This delightful studio apartment is situated on the lower floor of a beautiful 16th century cottage in Limousin, South West France. We are a five minute walk from Lussac les Eglises, a small village (with a bar/restaurant). We are just over one hour from Poitiers, which has a theme park called Futuroscope. We are around 45 minutes from Limoges with its porcelain factories and shops (and airport). The garden, which is shared by the owners, is very pretty with a stream running along the bottom. We have a freestanding plunge pool for cooling off in and a decked area for BBQ’s facing the stream. The house is ideal for a relaxed, country holiday, a place to read books and recharge your batteries. Alternatively, if you were thinking of moving to this area, it would make a great base from which to discover Limousin and find that special home of your own. We have our own home moving experiences to share if you like, and we know some English speaking estate agents in the area.

Flexible on changeover day although at busy times it is usually Saturdays. Morning departure required for cleaning.

Bedrooms: There is simply one large room which includes 2 sleigh beds, one is a double and one a single. There is also a sprung sofa which lets down into a double bed, so technically you could sleep 5 here, but you would need to get on well. Cot available.
Bathrooms: The apartment has a shower room and a separate toilet.
Kitchen: The kitchen area has a cooker, sink and cupboards, a fridge/freezer and a microwave. All cutlery and crockery are in place.
Utility Room: Washing machine in shower room.
Living Rooms: It is a large room with an ancient fireplace, with a wood burner a dining table which can seat 4/6 and a kitchen area with cooker, sink and cupboards, a fridge/freezer and a microwave. There are radiators but you will also need to light the fire.
Other: U.K. Free Satellite TV. There is a games room with a pool table, table tennis table and dartboard with lots of board games and a lounge too in a separate barn.
Cleaning/towels/
linen/maid service:
Bed linen and towels are included, and clean linen is given each week for those staying for two or more weeks.(excepting monthly rentals) The property is cleaned before each let.

Notes on accommodation
The apartment has a wood burner, but if staying in the winter, there is a charge for wood used. Open to long lets at reduced rates of £300 pcm in the winter.(plus wood). Can provide meal at arrival on request. Please note that we have cats who live here, and in the summer time with the door open, they may wander in to the apartment, we cannot stop this, and it could be a problem if you hate cats or are allergic.
Apartment also has satellite TV.

Accessibility
Not especailly suitable for wheelchair users as apartment has its entrance in the garden, and there are a few odd steps here and there and some grass to negotiate.

Outside
Lovely garden, shared with owners, but very private. Has a 10ft hexagonal above ground wooden plunge pool for the summer and a decked barbecue area across from the stream.
Outside table and chairs as well. Barn has games room.

Coast/Beach
Not near to the coast we are in central France but there are many lakes in the area, some with sandy beaches for swimming. Nearest lakes are Lac Mondon and Lac Chaillac about 10 to 15 minutes drive.

Golf
Golf course at St Junien about a half hour drive.

Travel
Limoges airport (Bellegarde) about 45 mins drive
Poitiers airport (Biard) about 1.5 hours
La Souterraine train station about half an hour away.

Distances
Nearest village a 5 minute walk away, Lussac les Eglises.
It has a baker, a small supermarket, 2 bars, a post office, a hairdressers, and a pharmacy. 20 minutes from St Benoit du Sault a wonderful old medieval walled town. Designated one of France's prettiest.

Further details
Many good restaurants locally. Can give directions to you once you are here.
Factory outlet shop for Limoges porcelain in nearby le Dorat.
Supermarket and Bank 10 min drive in Magnac Laval.

About the owner
Our names are Tina and Jane, we moved out to live here in France in 2001, looking for a more laid back lifestyle, and have never looked back. We were a nurse and a midwife when we were in the nasty world of work in the UK but have left all that behind us now to live the good life here, growing our veggies and generally having a nice time. We have no children but four very spoilt cats who have filled that space. We love board games and barbecues and having fun with our buddies, and would like to save the world and that is why we think we should be crowned Miss World (oh sorry, wrong speech)

Why the owner chose an apartment in this location
Price was a big factor in buying in this area, the prices of property in Limousin compared to the UK and with the rest of France in 2001 were fabulously cheap, they have gone up a bit since then, but are still some of the best in France. Having said that we would not now go anywhere else. This area is pretty, especially in the spring time, and quiet and rural, and everything we hoped it would be. It is like England was about 50 years ago, no litter, no yobs on street corners, no crime rate. There is cheap access from Limoges airport via Flybe and Ryanair, so that we (and others) can easily get back and forth to the UK when needed without huge costs. We live above the apartment and share the garden when people are staying, and have made some fabulous friends from former customers.

Unique benefits of the property
Very exciting, we have bought the barn attached to our property last year and have just developed it into a huge games room, it has a table tennis table, and pool table, a dartboard, a fridge (gotta cool those beers down) and a comfy chair loungy type area and lots of board games and table and chairs to sit round with them. It has a wood burner installed so that we can use it in the winter too. Of course customers will also be able to use it. What else? oh we have a little pool, in the garden which is great in the summer it can get soooo hot here. and we have UK TV in the gite and hopefully in the barn soon.
