This classic image of a southern French villa is set down a private track 500m from the heart of the quiet, medieval village of Nizas. The large village shop sells most important needs including fresh foods and vegetables. It is a 10 minute drive to the beautiful and historic town of Pezenas and a 25 minute drive to the sandy Mediterranean beach. This single storey holiday villa has a large sunny terrace for dining or sunbathing. Behind is an enclosed garden with badminton and table tennis set, BBQ and 8x4x1.3m safe secluded swimming pool. Sports for all tastes are nearby, including canoeing, paragliding, rock climbing, golf, tennis and hiking. Also within 30 mins by car are caves, grottos, and rock formations. Outside the villa there is secure parking in the well gated drive or shaded parking is available adjacent to the villa. Rentals can start or finish any day of the week to allow for cheap mid-week fares and quieter roads.

Electricity not included in the period October to April unless otherwise agreed. Minimum stay between October and April is 1 week. Prices for stays outside this period of less than 1 week are available on request.
Changeover day
We are flexible on changeover days to allow for cheaper mid-week fares and quieter roads! Bookings run from 4pm on day of arrival to 10am on day of departure.

Swimming pool is fully surrounded by safety fencing, and the villa is in a secluded safe position towards the end of a private track, making it ideal for families with children.

Patio and terrace for sunbathing. Sun loungers, outside dining table and chairs with parasol are included. Private swimming pool 8m x 4m x 1.3m deep. Enclosed garden with fruit trees. Table tennis table and badminton set, balls/shuttlecocks and bats/racquets provided. BBQ.

Mediterranean beaches are 25 mins away, the nearest being Vias Plages.
Travel
Approximate airport driving distances: Beziers 30 mins, Montpellier & Nimes 50 mins, Carcassonne and Perpignan 1.5 hours, Rodez 2.3 hours, Marseille Provence 2.5 hours. The villa is a 15 min drive from the A75 autoroute and Calais is about an 11 hour drive. There is a private airfield near the village. Car hire is recommended.

Further details
The village shop sells most things, and the village cafe welcomes all. A full range of shops, banks, supermarkets and restaurants is available in Pezenas. Beziers has a wide range of modern retail outlets. Sports for all tastes are available nearby, including canoeing, paragliding, rock climbing, tennis, basketball and hiking. To the north is the Languedoc National Park with its forests, mountains, lakes and rivers. Caves, grottos and rock formations unique in Europe can be found 30 mins by car. There are many historic places of interest, including Roman settlements, medieval towns and the magnificent old city of Carcassonne.
Booking notes
£150 deposit required on booking. Remainder of price is due by 6 weeks before departure date, together with additional £300 security deposit (refundable at end of stay). For bookings within 6 weeks of departure date, 100% of price (plus security deposit) is due on booking.
