A 2 bedroom spacious apartment on the ground floor in a small gated complex with beautifully maintained gardens and enclosed shared pool. Situated on the coast in Juan les Pins between Antibes and Cannes, it is only a 2 minute walk to the public sandy beach which is great for children. Shops, restaurants and cafes are also nearby which can provide all your holiday requirements. The apartment has 2 sunny terraces, at the front, overlooking the gardens and sea to Cap d'Antibes and at the back overlooking the beautifully maintained Ex Flora Park and hills towards Cannes. Both are equipped with outside furniture with the BBQ area at the back. The living room, kitchen and both bedrooms have a patio door opening on to the adjacent terrace. There is a secure underground car parking space for 1 car. The apartment is convenient for excellent value bus services to Cannes, Nice (airport) and locally to Juan les Pins, Antibes and Golfe Juan/Vallauris.

Changeover day
Usually Saturdays but other days are possible out of high season subject to minimum booking period. The apartment is available from 4pm on day of arrival and must be vacated by 10am on day of departure.

Kitchen: The well equipped, fitted kitchen contains an oven, hob and automatic washing machine.
Utility Room: Large fridge freezer.
Living Rooms: A large living room with 2 luxurious leather sofas and occasional table. Freeview satellite TV/radio, and DVD/CD player. In the dining area the rustic furniture can comfortably accommodate 6 people if required for inside dining.
Other: The entrance hall has a large fitted cupboard for cloaks and beach toys.
Cleaning/towels/
linen/maid service:
Bed Linen is included in the rental price. Towels (1 bath towel +1 hand towel) are an optional extra at an additional charge of £15 per towel set per week. The apartment is cleaned on guest changeover.

 

Notes on accommodation
The apartment is suitable for families, with fans in each room, the public sandy beach is a 2 minute walk away and there is also a large well maintained public park next to the apartment which can be seen from the back terrace. There is a secure underground car parking space for 1 car with a lift to our ground floor apartment.

Outside
The apartment has a front terrace with a dining table and chairs and a small garden. It has a clear aspect overlooking the gardens and sea towards the Cap d'Antibes. There is also a larger southwest facing terrace at the rear also with dining table and chairs + electric BBQ. There are also 2 easychairs which can be used on either terrace. The shared swimming pool is fully enclosed with a paved area for sunbathing and a shower.

Coast/Beach
The public sandy beach is a two minute walk from the apartment. There are some beach cafes/restaurants close by with loungers available for hire and are evening venues as well during the high season. Some water sports activities are available just along the beach towards Juan les Pins.

Skiing
The ski resorts of Isola 2000 and Auron are a 2 hour drive away and cater for all levels.

Travel
Nice airport is a 40 minute drive by car, but is also accessible by bus. The public transport links run all the way along the coast from Cannes via Antibes to Nice, Monaco and the Italian border. There are also bus services inland, E.g. Biot village, Valbonne, St. Paul etc. They are good value, easy to use and frequent. The use of a hire car is not essential.

Distances
The nearest town is Golfe Juan which is a 20 minute walk, Juan les Pins centre is a 30 minute walk, both along the beach front.

Further details
The apartment is close by to local shops/supermarket which can provide all your holiday requirements also restaurants and cafes for lunchtime and evenings. Marineland, crazy golf, a funfair and a water park are all within a 20 minute drive and can be reached by bus.

Booking notes
The minimum booking period is 7 nights. A non-refundable deposit of 25% is required at time of booking. The balance is due 6 weeks before date of arrival. A refundable deposit of £200 is required at time of final payment for damage and/or loss of keys. A supplementary charge will be made locally by our keyholder agent for arrivals after 7pm.
