recommended. The house is within 8.5 hours from Calais, 6.5 hours from Cherbourg and 5 hours drive from St Malo.

The nearest village is just down the hill and within walking distance. The nearest town (Verteillac) is within 1.5kms and nearest larger town (Riberac) is within 15kms.
Further details
The village has a bar/restaurant, hard surface tennis court and a Roman Church.
A good supply of shops including a butcher, baker, PO, garage, bank, restaurants, bar, general store and chemist are within Verteillac (1.5kms). There is also an excellent new swimming pool with lifeguard plus sports complex with football pitches. Supermarkets, cinema, more shops are in Riberac (15kms).

About the owner
I have been the owner of this gite for over 20 years and during this time we have made many changes to improve the overall property but to also make the cottage as comfortable as possible. My family regularly take holidays and with spectacular views over the valley it is a great place to relax.
Why the owner chose a house / villa (old name) in this location
I was told by a French friend: Never buy a house near water - it may flood in the winter and you get mosquitoes in the summer! Always buy a house in a village and near local shops. If possible buy a house near a local school as it will be much easier to sell in the future. My friend was perfectly correct on all points above. So I bought this listed house!
