Situated in a dominant position, end of lane location with extensive views over rolling hills and woodland, a haven of peace and tranquility yet within 5km from all amenities. The area is steeped in history with the world famous Lascaux caves only 8 minutes drive. The golden city of Sarlat and Perigeux are within easy reach.

Notes on prices
Prices are for the property per week in UK Pounds or euro equivalent.
We can offer discounts of 10% for 2 weekly bookings for families outside the high season.
Short breaks available outside peak season (minimum 3 nights).
Winter lets and stays of up to 1 month available on request.
All prices are for the week including linen, towels gas, electric and cleaning.
Changeover day
Changeover day is Saturday depart at 10am and arrival after 4pm.
We maybe able to be flexible with the changeover day outside of peak periods.
A welcome pack will be available on your arrival.

| Kitchen: | Large open plan kitchen dining area with tiled floor. Fully fitted kitchen with gas hob and electric oven, fridge freezer and microwave oven. Dining area opens out into large courtyard garden with flowers and shrubs. |
| Utility Room: | Washing machine, clothes airer. |
| Living Rooms: | An extension of the open plan kitchen/dining area. Steps down into a seating area with woodburning stove, TV, coffee table and double sofa bed and chairs. Double doors open out onto sunny south facing terrace. |
| Cleaning/towels/ linen/maid service: |
Bedlinen and towels (excluding pool towels) are provided. The property will be cleaned prior to your arrival. |
Notes on accommodation
The property has a large woodburning stove for cosier out of season holidays or winter lets and both bedrooms and bathroom have electric heating. A stair gate can be fitted for the safety of toddlers.
Outside
South facing terrace with barbecue, table, chairs and parasols, there are shady areas in the enclosed courtyard. Double gates open out onto 2 acres of landscaped gardens with fabulous views, there is a play area with swings for children, hammocks, table tennis and an area for volley ball. The 10x5m pool has roman steps and underwater lighting for those late night swims, solar rings help to heat the pool in the cooler months. A safety alarm is in use for the safety of young children. The pool is mostly for the use of guests but maybe used discreetly by the owners.
Coast/Beach
Although we are probably 2 hours from the sea, there is a very pretty inland lake with a sandy beach within 20 mins drive.
Golf
Golf courses at Sarlat and Soulliac 30 minutes drive.
Travel
A car is essential although we do have some old bikes! Car hire is available at Bergarac, Bordeaux and Limoges Airports both served by Flybe, and Ryanair.
Distances - Limoge and Bordeaux 2hrs.
Bergerac 90mins.
Brive airport 30 mins, due to open in 2009.
Ferry ports of St Malo and Cherbourg 6-8 hours.
Distances
Rocamadour one of the most visited pilgrimage sights in france 40 mins drive. The famous Lascaux caves and other pre-historic sights within easy reach. We are just 25 mins from the beautiful medieval town of Sarlat with its many attractions, good restaurants, markets and cultural activities.
Further details
Close to all facilities and supermarkets, colourful street markets with lively music throughout the summer and an international music festival fills the streets of Montignac in July.
An excellent place for walkers and birdwatchers plus many
other outdoor activities such as canoeing on the Vezere river. Local history and ancient sites to visit.

A deposit of 30% confirms booking.
Full payment due 8 weeks prior to your holiday.
A refundable damage deposit of £200 in cheque to be paid on arrival.
