A bright modern apartment with recently refurbished kitchen and shower room, in a gated residence with designated parking spot. The balcony overlooks the Les Capellans marina and pretty gardens. The apartment boasts Sky TV and DVD player. There's a great range of shops to cater for all your holiday needs, is just 400m stroll away, including restaurants, pizzerias, ATM, wifi, laundrette, hairdressers and doctors' surgery. Centre of St Cyprien-Plage with its busy harbour and fantastic restaurants, is a 3 minute drive. Nearest sandy beach is one minute's drive. St Cyprien offers more than 300 days of sunshine per year plus a variety of water sports, fishing and championship golf. It is a great base from which to explore this beautiful and unspoilt region. Perpignan, France's hottest city, is a 30 minute drive, Carcassonne, featured in many films is just one and a half hours away, while picturesque Collioure, favoured by artists such as Matisse and Picasso, is just a twenty minute drive.

Notes on prices
I try to keep things really simple. So the prices quoted are the nightly rate to rent the apartment and are shown in UK Pounds. Minimum 5 nights' booking please. Included in the cost are: cleaning before and after your holiday, water, electricity, bedlinen, tea towels, towels and even beach towels.

Ask me for a discount on stays of a fortnight or more, all year round! December to March, make me an offer.

Changeover day
I am very flexible about changeovers, particularly because it makes a huge difference to the cost of flights. So don't think you have to book Saturday to Saturday or even set weeks - just let me know when you'd like to stay.

Bathrooms: Shower room with power shower, basin and vanity unit. Separate WC.
Kitchen: Kitchen area includes electric cooker, hob, fridge/freezer, microwave and electric steamer. kettle, coffee maker and coffee grinder. Plus plenty of crockery, cutlery, utensils and glasses.
Living Rooms: 2 armchairs, sofa bed (which can sleep 2 more), coffee table, wine rack/bookcase, flatscreen TV with Sky channels and DVD player with a selection of English language films. Guide books and a file of information on attractions provided too.
Other: Wardrobe area in hallway with hanging space and shelving.

Apartment is on the first floor accessed by steps.

Outside
The apartment is situated in private grounds, accessed through electronic gates. It has a designated parking space and is situated in pretty gardens around the waterside. A game of boules under the mulberry trees to the rear, gets up most afternoons. Meals are taken on the balcony, equipped with a table and four chairs so you can get the most out of the beautiful view.

Coast/Beach
Nearest sandy beach is 1 minute's drive, or a 15 minute walk. Parking is free and virtually on the beach. The beach continues for about 100 miles so there's no need to book your spot.

Golf
Golf course in St Cyprien 30 minutes drive from the apartment.

Travel
To take advantage of cheap flights, I am very flexible about bookings. I don't have a set changeover day, but just ask for a minimum of four nights booking. Nearest airport is Perpignan (30 mins drive), followed by Beziers/Cap d'Agde about 80 minutes drive. Gerona in Spain and Carcassonne (both 90 mins drive) are also an easy option. Other airports to consider are Toulouse and Montpellier. Car hire is essential in order to get the best out of the region.

Distances
St Cyprien-Plage centre for a great range of fish restaurants plus the twice weekly market 3 minutes' drive. Perpignan for Catalan culture and shopping 30 mins. Argeles-sur-Plage, voted one of France's top beaches 15 mins. Collioure for great art, galleries and restaurants 30 minutes. Canet-Plage for livelier nightlife 15 mins. Banyuls, beautiful little town and home of the famous aperitif 45 mins. Carcassonne, one of France's most visited historic sites, 90 mins drive.

For a taste of the region, see for yourself! I've shot and edited a short video of the apartment together with some suggested places to visit, which I can email to you together with more information on my website. The local shops are a real plus point. There is an award winning butchers, superb fish shop, two bakeries, cafe/deli with wifi, fruit and veg shop, book and paper shop, a couple of boutiques, Petit Casino supermarket, all day bistro, two restaurants, two pizzerias, grocers, hairdresser, beauty salon, laundrette, doctors' surgery. Even an estate agent, should you love the area so much you want to buy a property here!! Plenty of watersports and boat trips from St Cyprien-Plage harbour. Golf in St Cyprien, nearest theatres and cinemas are in Perpignan.

Booking notes
A 25% deposit confirms the booking, payable in either euros or sterling. The rest falls due 8 weeks before the holiday plus a £100 damage deposit which will be refunded within a week of departure. I would urge clients to take out normal holiday insurance. I am very happy to avoid Saturday changeovers if it suits. Standard terms and conditions. Keys are collected from my English speaking management company who are based in St Cyprien-Plage and only a phone call away should you need them.

About the owner
My passion for France began in my early teens. French was my favourite subject at school and I wanted to look and sing like Francoise Hardy. Some hope! I spent several summers with a penfriend in Niort, (Deux Sevres) where my French became fairly fluent and I fell in love with the French way of life. Not surprisingly, it was my choice of subject at university but I turned my back on a job offer as a translator with Michelin, on the basis that a life in tyres wasn’t for me. Instead I became a music PR, journalist and eventually a television producer and programme commissioner. I worked for ITV for 27 years before starting Blanchard Media in 2009, making corporate films and offering services in public relations and media consultancy.

Why the owner chose an apartment in this location
I've travelled a huge amount in my life but nothing quite beats France for its lifestyle. I fell in love with the Languedoc because of its wonderful climate, long sandy beaches, beautiful scenery, culture, heritage and cuisine. I also loved the idea of enjoying a French lifestyle as well as dipping into Catalan culture, and the close proximity to Spain. I knew that as I'd be visiting regularly in the future, there had to be a constant supply of new discoveries. The Languedoc is easy to get to, with a choice of airports. It's much less crowded than the Riviera, parking is plentiful and mostly free. My husband and I have enjoyed many happy and relaxing holidays here. And I often visit with girlfriends for a spot of shopping and chatting. And of course, nothing beats being by the Med!

Unique benefits of the property
Location, location, location. I adore the view from the balcony over the marina. It's the most wonderful place to sit, enjoy a glass of wine and feel at peace with the world. I love the proximity and quality of the fantastic shops, beaches and scenery, the ease of parking and the relaxing atmosphere. I have also worked hard to equip the apartment with absolutely everything you need for a relaxing holiday, from Sky TV and a selection of films on DVD to books and beach towels. The kitchen is fully equipped whether you feel like cooking a traditional roast or just shucking a few oysters. I'm lucky to have a fantastic management company Property Services 66 who really care about my guests. It's very important to me that if you choose to stay in my apartment, that you have a wonderful holiday.
