Notes on prices
Prices for the B&B per room per night in Euros and per week in UK Pounds for the villas. Villa prices all inclusive of tax, utilities, bedlinen, towels. Villa heating costs (underfloor) charged at cost if required. Discounts available if booking both villas & B&B rooms. Couple only discount for La Tiede. B&B prices all inclusive of linen, breakfast, complimentary tea, coffee and heating.5 euros/room/night discount if staying 5+ nights. Additional Taxe de Sejour on all stays June - Sept.

Changeover day
Gite changeover day in high season is normally Saturday but by combining B&B nights with villa stays, greater flexibility can be achieved.
Arrival any time after 4pm (ideally prior to 8pm).
Departure is prior to 10am for villa guests, 11am for B&B guest

Notes on accommodation
Manoir La Betoulle is a non-smoking establishment, though smoking is permitted on the terraces and in the grounds.
Underfloor heating off-season, fans are provided in all rooms and both villas for the summer months.
Manoir has geo-thermal heating system and remains cool in summer. All rooms are extremely spacious and the manoir offers several private seating areas indoors and out, guest kitchen and a dining room where a buffet breakfast is served. WiFi access in all rooms & terraces.
Underfloor electric heating available in villas for small fee.
Villa prices all inclusive of bedlinen, towels, pool towels, taxes & utilities.
No age restrictions on villa guests, though parents should be aware villas are not infant-friendly, due to the size of the swimming pool children need to be supervised at all times.
Accommodation in Manoir is not suitable for children under the age of 8 years.
Pets are not accepted.

Accessibility
All bedrooms in manoir are accessible via grand staircase, no bed rooms on ground floor. Bedroom in Le Petit Bois is on first floor, but sofa bed on ground floor as is shower room/wc. La Tiede is a bungalow style with all rooms on ground floor accessible by small flight of stairs. All rooms and bathroom are spacious, but no separate shower facility. No problems for elderly or those with some mobility, not recommended for those with severely reduced mobility.

Outside
The manoir and 2 villas are set apart from each other, offering complete privacy and all have use of the luxury 17m x 10m tiled Roman style pool, giant chess, table tennis and tennis court. The pool is surrounded by sun terraces on all sides and benefits from poolside shower and WC facilities. The whole is enclosed in security fencing and gates in keeping with the new law. A range of sunbeds with cushions, parasols, tables and chairs are provided. Table tennis table.
A range of bicycles, tennis racquets + balls available for hire.
The larger villa has 3 private sun terraces.
The smaller villa has 2 grassed garden areas with a paved patio.
Both villas have private off road parking and are fully equipped with outdoor seating, picnic tables and gas BBQs.
The La Betoulle estate covers approx 90 acres, much is farmland, though the manoir and villas are set in approx 20 acres of unspoilt woodland, park and meadow. Walks may be made around the estate perimeter or through woodland.

Coast/Beach
Several man-made beaches with lake/river swimming nearby - the closest is at Roumazieres - 20 mins.
Condac on River Charente - 20 mins.
Lacs de Haute Charente and Nautilus at Angouleme, 30-40 mins.
Coast of Western France accessible by road, between 2 and 3 hrs.
Royan and the beaches of the Gironde Estuary, 2 hrs.
La Rochelle, Rochefort and Isle de Re, 2.5 - 3 hrs.

Golf
Several excellent golf courses within 40 mins drive - Angouleme, Bellac, St Junien, Montbron. Further afield more courses at Cognac & Poitiers.

If arriving by air, car hire is essential.
Easily accessible via several airports with daily flights from UK.
As from 2008 flights to Angouleme, approx 25 mins.
Flights from Stanstead, East Midlands, Liverpool and Southampton to Limoges, approx 40 mins.
Flights from Stanstead to Poitiers, approx 70 mins.

Further details
St Claud has 2 bakers, 3 hairdressers, a bank, post office, small supermarket, hotel, restaurant and 3 bars. Several excellent supermarkets are within a 20km radius. 2 restaurants in village are a short 20min walk from La Betoulle. There is a wide range of restaurants to suit all budgets within 30 mins drive, but for something special we recommend La Grange Aux Oies, gourmet dining in beautiful setting, just a 5 mins drive. Otherwise the nearest (4 mins drive) is Le Marronnier, regional cuisine, open daily in season or La Cassotte, local bar offering plat du jour.
Easy access to water activities at Les Lacs de Haute Charente. The beautiful chateau at la Rochefoucauld is just a 15 min drive away, well worth a visit and to complete the day combine with a visit to underground caves and a wine tasting nearby. Just a half-hour drive from the historic town of Angouleme, famous for the Vintage Car Road Race every September, comic strip museum, covered market and restaurants. An hour's drive to the beautiful towns of Limoges, Poitiers, Cognac, Aubeterre, Brantome and Perigueux. The city of Bordeaux is an easy 2 hour drive. Wide range of acticities for all the family nearby including Velo rail, adventure park, horse riding, canoeing, kayaking as well as pool, chess and tennis on site. Many vineyards to visit in the region. Local Pineau/Cognac distilleries with extensive tastings...

Booking notes
B&B reservations require a small deposit of £50/room to secure the room, balance payable in euros during stay.
Villa bookings:
50% deposit is payable on booking (initial 10% deposit which is refundable if repeat booking or booking prior to New Year) together with signed copy of terms & conditions.
Early bookers pay 40% on 1 January.
Balance due 2-3 weeks prior to arrival.
Payment in UK Sterling by cheque or Internet bank transfer
A refundable security deposit is also required.

About the owner
We have travelled the world in our life together and owned property in France since 1989. We always dreamed of eventually settling in France on a permanent basis & when we found the La Betoulle estate in 2003 with its stunning pool & tennis court we knew we had found the perfect place to open a bed and breakfast with self-catering gites. With John's extensive technical and business background and my career working with the general public for over 30 years as a radiographer, we feel we have the ideal combination of skills to run a successful holiday business. 2012 sees us entering our 9th season with a very high percentage of regular guests & we are confident that you will enjoy your stay with us at La Betoulle and like our regular guests become our friends & wish to return year after year.

Why the owner chose a guest house in this location
The Charente is a beautiful unspoilt region of France offering a range of outdoor activities for every age/taste, while being close to several major towns for shopping. The La Betoulle estate is surrounded by woods and farmland & our farmer frequently plants 45 acres of sunflowers, a stunning site - several local artists come to paint the extensive views across a sea of yellow. We are just a kilometre from the busy village of St Claud. So, while staying in a haven of peace and tranquility, you will not be far from main services and somewhere nice to eat. Our main reason for choosing the area was the amazing range of restaurants in the region, with the real 'jewel in the crown' being La Grange Aux Oies at the nearby Chateau de Nieuil. There is something here for every age, taste & budget.

Unique benefits of the property
La Betoulle offers the chance to escape, relax and unwind fully in beautiful tranquil surroundings. As everything here is on a grand scale, guests in our 2 gites can have complete privacy without isolation. We are always on hand to offer advice and help in times of emergency and you can relax knowing that no problem is too big for us to assist you with. The estate covers 90 acres so your children can feel free to play and explore. They will be well occupied with tennis, table tennis, giant chess and the vast pool, all in a totally secure environment. Guests staying in the manoir on B&B basis can relax knowing they will be well looked after, but we are not intrusive on our guests privacy, they are free to come and go as they please via their own entrance with ample, secure off-road parking.
