Full house / B&B very pretty restored school house nestles in a tranquil hamlet in SW France, not far from lovely Agen, and a short drive to baker, banks etc. 6 bedrooms, 6 bathrooms, partial air conditioning. Delightful gardens border the River Garonne: a peaceful retreat of colour and perfume. Read a book on one of the terraces, dine al fresco, or just listen to the cicadas. A further terrace surrounds the first floor, with super river views. Cool off in our pool (6.5m round by 1.3m high). Boules pitch, tennis/volley ball courts in village. The local area is perfect for long walks and cycle trips. Bicycles are provided and a path passing the property leads to pleasant tracks along the river to the Canal du Midi. Nearby are beautiful villages, built on cliffs, with cobbled streets: browse antique shops and weekly markets, and enjoy the restaurants, serving local French fare. With something here for every member of the family, you'll enjoy our special corner of France.

Notes on prices
Price for property weekly is in UK Pounds. Persons wishing to use the house for house hunting or perhaps doing activity holidays are very welcome to contact us with reductions available for longer lets. We would also rent the house out for a much reduced rent in the winter months eg 3/6 months. The price would reflect the fact that hirers would have to pay for their own heating oil. We have lived for 4 years through the winter months.
Laundry/cleaning costs £50.
Changeover day
Changeover day either Saturday or a Sunday. The manager will be on hand to welcome you to the property - contact details will be given so you a can phone him in advance of your arrival to enable him to be on hand to show you all the details of the house.

Notes on accommodation
2 of the bedrooms are on the ground floor.
4 bedrooms on the first floor.
Many rooms have French windows overlooking the beautiful gardens.
4 bedrooms have heating/air condition units.
The house has a very good brand new heating system with radiators in all rooms.
Accessibility
The house has 2 bedrooms on the ground floor, both these bedrooms have en-suites with double sinks and thermostat instant water showers. Also reversible manual electric heating and air/conditional units -bedrooms lead out to the attractive gardens.( the owner is a very keen gardener.
spiral staircase leads to the 4 upstairs bedrooms (3 double/1 twin) all with heating/aircon or ceiling fans.
Go from the upstairs lounge and kitchen area to the large surrounding balcony overlooking the Garonne.
Outside
From the downstairs lounge and bedrooms, French doors lead to the vine covered terrace and a large outdoor area with the very large French style table; under the superb vines (help yourself to some grapes) which cover the entire terrace providing, an inviting opportunity to relax late into the warm summer nights with outside dining or sunbathing. Listen to the sound of the cedillas on the warm nights of beautiful sunsets with fine views and total peace and quiet. The owner is a keen gardener. Apparent in the attractive garden and 3 garden terraces. Extra large stainless steel Barbecue available and garden furniture. There is ample parking for 7/8 cars and several bicycles are available to guests. The immediate area is perfect for long walks and a cycle path passes the front of the property leading to long pleasant bicycle tracks along the river track to the canal du midi. Watch the barges coming to the ‘lock’ 7 minutes cycle ride. Also fishing in 2009 we hope to also 'table tennis.'
Coast/Beach
The Basin at Arcachon and the Atlantic beaches are about 1 hour 55 mins away. Arcachon is a stylish resort famous for its safe beaches and its seafood. The Atlantic beaches from Biscarosse to Lacanau-Ocean are a surfer's paradise and very lively resorts. In season they are well protected by lifesavers. The Aqualand water theme park at Le Teich, near Arcachon is an invigorating day out!
Golf
The nearest 18 hole golf course is in LaFox, 10 minutes from the property. Miniature golf is 15 minutes away. There is also a golf course at Villeneuve-sur-Lot, 1hour away.
Skiing
In the village there is a very large "petanque area" and bbq. also 2 tennis courts and a Volleyball court.
We are two and a half hours from the ski slopes of the French Pyrenees and Andorra.

If you would like to rent the accommodation to do your own "activity holiday" this can be discussed. We rent the house out in several ways:- as a Bed and Breakfast, self catering, long or short lets, fully catered with guardian in attendance. Please contact the owner to discuss the different options.

Agen Railway station 9km.
Toulouse airport approximately 1 hour away.
Bergerac and Bordeaux airport approximately 1hr 30mins.
A car is essential.
Ferry ports - Bilbao, 130km. Calais 585km.
Distances
Fantastic outdoor swimming pool/complex in Agen (8km). One of Europe Aquaparks Adventure - "WALIBI" huge entertainment value just 10 mins away. The charming historic village of Puymirol is 8km away, the summer home of the famed Counts of Toulouse with renowned restaurant. The surrounding area is filled with picture book villages built on cliffs, with cobbled streets, some of the most beautiful villages in France. Monjoi, Castelsagrat, Montcuq, Lauzerte, Pujols, Moissac, Villeneuve-sur-Lot.

This beautiful old converted school house is situated in a small hamlet in rural southwest of France between the river Garonne and the Canal du Midi (Rick Stein's favourite Watersay: "a French Odysey". It is in a beautiful area of the Lot et Garonne, so tranquil yet near so many places of interest.
Restaurants, shops, pharmacy, supermarkets, banks etc, all 7 minutes away.
Activities in summer: tennis, horseback riding, hiking, fishing, golf (15 mins away), mini golf, canoeing, water skiing, go carts, balloon flights, American 6 flags amusement and water park. Tour the famous wineries, museums, shopping, sightseeing, restaurants all nearby. Village fetes and markets every weekend with dining and dancing under the stars. Concerts (from opera to rock), antiques and book fairs, children's activities, fireworks. In Puymirol there is a medieval fete every weekend spring through fall, in costumes re-enacting the Middle Ages with jousting tournaments on horseback, sword fighting, folk music, mimes, magicians, and food. Prehistoric sites and staligmatic caves.

Guest comments
John and Elaine and boys aged 6, 9 and 15. Kids had a whale of a time enjoying the great cycle track and there is so much to do in the area what a super place for a holiday-especially enjoyed the plunge pool after a day out and the massive BBQ was very impressive. Such a relaxing place.
The Paisley family - We were 2 families holidaying together and had plenty of space to do our own thing. We especially liked the two lounges and 2 kitchens give us room where we could read and have some space. There were plenty of activities for the children, the renown Walibi Park where we all had a great day out. Also the great "Aqua" indoor swimming complex with lovely lawns outside to enjoy our picnic. Thoroughly recommended. We are thinking of returning next year.
The Holmes family Good place for a holiday We were there just before Easter-time. The first couple of nights were a bit chilly so we enjoyed the lovely log fire - super to have 2 lounges both with Satellite TV. Canal trip good.
House swap
Interested in house swap in the wintertime to the Haute Savoie area of France - particularly near to Chatel or Chapelle D'Abondance.
