Les Deux Puits is an 18th Century fully restored farmhouse set in 1.5 acres of gardens. The farmhouse is situated on the edge of a small village, 3 km east of the bastide town of Lalinde, Dordogne. The farmhouse accommodation is situated on two floors, the ground floor consists of kitchen/dining/living room with large traditional open fireplace, utility room with access to the rear terrace, wc, separate TV room with built in bar. A staircase leads from the living room to a landing with family bathroom, 3 double bedrooms, 1 of which is en-suite and a master bedroom, also en-suite with patio doors leading to the rear terrace.

Utility Room: Washing machine, fridge/freezer, iron/ironing board and stairs to rear terrace.
Living Rooms: Dining room is open plan to kitchen and living room, large dining table, seating eight comfortably.
Living room has a large open fireplace, two sofas, chair, and coffee table. The TV room has a three piece suite, TV with satellite, DVD, CD/Radio.
Other: Various outdoor games, pool table, electric dartboard.

linen/maid service:
Bed linen and house towels are included, but not pool towels. A change of bedding/towles are supplied, but please ensure that they are replaced clean/dry during your stay.

Children are welcome, cot and highchair can be provided. Please note the use of the pool is at your own risk. Children to be supervised at all times by parents.

Outside
The front of the house has a south facing gated terrace equipped with table and chairs. The barn and garages are attached to the house with the driveway in front of the barn. The land stretches out from the barn up onto the hill behind the barn and house. To the rear of the barn and house is the 110 sqm terrace with access from driveway (outside) and from the utility room and master bedroom (inside). Next to the terrace is the pigeonnier and above ground 15ft swimming pool, the terrace has electric lights, BBQ and is fully equipped with patio table and chairs, sun loungers and parasols for relaxing summer days/evenings. The house is situated on a road that enterers a small village. The garden has walnut trees and fig trees.

Travel
The nearest airport is Bergerac, which is approx 20 mins drive away and is serviced by Ryan air and Flybe. Bordeaux airport is 1 hour 30 mins serviced by the usual air carriers.

Distances
The river Dordogne is 10 minute walk, the village of Sauveboeuf with the grocery store is two minutes walk. The bastide town of Lalinde is 5 minutes drive. The river basin at Tremolat, has fishing, swimming is 10 minutes drive. The market town of Le Bugue is 30 minutes drive. The historic town of St Emilion is 1 hour by car.

Further details
The region is full of small villages and towns to explore, especially on market days. There is an abundance of great restaurants specialising in the local produce Foie gras, ceps etc and of course there are plenty of Château’s and wine caves. Trains run from Lalinde to Sarlat, the journey takes 40 minutes and meanders across the river Dordogne some 5 times. There is the opportunity of river trips from various points along the Dordogne from 1 to 6 hours in duration. There is also canoeing, tennis and swimming near by. Lalinde has a market twice weekly and several supermarkets, the largest being 3 km from the house. There are banks and many good restaurants and bars, a lovely market square to sit and relax enjoying a glass of wine.

Booking notes
To reserve the accommodation the client should complete a booking form enclosing a 50% deposit of the total. The deposit will not be refunded in the event of a cancellation being made within 2 months, prior to the date of arrival, unless the accommodation can be re-let. Full payment must be received two months prior to the date of arrival along with a separate cheque of Euros 500 to be held as breakages and damage deposit.
