La Geneste is situated in a small hamlet just outside the village of St Laurent des Batons and is located in the south-west of France 70km east of Bordeaux and 25km due south of Perigueux. The nearest airport is Bergerac, which is 20km to the west of La Geneste. La Geneste sits in the heart of the Perigord region, which is famous for cuisine with foie-gras, truffle, fine wines, walnuts...and much more. There is plenty to do and see in the area from visiting the prehistoric sites to canoeing on the river Dordogne. La Geneste is conveniently placed, and is within easy distance for visiting Châteaux, Bastide towns and many other attractions. Pursuits include - cycling – walking – canoeing - horse riding - bird watching – fishing - visits to: Vineyards in the Bordeaux and Bergerac area – historical sites – summer and winter markets – shopping in the commercial centre at Perigueux, Bergerac and Sarlat.

Changeover day
Changeover day is Saturday, departures by 10 am / arrivals from 4 pm. Confirmation of your booking will be sent to you by e-mail or by post within 2 weeks of receiving your deposit.

Bedrooms: Two large bedrooms upstairs, both with en-suite, one has shower toilet wash basin, the other has shower toilet bath and wash basin.
Twin bedroom on the ground floor with walk in shower sink toilet (suitable for people with mobility problems) hand rails.
Bathrooms: 3 bathrooms with separate showers, toilet and wash basin, one double en-suite with separate shower and bath.
Kitchen: A fully equipped kitchen with cooker, hob, fridge/freezer, dishwasher, microwave and washing and drying facilities in a separate wash room.
Utility Room: Washing machine, tumble dryer, pegs and baskets and a outdoor washing line.
Living Rooms: Lounge with soft furnishings and pleasant wooden furniture with a high open ceiling exposing the old character of the room. leading into a TV viewing area with satellite TV and DVD player. A selection of DVDs availiable.

All linen and towels are provided and changed on a weekly basis. Pool towels also provided.

Accessibility
A twin ground floor bedroom, with access to all of the ground floor and outside to a large covered patio area. Wide doorways, walk in shower, higher toilet, support rails in the shower and next to the toilet. Sower seat provided, very well suited for people with mobility problems.

Outside
A large covered patio area with a large wooden table and 8 chairs, a additional table and chairs, barbecue. Sun beds. Stunning views in a hectare of land, a lot of wildlife visit the garden in the evenings, you are most likely to see deer at dusk. With saltwater swimming pool. Solar pool shower. A day bed with plenty of cushions for relaxing.

Golf
Golf courses are available in the area, approx 15 kms.

Travel
Bergerac airport has low-cost flights daily from Stansted, Birmingham, Bristol, East Midlands and Southampton and car hire is available. The gite is 25 min drive from the airport. Bordeaux airport is 2 hr by car, it also has car hire and has a train service to Lalinde, which 20 min drive from the gite. There are supermarkets between the airport and La Geneste.

Distances
We are approx 25 mins from Bergerac, 35-40 mins from Perigueux which both host good markets and are the two nearest main towns. There are markets daily at villages near here, St Alvere, La Buge, Lalinde, Vergt and many tourist attractions.

Further details
Restaurants, banks and shops are available locally but not in walking distance. There is plenty to do and see in the area from visiting the prehistoric sites to canoeing on the river Dordogne. La Geneste is conveniently placed, and is within easy distance for visiting Châteaux’s, Bastide towns and many other attractions. Pursuits include - cycling – walking – canoeing - horse riding - bird watching – fishing - visits to: Vineyards in the Bordeaux and Bergerac area – historical sites – summer and winter markets – shopping in the commercial centre at Perigueux, Bergerac and Sarlat. In the immediate area of the gite there are walks and cross country cycle routes literally out of the back door. There is an abundance of fauna and flora on the doorstep with deer frequently visiting the garden at dusk.

Booking notes
When making a booking a deposit of 50% is required, 6 weeks prior to arrival the balance must be forwarded. Confirmation of payment will be given in writing. A £200 breakage deposit is required on arrival in cash and will be returned to you on your departure.

About the owner
My name is Pauline I am in my early 50s with plenty of energy, most of the the time, but I do admit to sitting down for a good cuppa mid afternoon for half an hour just to recharge the batteries as you do. I have been here in France for 8 years, I have just about got things as I want things to be for me, I am married to Phil who works away quite a lot so much of the the time is spent talking to the dog and my numerous chickens I have wandering around the garden all day. Before I came to France I lived in the middle East for 4 years and managed to travel around quite a lot from there, (that is where our dog comes from). I am originally from Hereford near the Welsh Borders so being brought up in the countryside and living here has many similar feelings for me.

Why the owner chose a home in this location
I had never been to France prior to buying our house, but when we were in the Middle East and knowing we would be leaving a year or so later, and thinking do we have to go back to UK. No we don't, lets start another chapter of our life. Our friends had a house near Albi so when they to had time off we all met up and went house hunting. We had decided that if both of us did not fall in love with a place the same then we didn't buy it. Well we didn't find anything in that area that gave me any feeling. We had arranged to call in to friends village next to where we live on our way back to Paris. On our drive from Albi to here I just started to get this warm homely feel about the Dorgogne, a deja-vous but I had never been here before. I felt the area was right now to find a house. Well we Did

Unique benefits of the property
Lageneste is a 3 bedroom gite all with private bathrooms. The whole family can come but not be on top of each other, or friends can come together but have there own space as the gite is large and spacious and has very garden. People always say to me how relaxing and peaceful it is here and how they are able to unwind from their busy life, that how they can find the peace to read, we have no road traffic noise, the odd tractor passes and my chickens clucking away, fresh eggs for breakfast. We have much wildlife around here which can be seen and heard. Beautiful sunsets, clear nights and sparkling stars, you can not put this feeling onto paper its the special ambiance of a place. Our gite is also suitable for anyone in a wheelchair or has problems with stairs.
