‘La Rosaliere’ is an old Breton stone cottage which has been renovated in the last few years to a high and luxurious standard whilst still retaining its French charm. The cottage is set in a third of an acre of lawned and landscaped gardens in a very peaceful hamlet near Bourseul. It is located close to the medieval town of Dinan (20 minutes) with its timbered buildings, castle and port. The lakeside town of Jugon Les Lacs renowned for its watersports is 10 minutes away where boats, windsurfers and cycles are available for hire. The Brittany coastline and its beautiful clean child-friendly beaches are only 20 minutes drive away. Further a field the emerald coast and its spectacular pink granite coastline await you. The picturesque town of Plancoet, with a Michelin-starred restaurant, large supermarket and 14th century church is 10 minutes away. Fresh croissants and bread are available in Bourseul within a 5 minute drive.

Changeover day
The normal changeover day is Saturday, this may be negotiable in low and mid season subject to availability. Guests are asked to arrive after 16:00 on arrival date in order for the house to be fully cleaned following the departure of the previous guests.

| Kitchen: | Spacious modern country style kitchen with large oak table is fully equipped with oven, hob, fridge freezer, microwave, washing machine, dishwasher, kettles, coffee makers, 12 person Denby tableware. Also includes LCD TV with satellite and DVD player. |
| Living Rooms: | Spacious lounge with a large fireplace with wood-burning stove. The furnished lounge has comfortable seating for 6 people and is well equipped with satellite TV, DVD player, CD/radio music system, I-pod dock, internet access, DVDs, books, games. |
| Other: | All 3 double bedrooms are on the first floor and are light and airy, with bedrooms 1 and 2 being particularly spacious. Luxury towels and bed linen are available for an extra cost. All the bedrooms are comfortably furnished whilst retaining the character. |

Notes on accommodation
The house has electric heating throughout with temperature controls in each room. There is a wood-burning stove in the lounge and a store of wood is available in the garden.
We supply the following child equipment at no extra cost: cot, highchair, pushchair, stairgate at top of stairs, changing mat, potty, toilet seat, cutlery and crockery, bath and room thermometer. Telephone in house accepts incoming calls and local calls can be made free of charge.
Accessibility
The ground floor is very accessible for wheelchairs getting into the house and going between rooms including the bathroom. However all bedrooms are on the first floor.
Outside
The house is set in a third of an acre of garden. There is a small garden to the front of the property and the patio doors in the kitchen lead directly to the front garden.
The large back garden looks directly onto the Brittany countryside. The garden has lawned areas and lanscaped areas. There is plenty of garden furniture for all guests. There is also barbecue.
Coast/Beach
The sandy beaches are a 25 minute drive through country roads. There are many beaches to choose from and normally free parking is available close to the beach. The nearest beach is St Cast Le Guildo but there are many sandy beaches along the coast after Cap Frehel heading towards Sables d'Or. The popular sea resort of Dinard is 40 minutes from the cottage.
Golf
Coastal golf course located at Dinard, approximately 30 minutes away.
Travel
The nearest airport is Dinard which is about 35 minutes from the airport. Ryanair regularly fly there from London Stansted and East Midlands airport.
The nearest ferry port is St Malo which is approximately 45 minutes from the cottage. Further afield is Cherbourg which is two and three quarters hours away.
Distances
The nearest village is Bourseul which is a 5 minute drive has a small grocery store, bakery, and a bar tabac.
Plancoet, a ten minute drive away, is the nearest town has the amenities you may require on your stay.
The medieval town of Dinan is a 25 minute drive and further afield Mont St Michel is just 1 hour 10 mins.
St Malo, with its city walls and forts is 45 minutes way.

For guests we produce a welcome pack which provides additional information on the house, local amenities, places to eat and visit.
Plancoet the nearest town has all the amenities you will probably need. It has a large Hyper U supermarket, post office, banks, restaurants and bars.
Jugon Les Lacs, a medieval town by a lake, is a ten minute drive and has a public swimming pool. Boats, windsurfers and bikes may be hired.
Booking notes
A deposit of £100 is required to secure the booking and the balance is payable 8 weeks before arrival. Payment by cheque or direct transfer accepted. Payment is also accepted in euros, please contact us for euro prices.
A refundable £100 breakages deposit is payable.

Have spent a fantastic two weeks at La Rosaliere.You have a beautiful house and the equipped gite we have ever stayed in. We hope to return here,the area is wonderful and the beaches great. The children loved the garden and the cat that came to visit each morning. Not looking forward to returning to the noise at home, its so peaceful here, especially at night. Thanks for the wonderful comfortable bed - haven't slept so well in ages! The only complaint - 2 week was not long enough. About the owner
We are a couple who live in the UK with our young daughter. Having experienced the more relaxed life in France whilst studying and working in France we took the plunge and bought the cottage in 2006. We now regularly return to France and it is just great to cross the British channel and be in a region that it is so pretty but just so relaxing.

Why the owner chose a home in this location
We bought the cottage in Brittany for its beautiful coastline and towns full of character. Due to its northerly location it is easy to reach from the UK but you definitely feel like you are in France. The Breton people are very friendly and very willing to speak English if they see that you are struggling to speak French. As the cottage is set in a small hamlet with views of the Brittany countryside it is very tranquil and great for relaxing. However, within twenty five minutes there is the beautiful northern coast with its many beautiful sandy beaches. The towns of Jugon-Les-Lac, Dinan and Dinard are less than 30 minutes away. Many attractions are also close by making it a great place if you have children. Amenities including a large supermarket are located ten minutes away by car.
Unique benefits of the property
We bought the cottage as our holiday home and the cottage has been furnished to a high standard as our aim has been to create a home away from home for everyone to enjoy. Our aim is to constantly improve the cottage and the garden. The cottage is very light and spacious and is great for 6 people. The cottage, especially the kitchen is very well equipped as you would want at home. As parents of a young child we have equipped the cottage with a good range of baby equipment. Whilst we live in the UK there is great local support from our housekeepers who make sure that the cottage is well prepared for each and every guest. If rarely there is a problem they are close at hand to sort things out. Our wish is that you enjoy Brittany and the cottage as much as we do.
