The cottage is a traditionally restored 19th century farmhouse nestling in the Aveyron region of the Midi Pyrenees and offers splendid views of the gently rolling countryside. Whilst you can get to the house with your car, there is no passing traffic apart from the postman and our neighbours. It is in a peaceful position, yet is within walking distance of the village of Memer where fresh bread and croissants can be purchased at the family owned boulangerie. There is also a restaurant serving delicious regional meals and an 'alimentation' where you can purchase essentials. 15 mins drive away is the delightful town of Villefranche-de-Rouergue which holds a lively and colourful market every Thursday. The house is ideal for a family holiday where the emphasis is on tranquillity and relaxation whether it be lounging around the pool or, for the more ‘Sportif’, playing a game of table tennis, badminton or boules or walking/cycling around the picturesque country lanes.

Changeover day
The changeover day is Saturday. We ask that guests do not arrive until 4pm and leave by 10 am on the day of departure, giving us time to clean the property. The pool is cleaned regularly. During the winter, changeover day can be more flexible.

First floor family bathroom with bath, shower and wc.
Kitchen: The well equipped kitchen has a fridge/freezer, dishwasher, cooker and microwave.
Utility Room: The washing machine is housed in a separate utility area.
Living Rooms: The charming open plan sitting room/diner has a woodburning stove and satellite TV (including Sky +, Sports and Movies) as well as a DVD player and stereo music system. The dining area comfortably seats 6 and the table can extend to accommodate 10.
Other: Bookshelves on the roomy landing area provide a wide range of reading material.

Bed linen, bath/hand and pool towels are included. The property is thoroughly cleaned prior to arrival.

Accessibility
The ground floor of the property, together with a double bedroom with en-suite bathroom, is fully wheelchair accessible.

Outside
The house is set in seven acres of gardens, fields and woodland and is surrounded by beautiful unspoilt countryside. It has its own pool (10m x 5m) at the rear of the house, with a large terrace surrounding it and comfortable loungers to relax on. There is a BBQ and plenty of tables and chairs for outdoor eating in a choice of locations in sun or shade. Activities available include table tennis, boules and badminton. Chickens, ducks and rabbits (kept in a large, airy pen and looked after by the neighbours if we are not on site) provide endless entertainment for children of all ages. Conditions permitting, seasonal fruit, vegetables and herbs as well as fresh eggs may be available from the garden.

Golf
Albi: 1 hour drive. Golf d'Albi Lasbordes, a championship course with trees, 18 holes, 6155m. Par 72. 3 mins drive from town centre overlooking the River Tarn and offering beautiful views of the cathedral. Bar and restaurant available.

Rodez: 1 hours drive. Golf du Grand Rodez. 18 hole, par 70, 5548m, driving range, pro shop, putting green, covered tennis and badminton courts, restaurant, accommodation.

Travel
Rodez airport is the nearest and is approximately 1 hour by car. Toulouse airport is about one and a half hours away. There is a train service (slow) between Toulouse and Villefranche de Rouergue (approx 10kms away) and a faster one from Toulouse to Caussade (approx 30kms away). It is advisable to have the use of a car as there is no local transport available.

Distances
The property is 1.5km from Memer, a small village with a bakery, general shop and restaurant and 1.5km from Vailhourles, location of the Mairie. Other towns in the area are Villefranche de Rouergue 10km, Cahors 45km, Rodez 60km, Albi 80km and Toulouse 100km. Within 2 hrs drive you can visit the world's highest viaduct at Millau, near to the cheese caves of Roquefort in the Grands Causses National Park. Also within reach is the medieval town of Carcassonne (about 2.5 hours away).

Further details
There are plenty of local walks lasting from 40mins to three hours. Memer has a tennis court (not in great condition) which is bookable and tennis racquets are provided at the cottage. There are also tennis courts in Villefranche. Bikes are available at the cottage and locally horse riding, fishing and kayaking can be arranged. There are local markets in Villefranche (Thurs); Cordes and Figeac (Sat); Saint Antonin & Limogne (Sun); Caussade (Mon) and Caylus(Tues). There are several good local restaurants and the wine-growing areas of Cahors and Gaillac are nearby. There is also the opportunity to try the superb Roquefort cheese or, when in season, the locally grown truffles.

Booking notes
Once the dates have been confirmed by us, the booking is considered to be firm on receipt of a 25% non-returnable deposit (cheque payable, in euros or sterling, to A. P. Dickinson or by bank transfer). The remainder would then be due 8 weeks prior to the rental period. A damages deposit of £250/250 euros (due at time of payment of final balance and backdated to holiday start date) is also required. This will only be banked in the event of damage occurring.
