Situated in a peaceful residential area of the vibrant coastal resort of Juan les Pins, Villa St Charles has the flexibility of being let as a whole villa for 14 people or as two separate apartments, La Maison de Maître for 6 people, Les Palmiers now incorporating La Chaumière for 8. Each section has all the same facilities of fully-equipped kitchen, salon with interior dining areas, twin and double bedrooms and modern bathrooms and/or shower rooms. Garden dining areas can be separate, one under a pergola and one on the pool terrace. Both have BBQ's and private terraces. Parking within the grounds via two double wrought-iron gates for up to 3-4 cars with additional parking adjacent. The position is unique in that it has appeal for all kinds of groups of people with everything possible within a short walk so that even a car is not essential as local bus and train services run frequently to Cannes, Nice, Northern Italy, Monaco and eastwards along the coast as far as Marseille.

Changeover day
Normally in high season the change-over day is limited to Saturdays but there is flexibility out of season. Minimum rental period is one week. Shorter periods may be considered, please ask.

Accommodation

This section dates back to 1903 and is the original villa with high-beamed ceilings to salon and dining room.
Soft furnishings are cream/ecru,freeview satellite channels+DVD. Wifi
Old pine refectory table with hand-painted dining and carver chairs under sumptuous chandelier in the dining area.
Kitchen is quite large with custom-decorated units and all new appliances of fridge/freezer, washing machine, halogen hob, electric oven, dishwasher and microwave. Exterior courtyard dining area under tented pergola adjacent to the kitchen.
Upper floor has three bedrooms:
Master bedroom with 4 poster, balcony overlooking the pool and en suite shower room with WC.
Second bedroom has double bed with Colonial style furniture and access to large south-facing balcony.
Third bedroom has twin beds that can be zipped to make a double if required. This bedroom shares the same balcony as the second bedroom.
New bathroom with bath, hand-held shower, vanity basin, bidet and WC. Further separate WC.

More modern than the Maison de Maître but no less stylish. Newly renovated to incorporate the original Chaumiere section enlarging the NEW layout.
Ground floor has large salon combining peninsular dining bar and white kitchen. Fridge/freezer, electric oven, halogen hob, microwave, dishwasher. Washing machine is on the first floor.
Cream/blue sofas,freeview satellite , DVD,Wifi in Maison de Maitre. French windows to garden.
Also on the ground floor, Wedgwood blue double bedroom, adjacent spacious bathroom,bath, shower in separate cubicle, vanity basin and WC.
Marble staircase to first floor where there is a further newly equipped shower room, a double bedroom with Poppy motif soft furnishings and balcony with sea view.
Third twin gold/green bedroom, window overlooking pool and French windows to large private terrace at rear of villa.
Les Palmiers linked with La Chaumière bedroom suite newly constructed with large double bedroom, en suite shower room and dressing room/study area.

The Chaumiere suite is now an extension to the NEW configuration of Les Palmiers which is all in the process of being renovated and re-fitted. New sanitary ware throughout, new kitchen and appliances. The whole newly configurated PALMIERS sleeps 8 in 4 bedrooms, the main suite being the Chaumiere suite that has the privacy of its own en suite shower room and small study. The Chaumiere is now an integral aprt of the Palmiers making the whole concept of the villa more spacious and open. In keeping with the up-dating of this part of the villa, all floors will be homogenously-tiled throughout, re-decorated providing a luxury rather than very-comfortable section to Villa St Charles. See the floor plans in the photo section of the advert for the new Chaumiere suite. Photos can be sent at various stages of the whole renovation which will be completed before Easter ready for rental early May onwards.

 

Notes on accommodation
The whole garden is fenced and secure with two large access gates. Pool is alarmed and there are gravelled and grassed playing areas for children. Boules court to be shared by all guests. There are free-standing fans in all bedrooms. Heating available in winter at extra charge.

Accessibility
There is only one possible bedroom for a wheelchair access, that being the Wedgwood bedroom in Les Palmiers. There are however two steps into the Palmiers from the pool terrace otherwise all other areas are accessible. Loose pebbles may make pushing wheelchairs a little difficult.

Outside
Gardens are immaculately maintained with Palm trees, Magnolia, Cedar, Yucca trees and many flowering shrubs so that it is colourful all year round. The garden and pool are floodlit during the evening. There is sufficient outdoor furniture for 14 occupants, loungers, three dining tables and adequate chairs with cushions. Three gas barbecues. Pool shower.

Coast/Beach
The sandy crescent beach of Juan les Pins is within 400 metres directly from the villa! Here there are sailing and wind-surfing schools, water skiing, parasailing, banana rides, glass-bottom boat trips and cruises along the coast. Beach restaurants and private sections abound where sunbeds can be hired with waiter service or there are sections that are free of charge.....there is something for everyone!

Golf
There are numerous golf courses all within a short drive in Mandelieu (2) Mougins (2), Valbonne/Opio to name but a few.

Skiing
It is feasible to take just a day trip to the ski resorts of Isola 2000, Auron or Valberg. This is less than an hour's drive depending on conditions and skiing is normally from Mid-December to late March or even early April.

Special interest holidays
Through local contacts, cookery courses, painting, language lessons, sailing and diving courses etc. are all possible. please ask the owners for advice.

Travel
Nice airport is approximately 20 minutes' drive from the villa, but there is no need to have a car as local transport is frequent as well as the local train station which is only 15 minutes' walk away. Car hire would be recommended for inland sight-seeing, but it is not essential.

Distances
Cannes with its famous Film Festival is only two stops on the train about 10 kilometres away; Nice with its museums and colourful flower market, only 20 kilometres: Ventimiglia market is a 'must'; Inland there are the perfumeries of Grasse to see, the Gorge of Verdon, the vineyards of the Luberon, the medieval villages of Gourdon with its paragliders , St Paul de Vence with its art galleries, Monte Carlo and the Palace, Casino, the Café de Paris and much more.

Further details
Juan les Pins offers everthing in the way of chic boutiques and restaurants with all kind of cuisine. Local supermarkets are within walking distance from the villa and they are also open on Sunday mornings. Take-away BBQ chicken and pizzas close by too!

Banks and cash points are just down the street. Virtually every kind of sport is available: Tennis, squash, scuba diving, sea fishing, horse-riding, golf etc.

Booking procedure: 25 % deposit required to confirm the booking with balances payable 8 weeks prior to arrival date. Payment is in sterling to UK account by cheque or transfer or alternatively by any major credit cards.
