Les Fermes de Samoens is in the beautiful village of Samoens in the Giffre Valley. It sleeps 5 with a south facing balcony looking at a waterfall over the River Giffre. Complex includes 2 swimming pools, jacuzzi, steam and sauna rooms. Lounge area with leather sofa, dining table and chairs, kitchenette with 4 ring hob, small microwave/oven, dishwasher and fridge. Bunk room with full size adult bunks, mezzanine giving spacious feel with double bedroom upstairs, bathroom with shower and separate toilet. Balcony with fantastic views. Ski bus stops just outside the complex, gondola is only a 5 minute ride (2 mins by car with free car park). Satellite TV with free to air channels. Linen, towels and clean included. Wi-fi internet access in reception building. Ski-locker on ground floor free use of our plastic sledge! There is a small pizza chalet around the corner and a van that comes to the complex several times a week. Restaurants are within easy walking distance as are supermarkets.

Bedrooms: Bedroom 1 - double bed, wardrobe, bedside table and plentiful cupboard space.
Bedroom 2 - bunk beds, English adult sized (not the small ones!), sprung matresses, storage cupboards and hangers provided.
Bathrooms: Bathroom with bath, shower over and sink. Storage cupboards. Separate WC.
Kitchen: 4-ring electric hob, microwave oven/grill, fridge with small freezer compartment and dishwasher. Usual utensils all included too.
Utility Room: Ski locker in entrance hall.
Living Rooms: Living area with leather sofa, sprung comfy chair, table and 4 chairs, Satellite plus TV/DVD combi (also plays CDs). Speakers for ipod/MP3 player connection. Selection of books, CDs, DVDs.
Other: French windows open up onto balcony which has table and 2 chairs and is south facing.

Notes on accommodation
Underfloor heating with added wall heaters in all rooms if required. Sky Satellite TV with free to air channels including BBC, ITV, C4, Sky News and dozens of others you will never watch.

Accessibility
Whilst there is a lift in the building, our apartment has an upstairs bathroom and toilet and is therefore not recommend for anyone who has problems with stairs.

Outside
Reception area with pool table (extra charge), indoor and outdoor (summer) swimming pools (shared), jacuzzi, stream and sauna room (extra charge), fitness equipment. Reception also offer bread ordering service - but small supermarket is 5 mins walk. The pools will not be available during 'closed' season - these times are marked on the pricing list.

Coast/Beach
There are many lakes to swim in, some even have man-made sandy beaches. However, if you want the sea - expect a 4-5 hour drive!

Golf
There are quite a few golf courses within an hour's drive; Les Gets, Flaine and Annecy to name a few.

Skiing
The ski bus stops outside the complex and takes only 5 mins. The Grand Massif Express gondola whisks you up to Samoens 1600 in just 8 minutes which opens up 265km of quiet pistes, off-piste and 3 "Jam Parks". Great snow record from mid December until late April. Skiing is good for all levels of ability and Samoens ski-school is well suited to youngsters in particular. We know the area well and are willing to offer lots of advice. We are keen skiers and will happiliy advise on ski-schools, where to ski, ski hire etc. Feel free to email or call for more detail.

Travel
Geneva airport is only 1 hour's drive. Lyon, Chambrey, Grenoble and Turin all within approx 2-3 hours drive. Calais-Samoens is 525 miles and can be driven in 7-8 hours without breaking any speed limits!

Distances
Other places to visit include; Chamonix (45 mins drive), Morzine and Les Gets (20-25 mins drive), Annecy and Evian (1 hours drive).

Further details
The village is 5 minutes walk and includes many shops, restaurants and bars. Local supermarket is the first shop you come across - for more choice there is a large supermarket on the edge of the village. Plenty of banks with ATMs, gift shops, market on wednesdays. Ski-school and lots of hire shops. In the summer, the hire shops rent out mountain bikes and arrange rafting etc too. New this year - a small pizza chalet around the corner. There are so many things to do in and around Samoens in summer and winter. Winter includes skiing, snowboarding, cross-country skiing, ice-rink for ice-skating, dog sled trips, parapenting, show-shoe walks. Summer includes rafting on the river Giffre, outdoor swimming lakes, walking, climbing, botanical gardens, free fireworks weekly in July/August and many other free events. Wednesday is market day all year round.

Booking notes
Deposit of £150 secures booking and is returned on safe return of keys and cleaners report on any damage etc. Full balance required 8 weeks prior to departure or on booking if within this time.

About the owner
My name is Steve Rushton, I own the property along with my wife Helen and we have 2 children 13 and 8. This is our only holiday property, we use it regularly ourselves as we love Samoens in both summer and winter. This is not a business for us, merely a help towards the mortgage payments, I have enough to worry about with my "proper" business.

Why the owner chose an apartment in this location
Samoens is ideal as it is so close to Geneva airport. We love the fact that the village is "real" and not just purpose built resort as many are. We usually drive now (its only 7-8 hours from Calais), but flights are easy to find to Geneva from most parts of the UK and Europe.
