Central heating and portable air-conditioning, so enjoy a break any time of year. Living area with very comfortable sofa bed (makes double) and a single of good size, plenty of storage, table and chairs on the balcony which can be used with the shutters up for dining outside or down creating a dining room inside. Fully equipped, ample space for a couple looking for a beach holiday or as a base for exploring the wonderful South of France.

Changeover day
Changeover days are flexible so that you can obtain best flight deals. Minimum rental is 5 nights. The property is available from 4pm. Departure is 10am (it maybe flexible - subject to bookings and availability).

Other: Balcony with table and 4 chairs, storage with cleaning equipment. Plus parasols, cool box and beach mats for your use.

Notes on accommodation
Full central heating/hot water system. Portable air conditioning unit. We would ask for smokers to only smoke on the loggia. Smoke alarm, first aid kit, fire extinguisher, fire blanket and gas detector are provided for your safety! Security: entrance door is electronic so very safe, apartment door has double locks. There is an electronic safe for your valuables. We send you a final pack which gives you all the information on the apartment & the surrounding area.

Accessibility
Situated on second floor with lift. The resort is wheelchair friendly with wheelchair ramps everywhere.

Outside
You are based on the marina which has lovely promenades, shops galore and restaurants to suit every taste - Fish, Chinese (Vietnamese) traditional French, Italian and gastronomic. Bars and coffee shops. There is an amusement park 5 mins walk and also a Casino. Nightclubs are not too far away either.

Coast/Beach
Mole beach pleasant 10 min walk away, lovely sandy beach with restaurants and shops surrounding. Richelieu beach reached by 10 min boat trip from marina or 5 mins in the car. Lovely sandy beach with luxury sunbeds available for small cost. Restaurants and water sports available. Naturist beach 5 mins in car located on naturist complex, and also Serignan Plage 25 mins.

Golf
Cap d'Agde Golf course 5 minute drive away. International 18 hole golf course and 9 hole compact course, including driving range with 36 practice areas with 16 covered practice bunkers, putting and pitching greens. Organised instruction courses available from beginner to competition level, also private tuition. Throughout the Languedoc region there are many more courses of the same high standard - why not try more! With the wonderful climate and over 300 days of sunshine per year you are spoilt for choice! (12 within 1 hour of agde).

Skiing
Skiing in the Pyrenees only 1.5 hours away (winter only).

kite surfing, windsurfing, scuba diving, paragliding, sailing, water skiing and fun activities e.g. banana boat, jet ski etc.

Airports: Bezier/Vias 8 miles (Ryanair Bristol, Lut & Man), Montpellier 31 miles (BA Gatwick, Ryanair Stansted), Nimes 66 miles (Ryanair Stansted, Liverpool, East Mids, Luton), Perpignan 47 miles (Ryanair Stansted, Flybe Birmingham and Southampton), Carcassonne 67 miles (Ryanair Stansted, Liverpool, East Mids), Gerona 100 miles (Ryanair Glas, Liver, East Mids, Lut, Bmth). Subject to change. Note transfers are available at an additional cost - depending on which airport. Please ask for a quote.

Distances
Parc Naturel du Haut Languedoc. 30km north of Beziers, mountains and rocky gorges, great canoeing on the Orb. Narbonne - pretty town with a famous cathedral.
Agde - old historic town and fishing port, founded by the Ancient Greeks. Good market and excellent seafood restaurants. Pezenas - lovely Renaissance town centre, with artisans workshops and plenty of restaurants. Good food market on Saturdays.

Further details
Large public car park 2 minutes walk from apartment with ample spaces, close and convenient. With CCTV police monitoring and local police station situated in the parking area (fee payable June - August wef 2009). ATMs are located on the marina (4 mins walk) which accept all major cards.
Please note in peak 15th June - 15 Sept there is a parking charge imposed (2009 was 40euros/week). Free all other times.

Booking notes
A 25% non-refundable deposit is required to secure the reservation with the balance being paid 8 weeks prior to departure. A refundable deposit of £100 is required with the initial deposit. We strongly recommend holiday insurance is taken which will cover the above.
Cancellation Charges:
4-8 weeks - 50% of rate refunded.
2-4 weeks - 25% of rate refunded.
Less than 2 weeks - no refund.
Note: the property should be left as it is found otherwise a cleaning charge of 50 euros will be charged.

Our holiday was amazing, your apartment was just right for us. The sofa bed was really comfy ( I was surprised at that :) ) Everything we needed was there, we had breakfast on your balcony every morning and I loved tripping to the shops and market for supplies. Your information was really helpful in getting around and recommending restaurants. Great location, and can't wait to go back again, a truly beautiful place.
