Much sought after quality properties situated in France's micro climate with wonderful spring and autumn weather as well as hot summers, beaches. Six ancient modernised cottages, private fenced pool 16x8m (solar heated), walled grounds. Fully equipped, dishwasher, washing machine. Kiddy play area. Sun loungers, parasols, garden furniture. Linen, cot can be hired. Games/book room, DVDs. Utilities payable in low season. Short stroll to village shops and restaurant. Many sandy beaches within five or ten miles, lots of interesting markets, ancient fortifications and seafood restaurants. Situated on the edge of the village of St Just a generally quiet area in the countryside, yet within easy reach of everything for all age groups. The Roman town Saintes at Royan are nearby and islands just off shore. This area offers great cycling, golf, water sports, forest walks, vineyards and lots more. Featured in several books, a lovely little Chateau, sleeps 12 (+ 2 £95 pp/pw or part) Pets welcome though usually only in low season, £75 pw + extra damages deposit, prior arrangement only. Cleaning lady included twice pw. Washer, dryer, fridges, freezer, microwave. Carved stone staircase to huge 1st floor landing/library area. Two large bedrooms, one king, one with a pair of traditional "boat" beds. A smaller twin bedroom leads off the master bedroom + further single bed bedroom. Two en-suite bathrooms. The second floor living room for the kids. Three big double bedrooms plus smaller one with bunks; 2 shower rooms. Large walled garden, 12m x 6m heated pool fenced and decked. Barbecue, chairs, tables and sun loungers supplied. Games room. Sand pit, swings, slide. Can sometimes be rented with the cottages for big groups low season, prior arrangement. Smokers: outdoors please. Banquets, weddings, corporate events.

Large living room, kitchen, dining area. TV, DVD, armchairs and sofas, dining table for eight, kitchen with fridge, freezer, washing machine, dishwasher, microwave, gas oven and hob, toaster, kettle and a teapot. All cutlery and utensils are provided but if you are missing something our caretakers will provide for you. The bedrooms are small but the beds are big and comfy. Three rooms having two single beds designed to go together if you want a double. The fourth bedroom is a pair of bunks. Sheets and towels are not included but are available from the caretaker at modest cost. Let us know in advance and the beds will be made up. Cot, high chair also available. Everything else is complete including duvets, pillows, stair gates.

Notes on accommodation
All the cottages are within a high stone walled garden of about one and a half acres. This provides privacy and security. Two of the cottages have wood burning stoves in case it is chilly in the spring or autumn and there are also patio heaters for the odd chilly evening, usually spring and autumn. All windows are double glazed and the properties insulated. We sometimes accept pets (by prior arrangement only) in low or mid season at a supplement of 45 euros pw + a larger breakages deposit. The pool is solar heated and usually warm enough by Easter through to October. Please note that because there are 3 2-bedroom cottages, and 2 3-bedroom cottages, and only one calendar, it is not possible for me to update availability unless everybody has booked exactly the same weeks. The 4 bedroom cottage chart is correct however, as is the Chateau, because there is just the one chart for each.

Accessibility
I am sorry but the neither the Chateau nor the cottages are ideal for disabled people. We will happily put a small ramp up the front step to each cottage to gain access to the ground floor living area but bathrooms and WCs are on the first floor. Funds permitting we will rectify this in the next year or so.
The Chateau has a ground floor WC and basin that are wheelchair accessible.

Outside
The integral secure car park is well away from the childrens play area which comprises play-castle, sand pit, swings slides and loads of space to play and run around. The 16 x 8m swimming pool is solar heated, decked and fenced in a wonderful sun trap. There are plenty of sun beds and sun shades.
We set up tennis and/or badminton nets for informal games and there is room for football. Boules (petanque), table tennis and a small building with table football, and book libraries.

Coast/Beach
The area boasts 50 miles of beaches, three islands, three golf courses, horse riding and forests leading down to the sea. There are numerous old ports and towns with many restaurants.
Romans left an amphitheatre and other buildings. Napoleon had fortifications built on every strategic point. The beach at Marennes is a giant man made sea lagoon ideal for kids. Beaches on the island of Oleron and the Cote Sauvage are well known for surfing. Naturist beaches on Oleron and in the Medoc nearby.

Golf
There are three eighteen hole golf courses, each within about half an hours drive. These are at Royan, Saintes and on the island of Oleron.

Skiing
If you are skiing in Andorra, the Pyrenees or in Bacquiera, this is a nice stopping-off place for minimum 2 nights in the Chateau at £280 per person per night or in a cottage at £95 per person per night (4 bedrooms).

Travel
Ryanair Easyjet and FlyBe to La Rochelle (half an hour by car) and sometimes flights are as cheap as £1 plus taxes!! You will be sent a map and full directions well in advance of your holiday.
Ferries - we always advise people not to worry when ferries appear all booked; there is always a place from one crossing or another. The nearest is St Malo - 5/6 hours by car.

Distances
Beaches six to ten miles, St Just village 1/4 mile, Marennes for main shopping 4 miles, Ronce les Bains tourist seaside town 9 miles, Saintes (lovely Roman town) 20 miles, Royan for nightlife, seaside fun and restaurants 20 miles. Ile d Oleron (free bridge) for huge beaches and wonderful cycle tracks around the island, sea food restaurants 6 miles, Rochefort old military town with loads of history 12 miles, Cote Sauvage (Wild coast) surfing and beaches (some naturist), 8 miles.

Further details
In the village is a butcher, 2 bakers, small coop, chemist, doctor, wine and beer store, In Marennes about five miles away there are two big supermarkets, banks, post office and most shops & restaurants + nice port & marina.
Near St Just there is a small airport where one can learn to fly or parachute. On the way to Marennes there is an archery and shooting range and on Oleron there is a very good riding school. There is tennis in the village and football and other ball games as well.

Booking notes
Please email or telephone us to confirm availability. We need to know the dates and number of people and children. We require a small deposit (part of the rent) immediately with the balance in two/three payments. Upon receipt of deposit we will send you further information on the area and confirm details. Linen, cot etc. can be hired from the caretakers- let us know - in cottages @ 14e pp and in Chateau @ 15e pp includes all bedding, towels, bath mats, tea towels & beds will be made.

Guest comments
We have stayed on several occasions in Chateau and in Gites since 2003. We have so enjoyed seeing the development of the site; proprietors and the staff most accommodating and friendly. All our needs more than well met re.household essentials, comfortable beds, & requests have always been met willingly.
I speak also for my husband who sadly died last year.

About the owner
We chose this area for its excellent climate, offering warm, lazy spring and autumn days as well as long hot summers. There is something for every age group in the general area, the beaches being a particular attraction. We bought this huge old place in 1995 and restored it ourselves. Old properties, dating to the 17th century - lots of ancient beams, fine old tiled floors and so on. We have hosted all sorts from ordinary folk to Lords and Ladies and famous personalities and have received lots of excellent reports. We have our own house not far away are there all summer and off and on the rest of the year. Staff always available if there is anything you need.

Why the owner chose a home in this location
The climate in this area is so good - apparently as good as the Med but not that blistering heat and without the long drive. There are miles of beaches, wonderful forests - everything really.

Unique benefits of the property
If you are interested in architecture, history, nature, tradition, art, etc you will like this property. Everything is comfortable, fully equipped clean and approved by the tourist board, so enjoy! Local tours with bi-lingual guide available.
