Mas De Landes is situated on a hillside, facing south, looking over to the medieval village of Castlenau de Montmiral. The house is set in a hectare of undulating garden. Outside there are eating and BBQ spots shaded by trees, close to the pool. Inside the rooms and halls are large. Downstairs French windows lead from the kitchen and sitting room to the garden. From the bedroom floor a wrought iron spiral staircase ascends to a mezzanine level with a velux, giving a sense of light and space. We are in the midst of some of the most beautiful 13th century villages in France. Cordes with its winding, climbing streets and arches, almost seems to hang in the sky. Puycelci, Bruniquel and St. Antonin are equally impressive. Albi, capital of the Tarn and birthplace of Toulouse Lautrec, with its medieval cathedral, is 25km away; as is canoeing through the spectacular gorges of the river Aveyron. Tennis, horse riding, cycling and walks through woods and sunflowers are all close by.

Changeover day
Saturday is changeover day. Arrival time is after 4pm. Departure by 10am.

Bedrooms: Bedroom 1, 2 and 3 with king size bed.
Bedroom 4 with twin singles.
Bedrooms are all on first floor. Extra children's beds as required
The two extra single beds can also be put up on mezzanine level.
Bathrooms: Large main bathroom between bedrooms 3 and 4 has bath, wash basin and walk-in shower.

Separate WCs - one upstairs, one down.
Kitchen: Open plan, well equipped kitchen, facing south, with French windows out to the garden. Modern American fridge/freezer, gas hob, electric oven, microwave, dishwasher, double sink and oak work surface. There is a large oak dining table (seats 10).
Utility Room: Large washing machine (10KG), dryer, ironing board and gas boiler. There is also a separate WC and wash basin here. Down steps from the utility room is a lower wine cellar with a chest freezer.
Living Rooms: Huge sitting/recreation room with TV, DVD and CD player, with sofas - ideal for children. Smaller sitting room leading off the kitchen with TV, DVD and CD player - sofa, chairs etc. There is a large hallway between these two rooms.
Other: From this hallway steps lead up to the Pigeonnier which provides an impressive entrance hall. From here steps lead to the large upstairs landing giving onto all the bedrooms. The wrought iron staircase rises from the hallway to the mezzanine.
Cleaning/towels/
linen/maid service:
All linen and towels are included apart from pool towels. The house is thoroughly cleaned between lets. We have a cleaning lady who can clean for you on a Wednesday by arrangement.

 

Notes on accommodation
Mas De Landes is a stone farmhouse, with extremely thick walls, so the rooms always remain cool even in the heat of the summer. As we live here most of the year, there are more home comforts than are generally available in holiday rentals. ie books, pictures and basic kitchen items such as; coffee, teas olive oil, sugar etc. As well as the pool there is a ping pong table and badminton equipment.

Accessibility
As described there are various levels in the house. So it is not ideal for the very old or people with severe mobility problems.

Outside
The pool is set above the house surrounded by a wooden picket fence. It is also alarmed. There are loungers, chairs and parasols for the pool. In the garden there are chairs and tables where you can eat and drink, in the shade of an old spreading lime tree. There is a barbecue and a pergola is also planned for this summer - builder willing. The garden is mainly rolling lawns with plenty of quiet corners to sit and read or just simply relax. Above the pool there is a flat area where badminton can be played.

Coast/Beach
The Mediterranean (Narbonne) is about 2 hours away.

Golf
There is a golf course near Albi. We do not play but gather it is quite interesting.

Special interest holidays
Painting courses are available at the painting school at Castlenau De Montmiral close by. We will supply details if you are interested. A number of artists live and work in the region as the light is so clear. A kilometre up the road there is an accredited riding school. As stated earlier theire is canoeing at Saint Antonin on the Aveyron. It is great biking and walking country. There are many historic buildings and villages round here which are well worth visiting. For children there is 'Base De Loisirs' below Castlenau De Montmiral which has tennis courts, a boating and swimming lake with slides etc, picnic areas and cafe.

Travel
Toulouse Blagnac is the nearest airport, one hours drive away. British Airways, EasyJet and Flybe have regular services to it. Ryanair fly from Stansted to Rodez and Carcasonne which are both about 90 minutes away. If you drive it takes from 8 to 10 hours from a French channel port depending which one you use. You can also sail to Santander or Bilbao in northern Spain in which case you would only have about 4 hours drive.

Distances
Castlenau De Montmiral is 6km away as is the lively village of Cahuzac. The nearest town is Gaillac, about 12km. The beautiful ancient hilltop town of Cordes is about the same distance in the other direction. Albi is about 30km.

Further details
The hilltop village of Castlenau has a lovely 13th century village square. The tables from 2 cafe/restaurants spill out onto it. Children can safely wander and play as there are practically no cars. It is a great place for a relaxed family meal. Gaillac has several supermarkets, banks, a railway station and an extensive Friday market. If you are interested in history and architecture, a visit to Bruniquel, only 15km away, makes a great day out. The chateau, perched on a hill overlooking the River Aveyron, has been renovated and is quite extraordinary. Further up the Aveyron in the St. Antonin, where 'Charlotte Gray' was filmed. It has a terrific lively open air market every Sunday.
