Grangeneuve is situated halfway down a gentle hill at the end of the access road. It looks out over fields of sunflowers, maize and wooded hills. Halfway between 2 villages (10/20 mins walk) each with bar/restaurant. Michelin rated area of outstanding beauty. Although each gite has its private amenities, the 2 gites are close enough to be rented together but still far enough apart for privacy. Private access and terraces etc for each. Great for walking, cycling, canoeing and or lazying about. Garden has plenty of shade for children and is completely fenced. Both pools are enclosed with locking gates. Great area for live bar concerts in the summer.

Notes on prices
Please note the date in brackets is for the Farmhouse where the changeover is a Sunday. Out of season bookings of both gites can have the same changeover day by request.
Price includes towels and bed linen and 1 free evening's babysitting. Feel free to ask for shorter rentals during June and September.

Check-in 5pm. Check-out 10am.
If you have small children, you may stay in garden/pool area if you need to arrive earlier or leave later but gite must be free for cleaning.
Out of season changeover by agreement.

Upstairs with 2 x twins bedrooms with false balcony looking out over fields of sunflowers.
Upstairs has 4th twin bedroom (bunkbeds).
Fans in all the bedrooms. One fold up-bed. Cot. Max includes the cot! Highchair and baby bath available.
Downstairs bathroom with shower stall and shower/over bath, wc, basin with a lovely view.
Upstairs, shower stall, basin and wc.
Washing machine, iron etc in laundry.
Kitchen with dishwasher, microwave, gas cooker, kettle, toaster, coffee maker and fridge/freezer.
Wood stove and automatic paraffin stove, electric radiators on demand - all fuel extra.

Notes on accommodation
The third bedroom in the barn is furnished with child-friendly animal patterned material and cheerful colours. All bedrooms in both units have a table and chair for writing, drawing, computers etc. All mattresses have anti-bed mite covers. Mosquito nets provided. Cot, highchair and baby bath available. Max includes the cot!

Accessibility
The disabled: the access road up the hill is probably too steep for those with walking difficulties. Farmhouse swimming pool access is by steel ladder which could be difficult for some.
Toddlers/small children: toddlers may need to be carried some of the way up the hill tho' the hill down from GN is much gentler. The Farmhouse swimming pool is all one depth, breast height on an adult, so a small child will need an adult in pool with him/her. Please ask for details if you have special concern

Outside
Barn pool 11m long, no sharp edges, cocktail bench in shallow end, safety footledge all the way round, particularly good for small children. House pool (access by steel ladder) 7m long, all one depth, see above. Garden is fenced as are both pool areas which are very attractive with plenty of shade and flower beds. Each unit has private terrace, BBQ, table and chairs and 4 sunbeds per unit. House also has enclosed private courtyard.

Coast/Beach
It is 2 hours drive to beach at Royan in the summer but great fun when you get there.

Golf
There is a course at Perigueux (1 hour) and nearby at Pillac (15 mins).

Travel
Airports, Bordeaux (110km 1 - 2 hours by car), BA. Poitiers, Limoges and Bergerac (about 1 - 2 hours), Angouleme (1.25 hrs) Ryanair. Angouleme railway station about 1 hour's drive. Car hire available at all these points. A car is essential here. Drive time from channel ports, 6 hours from Brittany, 9 from Calais.

Distances
20 mins walk to Lusignac, 10 mins to Bouteilles (bar/restaurants). 10 mins by car to towns of Verteillac and St.Severin (both have small supermarkets, bakers and butchers, doctors, cashpoints). 15 mins to Riberac with large supermarkets- very good local market on Fridays. 1 hour to Perigueux, capital, paved pedestrian area in the old city, cathedral has 5 domes. Chateaux in area at 20 mins. Largest monolithic church in Europe 15 mins. See "airports" for other distances.

Further details
Plenty of good restaurants within 10 - 15 mins drive. Bouteilles and Lusignac (10/20 mins walk) both have restaurant/bars. River Dronne is excellent for canoeing and fishing. See above.

Booking notes
Email booking - confirmation on receipt of 25% deposit. Balance payable 2 months before start date when details of party s/be given - any changes after this date to be notified. No monies refundable on cancellation but I will do my best to relet and then make net refund. You are strongly advised to take out holiday insurance, it's cheap and also travel costs. £500 damage deposit returnable one week after departure.

About the owner
Salut! I love the French lifestyle as I am sure you do as you are looking for a holiday here. I do my best to give everyone a wonderful holiday and will even babysit for you or take you to the doctor, heaven forbid on the last. I have two sons and two old dogs. By profession, I am a retired graduate chartered accountant. I now teach French and English, write, copy write and am into internet marketing. I've knocked around the world a bit, having lived and worked in seven countries but am very happy to have washed up here in France. Have a wonderful holiday wherever you may go!

Why the owner chose a home in this location
My ex-husband and I grew up in Africa where our sons were born. In the 70's we went back to England so that I could attend university as a mature student. My husband was homesick for space and as we could both speak French and had spent holidays here when we were teenagers, it was the natural place for us to look for what was at that time a second home. We were immediately won over by the beauty of the countryside in this area - it is just hilly enough to enchant the eye. It is far enough South to be warm but still only a day's drive from the ferries (even in those days). We are almost equidistant from four airports Limoges, Poitiers, Bergerac, Angouleme with Bordeaux a little further - fly and drive is very popular.

Unique benefits of the property
The countryside around here invites you to walk. There are deer in the fields below the house and it's magic to watch them early in the morning. Here you can walk to two villages within 10 to 15 minutes and both have bar/restaurants with live concerts during the Summer. Lusignac is a picturesque village with an old towered manoir and the views are magnificent. We are only 10 minutes drive from the nearest large town and one and half hours from the sea. The houses experience little traffic as they are at end of the tarmac lane. The gardens are mature and full of roses and lavender. It's a wonderful place for just chilling out.
