Parc De Ligniere is a comfortable family home, designed for easy living and is family friendly (or for groups of friends). Visitors love the sunny rooms equipped with shutters opening on to courtyard with trees and garden. The house has a sitting room and study with old tiles and original open fireplaces. There is a large family kitchen with handbuilt furniture and French windows also opening on to the courtyard. The large rear garden has plenty of space to play in, but also features a heated saline swimming pool and sunbathing area. The village has a good shop for the essentials and a Post Office too. There are larger villages minutes away, the Old Cite of Carcassonne, airport and modern necessities are 25 mins drive. The Montaine Noir; Canal du Midi; ancient caves, Cathar Castles and abbeys; superb markets, restaurants and culture are all within easy reach and ready to be explored. Many people prefer to enjoy the tranquility of the garden and house, or go cycling in the vineyards.

Notes on prices
The rental amount includes a management fee of €250 to cover Tenant support from our English speaking managing agent; pool & garden maintenance; bed linen & bath towels;normal electricity and gas usage; French Tourist Tax.

Each week in September is a "vendage week". Spend up to 3 days a week helping to bring the grape harvest in at our own vineyard or others nearby, practice your French and enjoy some hearty food at lunch and a glass or two of wine afterwards!

Changeover day
Saturday; 10am departure and arrival after 4pm please. We can be flexible in non peak periods, please ask.

Utility Room: Separate Utility Room with large capacity washing machine, large capacity tumble drier, ironing facilties.
Living Rooms: A calm and peaceful sitting room and study room both with French windows on to the courtyard. Open fireplaces, old tiles, books, maps and landline with wireless internet connection.
Other: Cosy snug off the kitchen which everyone loves, full of toys, board games, TV, DVD and movies aplenty, PS2. Ideal for little ones who can't cope with long holiday meals without play breaks. Ideal for watching a movie after an exhausting day out exploring.

Linen and house towels provided. House cleaned prior to your arrival, please leave it in same good condition. Change over fee of £250, £130 of which will be returned to you if there are no breakages, losses or damage. Garden and pool maintenance provided.

Notes on accommodation
The house and grounds have a simple layout. It is safe and contained and yet with enough space for everyone-designed for the perfect easy family holiday.

Accessibility
It is possible to put a bed in the downstairs study for guests that have difficulties with the stairs, there is a downstairs loo too.

Outside
The whole property is enclosed behind high, old, walls and with secure gates. The courtyard is pretty and welcoming with mature trees providing shade and a lawned area with some hard standing for up to 3 cars. Through the gateway and into the 'Park' you find yourself in the secret garden with out-buildings and play areas, fruit trees and pool area to explore. There is a childs swing amongst the trees. The pool area is enclosed by a hedge and fence and overlooked by the sunhouse, bar and terrace. The pool is 10/5m, heated and uses saline filtration, which is very kind on the skin and eyes. There is a manual cover, which conforms to French safety standards for extra security and convienence, and to keep the pool warm. The pool area has plenty of space for sunbathing, and also a pool bar for sundowners. Bikes can be hired from nearby Mellow Velos. We also have a table tennis table and a rowing machine for the really virtuous.

Coast/Beach
The Mediterranean with numerous fabulous beaches is about an hour away. We have always enjoyed Narbonne Plage.

Golf
Carcassonne has a very good 18 hole course, and there are other courses at Narbonne too.

Special interest holidays
Wine: picnic in our very own vineyard or have days out on wine tours. There are three renowned vignerons (wine makers) in the village and opportunities to taste and buy their wine is highly commended. In September try out our special "Vendage Week" whereby you will be able to spend up to 3 days in the vineyards picking grapes, mixing with villagers and friends and helping to bring the harvest in.

Cycling: Our location at the foot of the Montaigne Noir means we can offer plenty of local routes through the vineyards on the plains, or along the Canal Du Midi, as well as in the mountains themselves. The Tour de France has a route nearby. We have out barns and undercover areas for storing and bike repairs, and the property is enclosed, secure and private. You can also hire good bikes nearby

Climbers - There is excellent climbing in the nearby marble gorge between Trausse and Caunes Minervois.

Classes: the house is big enough for classes in painting, photography and cookery

Travel
Carcassonne airport is 25 minutes flown to by Ryanair.
Toulouse airport is 90 minutes flown to by BA and EasyJet plus Air France. Narbonne 60 mins, Toulouse 90 mins and Bordeaux 4 hours; TGV high speed train from Paris to Narbonne and Toulouse. Connecting service to Carcassonne.
Direct route from the ferry/tunnel is straight forward (Paris, Limoges and Toulouse) and through spectactular mountain scenery, approx 10/12 hours. A car is recommended to enjoy what the area has to offer.

Distances
Caunes Minvervois and Peyriac are both attractive towns and a 20 min cycle ride through vineyards. Caunes has its own 8th century Abbey and annual sculpture competition using the famous red marble (used at Versaille Palace) that is produced locally. The ancient Cite of Carcassonne with its spectacular medieval jousting and Bastille Day fireworks is only 25 minutes. Cathar castles, mountains (including the Pyrenees) and the Canal du Midi are all nearby.

Further details
Trausse has a new and smart shop, a post office, two restaurants and a hairdresser. Fresh bread is delivered daily, meat/fish markets happen during the week. Caunes has a bank, delicatessen, pizzeria, smart restaurants, bar, art galleries and a bustling market. Elegant Narbonne has stylish shops and is an hour's drive. Toulouse, the city of aviation, has beautiful shops and eating places around the central square. Museums, galleries and a special wildlife park - recommended if you are flying into/out of Toulouse and have children.

Booking notes
When you book with us we will ask you for three payments: the first payment is a Booking Reservation for your holiday of €750 euros, this is payable on reserving your holiday with us. The second payment is for the balance of your holiday, this is payable six weeks before you arrive. The third payment is the Change Over Fee of £250. This is also payable 6 weeks before you arrive. £130 of the Change Over Fee will be returned to you after your holiday, less any deductions for damage etc.

About the owner
We are a busy family of six plus numerous pets, based in central Windsor, with some of us at University in London and school in Dorset. We thrive on big family times together; talking for hours around the kitchen table, playing in the pool, competing at table tennis and chasing each other around on bikes playing tag. Our home in France is perfect for all those things, and we all enjoy being there.

Why the owner chose a home in this location
We wanted long sunny days, big blue skies, clean air, a strong sense of history and culture and mostly the joie de vivre found in the south of France! We were charmed by the village, fell in love with the 'Parc', and fortunately, the house fell in love with us!!
