A charming period farmhouse built in 1818. La Pagerie consists of large spacious living accommodation, accessed through a wooden gate into the courtyard. The farmhouse has been recently renovated, but has retained many of the original features including fireplaces, wooden beams, bread oven, millstones and polished wooden floors. The property is located in a quiet hamlet within a few minutes walk to the River Sompteuese, with a children’s play area and walks through the wonderful countryside with an abundance of wildlife. The market towns of Melle and Chef Boutonne are within easy reach and each has a choice of restaurants, bars and shops.

These prices are all inclusive during the high and mid season (June to September). Outside of these dates a separate charge will be made for the electricity and oil, based on metered usage.

Change over day is Saturday.
Arrival time is 16:00 and departure time is 10:00.

Bathrooms: En-suite bathroom to bedroom 1 with bath, wc, wash basin, cabinet, towel rail.
En-suite bathroom to bedrooms 2 and 3 with shower, wc, wash basin, cabinet and towel rail. A downstairs toilet.
Kitchen: The kitchen has a large dining area, and includes electric cooker, microwave, dishwasher, washing machine, toaster, large fridge with ice box, cooking and eating utensils and open fireplace.
Utility Room: The boiler room has iron, ironing board, hoover, brushes and shoe rack.
Living Rooms: The living room has TV with English satellite, stereo, DVD player, coffee table, sofas/armchairs, open fireplace and French doors to the garden.

Other: The games room has seating around the fireplace, a free 7x4 foot pool table, TV with DVD player, a playstation and X-Box, children and adult board games. French doors lead into the garden.

Outside
The garden is laid to lawn with peach, plum, pear, apricot, berry and fig trees that you can pick on your holiday. The garden is surrounded by a stone wall, so is private and safe for children. The house is accessed through wooden gates, into a courtyard, which can be shut and locked for extra security and peace of mind.

Coast/Beach
You are not far from the Atlantic coast, with it's superb choice of beaches and fish restaurants. La Rochelle is a very popular day trip choice, with Royan and the surrounding area providing some unspoilt, family friendly beaches.

Golf
There are courses in the area, including an 18 hole course in Cognac and a 9 hole course at Chateau Les Forges. These courses have bars and restaurants on site, with club and trolley hire available.

Travel
The nearest airports are Poitiers or La Rochelle with Nantes and Bordeaux also being within easy reach. Car hire facilities are available at each of these destinations.
The ferry ports of St Malo, Caen, and Le Havre are within between 4.5 and 5.5 hours drive from the house. Calais is a 7.5 hour drive. Travel congestion from any of these ports is rare!

Distances
The house is located between the towns of Melle and Chef Boutonne, and both of these can be reached in between 5 and 10 minute drive. Within a couple of minutes walk you can find yourself walking along the river Sompteuese and the wonderful views and wildlife. The local chateau in Javarzay is about 5 minutes drive away, with a lake, fishing and plenty of grass to play on.

Melle - the Romanesque town Melle boasts medieval chateaux, art treasures, a weekly market on a Friday and the old silver mines which are well worth visiting. The town also has a good selection of bars and restaurants, along with supermarkets and boutiques.

Chef Boutonne - with it's 15th century fairytale Chateau Javarazy, park and fishing lake. This market town is a short drive away and has a weekly market on Saturday mornings.

La Vallee des Singes - a great family day out, with 350 free roaming monkeys and 30 different species to discover. You have direct contact with the animals and a feeding schedule allows you to plan your day in this nature park.

Futurscope - near Poitiers has futuristic architecture and pays homage to the technologies of tomorrow. See 3D films on the giant, flat, circular or spherical screens featuring dynamic cinema, new video techniques and virtual pictures. 2006 has seen the park introduce new attractions that will expand your horizons.

Marais Poitevin - known as 'green Venice', is France's largest collection of man-made waterways, covered with waterlilies and irises, and is the second largest area of wetlands. The leisure elements of the area are mixed and varied with walking, horseriding, cycling, boating, fishing, birdwatching and many more. Explore the area by boat perhaps taking a guided tour on a 'platte', or hire a canoe and make your own way through the waterways.

Cognac - home of Hennessy, Remy Martin, Martell and a hundred other makers of Cognac. Take a distillery visit or discover the architectural heritage by visiting the Château and Saint-Jacques Gate and Priory of Saint Léger.
