The villa is situated in the heart of the Var's wine growing region, lying in a calm and peaceful area, surrounded by vines and trees. It is the perfect get away for relaxation and yet only a few minutes from all necessary amenities. The villa has most of the living space on one level. It has been totally renovated in 2004 with brand new kitchen and bathrooms & most of the villa was repainted during winter 06/07. The tiled kitchen opens onto the dining and salon which leads onto the terrace and pool (12m x 6m). The living area is comfortably furnished with a fire place, TV, sofas and chairs. The 2 acre mature garden is surrounded by high hedges and is fenced off from the river at the bottom of the garden. Nearest neighbours are about 80m from our hedge. This is a great holiday home for families, either several generations of one family or two families. There is loads of space in the villa and gardens to have fun and games or to get away for those moments of peace and privacy.

Notes on prices
Prices are for the property per week in euros. Payment may be made in euros or sterling equivalent. For longer than 2 week lets from October - March please ask for price. Heating costs are included for winter lets. A 800 euros refundable deposit is required.
Changeover day
Bookings are from Saturday 15.00 onwards to before 10.00am the following Saturday.

Notes on accommodation
For babies and toddlers there’s a changing table, steriliser, plates, cups, cutlery, 2 high chairs, bouncy "chair" for babies, small soft armchair & moses basket.
The large under ground garage comfortably parks 2 cars and keeps them cool in the hot summer months. The terrace off the master bedroom, facing a large expanse of garden, is perfect for relaxing and enjoying the sounds of nature. Access to the second terrace (60m2) is via the 3 glass doors from the salon and dining room. This terrace is the main outdoor eating area (half shaded) with beautiful views over the garden and swimming pool. There is a BBQ unit on the terrace with table and chairs. Since there is so little air pollution in this area you are treated to a stunning display of stars at night as you sip your hot chocolate or finish off a glass of wine. The pool (12x6m) will have a safety fence around it by Jan 2007. The pool area is fully equipped with 10 sun loungers & umbrellas. You can enjoy a picnic by the river.
Outside
From the salon there is access to a large 60m2 terrace which overlooks the private pool (roman style 6x12m) with its sunbeds and tables. The pool is heated except during July and August when its too hot! Shade is provided by young vines and a large umbrella. There are BBQ facilities on the terrace.
Coast/Beach
Coast/beach. Beaches near Frejus are 35 mins drive away, as is St Maxime. St Tropez is a 45mins drive approximately.
Golf
The Barbaroux golf club has a challenging course designed by Pete Dye and is one of Europes most prestigious golf clubs. Never payed here, but it looks beautiful. Approx 25 mins drive from villa.

Fregate Golf Club on the coast near Hyeres 00 33 4 94 29 38 00. (never been but looks a lovelly course next to the coast, maybe for a family day out, beaches nearby)

Travel
Nearest Airport is Nice - 100km/ 1 hours drive.
Need to hire a car.Les Arc train station is approximately 25 mins drive.
Distances
Le Thoronet with all the basic amenities is the nearest village (4km/6mins drive). It has 3 restaurants, post office with a cash point, bakeries, church, Bar, newsagents, small general store etc. The famous Abbey au Thoronet is the other side of the village. Within 30 mins drive there are several beautiful country villages (Carces, Lorgues, Cotignac) with their weekly markets.
Further details
The well known restaurant Chez Brunos is approximately a 20min drive. There are numerous local chateaux that welcome visitors for wine tasting. The beautiful lake of Saint Croix is approximately 45mins drive. There is lots to do in the local area for children and adults.
Booking notes
50% of the total price is required on making the booking. If there is a cancellation the money will only be returned if we get another booking for exactly the same period. The remainder and the 800 euro security deposit is due 2 months before arrival. Arrivals after 15.00 and departures before 10.00 am. This is to give us time to get the villa cleaned and ready for the next tenants.
