The farmhouse in La Lande has been lovingly renovated from a ruin to a traditional, rural family dwelling. The house provides spacious accommodation and enjoys stunning views to the west across the valley towards the Charente. In the last year the existing barn area has been converted into a mezzanine, utility and snug area. The heart of the house is the large kitchen, which is open plan to the lounge. Upstairs, there are three futher bedrooms (master with en-suite) a large family bathroom and a landing area with a day bed. The house is positioned on the outskirts of La Lande and enjoys a quiet and private environment to relax in. The garden wraps around the property with a 10m x 5m pool to the rear. A mature walnut tree provides shade to sit under and various shrubs and plants make the garden a very pleasant area to enjoy.
Bedroom 1, ensuite with king-size double bed and views of the countryside. Bedroom 2, open wooden mezzanine with double and single bed, views of the pool and countryside. Bedroom 3, twin beds. Bedroom 4, single bed. Extra day bed available on landing.
En-suite shower room to bedroom 1, wc and Belfast sink. Mezzanine annex contains shower room, wc and Belfast sink. Family bathroom with walk in shower, roll-top bath, wc and sink.
A well equipped kitchen with gas hob and oven, American fridge/freezer, dishwasher, microwave and large oak dining table. The kitchen is open plan to the lounge via two steps. There are two wood burning stoves with a charge for any wood burnt.
Utility room containing washing machine and dryer. This room also has a shower, sink and wc. A high chair and travel cot with linen are available. If needed, please request these when booking your stay.
The lounge has three comfortable sofas. The two west facing windows enjoy views across the valley. The T.V. has U.K. free view channels, DVD and video. Broadband can be obtained at several bars close to the property!
The snug under the mezzanine contains a relaxing area to sit and read. French doors open to the courtyard and swimming pool area. The downstairs utility and shower leads off from the snug, as does the oak staircase taking you to the mezzanine above.
Linen and towels are included in the price. If you are staying for two weeks, bedding can be changed, and the house cleaned for an additional cost half way through your stay. Please request this on arrival. Please supply your own pool towels.

All sleeping accommodation requires access via one of two staircases. The staircase leading from the lounge is open tread in construction. There is a safety banister, however very young children may need assistance.
The farmhouse has its own garden and is totally private. There are shaded areas to relax and beautiful views to enjoy. The front garden is a mixture of grass and a gravelled area containing a table for 4 and there is ample parking for 3 cars. Outside the back door there is a gravelled area with a dining table for 8 people. The side of the house is a grassed area enjoying the shade of a beautiful mature walnut tree. The private pool is 10x5 metres. It will be opened for the May half term break. It is secured by a gate which will automatically spring shut and also has a bolt which operates from the inside. The pool is fenced off from the main garden area. There is a safety pool cover which should be applied when the pool is not in use. A second cover acts as insulation for the pool at night, but does not act as a safety device. This should be used in addition to the safety cover. The pool will be cleaned twice a week and nets are available for the periods in between.
Important notes on accommodation
The accommodation comprises of 4 bedrooms, complimented by 3 luxurious bathrooms or shower rooms. All bedrooms have shutters to keep the heat out and are furnished to a high standard. The mezzanine bedroom is open plan to the snug below. The living areas are very comfortable and spacious and contain a number of seating areas to suit all. We would be grateful if you did not smoke inside the property.

Changeover day is on a Saturday. Time of arrival is 4pm and time of departure is by 10am. We kindly ask that you leave the property clean and tidy, as found on arrival. An end of stay clean is available for 80 Euros. Please request this on arrival.
A deposit of 25% of the total rental is required to confirm the booking. The remaining balance should be paid 8 weeks before your arrival. A £200 deposit against damages will also be requested with the final balance. This deposit will be returned within 2 weeks of departure. We accept payment by U.K. cheque or by bank transfer.

About the area
Royan is 98 miles away. Here there are child friendly sandy beaches with restaurants, but you will also be able to find less touristy beaches where you can find your own secluded place. The area of Hourtin (116miles) is also a favourite. Here you can enjoy the secluded lake with its child friendly beaches and sailing facilities as well as the fantastic surf at the ocean. The bay of Arcachon (120 miles) offers the "Dune du Pilat," amazing beaches, and the "Landes" pine forest area.
There are many local amenities, including a popular 9 hole golf course at Longevaux, mini golf and tennis courts. There are two municipal 18 holes golf courses in Perigeaux and Bergerac.

The nearest mainline train station is Angouleme which is 25 miles away. The farmhouse at La Lande requires transport.
La Lande is 5km from the small town of St. Severin, with local shops, boulangerie etc. Verteillac is 7km away; it is a lovely small town with several popular bars and a unique convenience store! Riberac is 9km and hosts most necessary amenities required. Aubeterre Sur Dronne 8km, Brantome 18km and villebois Lavellete 12km are all popular tourist villages.
La Lande is a rural relaxing location; all amenities are easily available by car. St. Severin has a small supermarket, fuel, bank, bar, cafe/restaurant, and tennis courts. Riberac, the biggest local town, provides several supermarkets, pleasant cafes and bar/restaurants. It has a popular Friday market, selling local produce. There are many interesting places of interest, including the beautiful cliff-top old town of Aubeterre, the monolithic town of Brantome and the stunning old market town of Villebois Lavellete (Sat. am.) The Dronne river has many canoeing opportunities with riverside bars and restaurants. Bicycles can be hired from the village of verteillac. Many of the local villages have their own summer “fetes “complete with attractions, dining opportunities and firework displays. There are many hidden auberges bars and restaurants to enjoy. La Jamaie (40 minutes drive) is a lovely, clean lake beach with restaurants and shaded play equipment for the children. The summer months offer a lot to do locally or just enjoy the accommodation of La Lande.

We are a family of four and have used La Lande as a retreat and home for a number of years. With children of 4 and 8 years, the hamlet location has been the perfect escape and respite from the everyday hustle and bustle.

Purchased in 2001 as a complete ruin, the estate has been lovingly renovated into this fabulous homely environment, with all the modern conveniences. The main house has recently been extended for extra stunning accommodation and living space.
