In the glorious rolling rural countryside of the Tardoire River Valley on the borders of Charente, North Dordogne and the Limousin our fermette is uniquely tranquil. On the edge of the tiny hamlet of Germanas, the property offers a true get away from it all experience. The property is on 2 floors with the 4 bedrooms and 2 bathrooms on the first floor and generous living space of lounge area, dining area and fully equipped kitchen on the ground floor. Downstairs wc. Outside there is a south facing fenced grassed garden with heated swimming pool, tennis court, large 1st floor roofed loggia terrace with bbq for alfresco dining and Canadian therapeutic hot tub. The property is surrounded by fields and woodland with many quiet trails and tracks to explore. An 18 hole golf course is 5 mins drive away. Canoeing 15 mins drive. Shops at Montbron 10 mins. 20 mins drive to La Rochefoucauld with its many shops, restaurants and impressive chateau and about 40 mins from picturesque Brantome.

Changeover day
Changeover day is a Saturday for weekly bookings. To give us time to prepare the property for you please do not arrive before 5pm, departure not later than 10am.

Notes on accommodation
Property is centrally heated and logs supplied in winter, spring and autumn at no additional charge (excl. long lets). 2 cots, 2 stair gates, and highchair on request at no additional charge. Small collection of English language books, games and DVDs for all ages. iPod docking station, Wi fi internet connectivity, the pool is alarmed and fenced, the whole garden is fenced too to contain errant children. We do not permit smoking in the property and do not accept pets.

The below ground pool is exclusive to you fenced & with immersion alarm for child safety & is 8m x 4m & 1.2/1.8m deep, heated on request May to Sept (additional charge 12 euros per day, 80 euros per week) & only a few paces from french doors in to living room. Poolside terrace. Converted in 2007 the Old Porcherie is now a large 1st floor roofed all weather terrace leisure area (gated access stairs for safety) with bbq & seating for alfresco dining & where an authentic Canadian cedarwood therapeutic deepwater hot tub (heated to 36 celsius) is also to be enjoyed, perhaps in the evening or after a game of tennis, walking or one of our cycle tours. Grassed gardens with plenty of sunloungers & garden chairs, parasols. Good condition hard tennis court. Further open terrace for sunbathing, dining.
Coast/Beach
Lakes near Massignac 20 mins offer beach, lake swimming, and adventure playground facilities, cafe & good restaurant. Pretty lake at St Estephe, 20 mins, with beach, lake swimming, cafes & restaurant. Quieter beaches also at Lac St Mathieu, 15 mins, lake swimming & pedalos, with restaurant, & at Rochouart 20 mins. Approx 2 hours drive to Atlantic coast & resorts of Marennes, Iles de Re and Oleron, La Rochelle.
Golf
Approx. 5 mins to Golf de la Preze, an 18 hole course with full clubhouse facilities, driving range.

We are happy to do a pre-arrival shop for you if you email your requirements 7 days before arrival. a charge of 20 euros plus the shopping bill is made for this service.
Booking notes
To "hold" dates for 7 days, complete & return booking form obtainable from owners by email. A 50% of rental price deposit is required to confirm booking, with the balance plus a returnable security deposit of 200 euros payable 6 weeks before arrival date. Payment in euros by transfer to our French bank account please. Most UK banks now simply arrange this for you over the phone.
