Experience the pleasures of rural France in this attractive well equipped gite with its traditional Pigeonnier tower and 13m x 6m pool. A country property, ideal for couples, on the fringe of the tranquil village of St Caprais de Lerm a 15 min walk by the chemin communal, which has a bar, shop, school and church. The city of Agen with its shopping, cathedral and museums is only 7 miles away. For tourists there are many other places of interest to visit particularly the 13th century Bastide towns in the region all with summer markets. Bergerac, Toulouse and Bordeaux are all within easy reach. Locally there is golf, fishing, riding, cycling, boating on the rivers Lot, Garonne and Dordogne. The Canal du Midi and the canal de Deux Mers also run through Agen. Or you can just sit by the pool and relax and enjoy the scenery! In the evening you can either dine out at the many different restaurants in the area or perhaps prepare a BBQ outside your gite.

Prices are for the property per week in UK Pounds and Euros (prices in Euros are approximate). Book 2 consectutive weeks and receive a 5% discount on both weeks.

Changeover day
Saturday. Arrival from 4pm and departure 10am. A welcome pack is provided on arrival.

Outside
Set in 5 acres of gardens with a variety of fruit trees and woodland (ownwers property 60 metres away ). Garden seats with views across the beautiful countryside. The swimming pool is 13m x 6m (1m shallow to 2m deep end), shared occassionally with the owners. The pool is alarmed as prescribed by French Law. There are sun loungers around the pool along with a heated shower. Sun shelter at shallow end housing wooden coffee table and 4 seats.
Outside Gite: Patio area with wooden table and 4 chairs. Gas BBQ.

Coast/Beach
The beaches of Bordeaux are 1.5 hours away by car.

Golf
There is a 9 hole golf course 5 miles away.

Travel
Nearest Airports from UK: Bergerac - 50 miles, Toulouse - 70 miles, Bordeaux - 105 miles. Distance from Calais - 600 miles.
Car hire or use of car is essential.

Distances
St Caprais de Lerm - 1 mile, Grand Fonds - 5 miles, Bon Encontre - 5 miles, Agen - 7 miles. Villeneuve sur Lot - 13 miles.

Further details
Grand Fonds and Bon Encontre have markets, shops/mini supermarkets, banks, post offices, hairdressers, restaurants and a Tourist Information Office. Places of interest in Agen include the Cathedral, Museums, Art Gallery and Architecture. Lot and Garonne has many historic villages and Chateaux. There are village fetes throughout the region during the summer months. The nearby village of Puymirol is home to the famous 3* Michelin restaurant - Michel Trama at hotel l'Aubergarde. Our immediate vicinity is on the pilgrim route to Santiago de Campostilla and is part of the 'Route de Roland' when he returned from the Holy wars. Visit the Chateaux, vineyards and wine caves where you can taste and buy regional wines like Buzet, Donzac, Duras and Bergerac.
Bikes are available for use during your stay. Please note personal and third party accident insurance should be covered in your own holiday/travel insurance.

Booking notes
Booking by tel/fax or by email. 20% of rental price is required as a deposit with booking. The balance is due within 6 weeks of arrival. A £200 security deposit is required at time of booking. This will be returned to you on departure provided there is no damage, breakages and extra cleaning required during your stay.
