Chante Merle is a rural farmhouse recently refurbished with all today’s comforts. Its style mixes the rustic charm of wooden beams and a wood burning fire, with a clean modern décor. The house and swimming pool are private and secluded set within its own substantial mature garden. Yet being on the edge of a small village means it’s not remote. The aspect of the house and pool look out over beautiful rolling countryside and commands a spectacular view. The house is very spacious and can comfortably accommodate up to 8 people in a family party. All bedrooms are on ground level making easy access possible for those not so mobile. Accessibility
All bedrooms are on the ground level. There are 2 steps up to lounge area & 1 into house. Fairly easy for wheelchair access. However there are steps to pool area.

Large private mature garden with several fruit trees.
Private swimming pool, 10m x 5m with Roman steps and a surrounding terrace (depth 1m - 1.8m). It is fully compliant with French safety laws.
Dining terrace with a covered outdoor eating area and charcoal BBQ. It is alongside and overlooks the pool and countryside.
Double garage plus ample parking for several vehicles out front.

Coast/Beach
The nearest beach is at Archachon on Atlantic coast, 1 hour 30 mins drive.
There are 2 leisure lakes with sand beaches less than 30 mins drive away.

Travel
Bergerac Airport, served by Ryanair is 45 minutes drive away and Bordeaux Airport with a choice of several carriers, less than 1 hour 30 mins. Both are well serviced with car hire companies. Or if you prefer to drive all the way its approx 10- 12 hours from the Northern ports.

Distances
The house is on the edge of the small charming village of Caubon which sits midway between the towns of Duras (12 km) and Marmande (11km) in the Lot et Garonne region. Duras with its large medieval Chateau and cobbled streets is an extremely popular attraction. There is a very good market here on Saturdays and Cave de Berticot, the local wine producer, is a must visit.
Marmande in the other direction is a town typical of real France. Pretty in its centre with many shops and activities.

Further details
Nearest shops at Levignac (3km). There are 4 large supermarkets at Marmande (11km).
Local activities include golf, tennis, fishing, boating, go-karting, wine tasting, walking plus many more. All are available nearby.

20% deposit required at time of booking. Balance 4 weeks prior to trip.
A £200 returnable security deposit is also required.
