A charming traditional granite cottage located near the beautiful beaches of the Côtes d'Armor providing a high standard of accommodation with original oak beams in every room. Each morning you will wake with the smell of fresh baked bread from the local boulangerie just a stones throw from the cottage. On the ground floor you will find a modern kitchen, dining room, living room with Sky freeview TV, utility room and shower room. On the first Floor there are two bedrooms and a bathroom. On the second floor there are 2 further bedrooms. There is dedicated parking for two cars to the front of the house as well as on street parking bays. Langoat is a small village with a population of less than 1000 but has a fantastic Boulangerie, hairdressers, grocers and bar/tabac.

Changeover day
In the peak summer period the changeover day is Saturday, arrive 4pm onwards, depart 10am. If booking outside of the peak season and you require a different changeover day please state your preferred day when booking.

Bathrooms: Ground floor shower room with toilet.
Fully tiled first floor bathroom with powerful thermostatic shower, bath and heated towel rail.
Kitchen: The kitchen is well equipped with a gas hob, electric oven, fridge/freezer, microwave. To the front of the kitchen is a large dining table to seat 8.
Utility Room: Washing machine, dishwasher, ironing facilities and hoover.
Living Rooms: In the living room you will find two large sofas, a wood burning stove, Satellite TV, DVD and HiFi. You will also find a selection of games for both children & adults.
Other: To the rear of the house, accessible from the garden you will find the wood store where you will have plenty of room to store bikes and beach equipment as well as all the logs you will need to keep the stove running.

All bedding is provided but we would ask that you bring your own towels. The house is thoroughly cleaned between changeovers. Changeover costs are included in the price.

Notes on accommodation
The house is very child friendly with removable gates fitted to the top and bottom of both staircases. We also provide a cot and highchair (we can supply more if required).

Outside
Outside there is an enclosed garden providing a safe area to leave children to play unattended. In the garden you will find a BBQ and garden table with seating for up to 10. There is also a wood shed where you can securely store bikes, beach equipment etc...

Coast/Beach
The closest sandy beaches to the house can be found at Port Blanc only a 12 min drive away. 15 mins away you will find the beautiful beaches of Perros-Guirec which are the most popular during the peak summer months.

Golf
There are several golf courses locally, one of which is a 9 hole course at Begard, another is a fine 18 hole link course at Pleumeur-Bodou, set in 57 hectares of pine forest overlooking the pink granite coast.
There is also another 18-hole course at Paimpol, this course also has a 9-hole pitch and putt along with a driving range.
If you are prepared to travel you will find at least eight quality courses within a 90 minute drive from the house.

Special interest holidays
Horse riding - There is a horse riding center only 5km from the house at Pomerit-Jaudy, you can often see people riding through the center of the village.
Sailing - If you are interested in sailing and water sports you will find several first class sailing schools within a few minutes drive of the house.
Kayaking - Within a few minutes of the house you will find several water sports centres which hire Kayaks as well as providing instruction and guided tours. There are several large rivers in the area which are ideal for exploring by kayak as well as many kilometres of beautiful coastline.
Scuba diving - There is a PADI certified diving centre at Perros Guirec where for qualified divers can hire equipment and novices can take courses with qualified instructors.

Travel
The house is very accessible from all of the west coast ferry ports and is well served by local airports. If flying you will require car hire, excellent rates are available when booking flights with the budget airlines.
By ferry: Roscoff 60 mins. St Malo 90 mins. Cherbourg 3.5 hours. Caen 3 hours. Le Havre 4 hours.
By air: Lannion 20 mins. Brest 1 hour 30 mins. Dinan 1 hour 30 mins. Treguier 5km. Lannion 15km. Paimpol 20km.

Distances
There is a Kayaking centre less than 2km from the house where you can hire kayaks and take guided tours. The closest swimming pool to the house can be found at Treguier only 7km from the house. If you travel slightly further inland to Begard you will find Armoripark, here you will find an excellent swimming pool with water slides. At Armoripark you will also find toboggan runs and play parks, this is a fantastic day out for your children. Please look at our website for more detailed information.

Further details
There are 2 fishing lakes in the village just a short walk from the house, the river Jaudy is also only a short walk away and provides excellent fishing.

Booking notes
When booking we ask for a deposit of 20%, the remainder of the payment should be made no later than 6 weeks prior to your date of departure. Keys and directions will be send upon receipt of the final payment.

We had a lovely 2 week holiday in Langoat. The house was very comfortable and nicely located. It is ideal for all the family and had everything we needed for our holiday, which made it very relaxing. There are lots of things to do and see in the local area; excellent beaches, family activities and picturesque villages. Chris, Alison and kids - Farnham.

We are now home and just want to let you know what a great week we had in Langoat. The house was lovely, really comfortable and it got the thumbs up from our three teenagers. We live in the village of Kingsclere in the Hampshire countryside and enjoy the outdoors. We have twin girls and enjoy spending as my of our spare time as possible in our beautiful house in Brittany.
